Queensland's population is set to experience significant growth in the coming years, according to recent data from the Centre for Population. With expectations of a growth rate exceeding 16 percent by 2032, the spotlight is on Greater Brisbane as it emerges as the frontrunner for population expansion within the state.

The surging demand for housing across most parts of the city, coupled with the explosive population growth witnessed throughout 2021 and 2022, has laid a solid foundation for a robust property market.

Brisbane continues to outperform many other cities across the country, thanks to the prevailing undersupply of homes in the region.

And with Brisbane securing the opportunity to host the 2032 Olympic and Paralympic Games, the property market is poised for further growth and investment opportunities in the years ahead.

With the market only heating up, we've wrapped up the top inner city developments on offer that are priced under $1 million.

Allere Collection, West Village

The Allere Collection in Sekisui House Australia's multi-award winning West End development, West Village 

The Allere Collection is now over 75 per cent sold, and is one of the last opportunities to buy in West Village, which has formed the new focal point of the West End precinct in South Brisbane.

Comprising two vertical communities, Uno and Duo, the 203-apartment The Allere Collection was released to the market off the back of the group's previous sold out building in the precinct, Altura. 

Fronting Mollison Street, the apartments have been designed by renowned architect Rothelowman, with Uno comprising 94 residences and two levels of commercial space, and Duo, set above the West Village retail precinct, homing 109 apartments to a design which Rothelowman describe as "a bold and classic take on the quintessential Queenslander."

Loacted in the Duo tower, the two-bed apartments begin from $825,000, set across 97 sqm with two-bathrooms and one car space, 

Residents within The Allere Collection will have the benefit of enjoying double the amenity, with shared access to both Uno and Duo rooftops.

Crowning the Uno tower will be a pool, enclosed dining space, seating areas, a vegetable garden, conservatory, as well as ‘Paw Pavilion’ - an off leash dog space on the rooftop. Topping Duo will be a pool, heated spa, enclosed lounge room and dining space, along with outdoor barbecue facilities and sun loungers.

National developer Goldfields' first foray into the Brisbane off the plan apartment market has been a successful one.

Their debut project, 33 Manning in Milton, is now over 50 per cent sold having only launched earlier this year.

Designed by renowned architects Rothelowman, 33 Manning pays homage to the classic Queenslander home. It offers residents the scale and function of the traditional Sunshine State home, aligned to Brisbane’s subtropical climate and transformed for contemporary high-rise living.

Goldfields CEO Lachlan Thompson said demand for 33 Manning has been strong since launch as Brisbane continues to battle undersupply and lower vacancy rates.

There are a number of two-bedroom options at 33 Manning that clock in under the $1 million mark, with prices beginning from $695,000. Even the two-bedroom apartments sit under the $1 million mark ($995,000), and they have a separate study space.

According to Andrew Scriven, Managing Director of Colliers Residential Queensland, the design and architecture of 33 Manning has been a key driver of interest from buyers, alongside its city-fringe location.

Scriven suggested 33 Manning's two-bedroom apartments offer size and aspect, and are the best value in the inner city. He says they could yield almost five per cent for investors given the current rental pressures in Brisbane.

33 Manning also offers Brisbane homebuyers a rare opportunity to buy off-the-plan with a deposit of just $10,000, in conjunction with property-buying platform Coposit.

At no cost to purchasers, the free Coposit app allows buyers to secure an apartment at the current price before paying back the rest of the deposit in weekly instalments during the construction phase.

Project: Ethereal Residences

Address: 97 Swann Road, Indooroopilly

Developer: North

Coloured by an emerald green hue, Indooroopilly is one of the most naturally rich suburbs in Brisbane.

Offering residents the best of both worlds, Indooroopilly sits just 10-minutes from the city, and only seven-minutes from the foothills of Mount Coot-Tha.

Brisbane-based developers North took to the amenity-rich suburb to deliver their latest residential project, in a cross-studio collaboration between the renowned Rothelowman, Carr Design and Form Landscape Architects.

The Swann Road development of just 46 apartments is aimed at the owner occupier, suiting the upsizer, downsizer, and even the first home buyer demographic.

There's a range of two-bedroom apartments coming in below the $1 million club, with prices starting from $895,000. Each comes with two bathrooms and two car spaces, with the pricier two-bedders offering direct street access. 

The low-rise building forms are terraced down the hillside to maximise outlook, orientation and privacy, with direct street frontage to Swann Road, Burns Street and Rennie Street.

Ethereal's Sky Terrace crowns the building, with the rooftop retreat equipped with alfresco dining amenities and a swimming pool, all set within verdant landscaping. 

Project: Vivace Apartments

Address: 31 Tallowwood Street, Seven Hills

Developer: Heran Building Group

Seven Hills in Brisbane's inner east offers buyers both convenience to the city and an escape to nature.

It's managed to keep its quaint, suburban feel, with little to no population growth over the last decade, with just over 2,000 people calling Seven Hills home, according to the latest census data from the Australian Bureau of Statistics.

There lack of population growth shows there's been little to no opportunity to buy into the already established suburb, with very little new housing options in the owner-occupier-centric market, which is why Heran Building Group's Vivace Apartments has been popular throughout it's time on the market.

Vivace offers both two and three-bedroom floorplans for under $1 million in the tightly held suburb, with the two-bedders priced from $685,000, while the three-bedders begin at $815,000. Each of the apartments feature two-bathrooms as well as two car spaces.

Heran has also recently developed in another sought-after Brisbane suburb, with the group taking to Wynnum West for Adena Residences. 

Situated in the heart of the suburb, Adena Residences enjoys a prime location just 13 kilometres from the CBD, placing residents within proximity to some of the best Brisbane has to offer. 

Adena is another on the list that offers both two and three-bedroom apartments for under $1 million. The two-bedders are priced from $694,000 with the three-bedders from $789,000, each with two-bathrooms and two car spaces. 

The open-plan living areas seamlessly connect to private balconies or courtyards, allowing residents to embrace indoor-outdoor living and enjoy the beautiful surroundings.

The apartments feature a range of high-quality finishes throughout, including stone benchtops, European appliances and ducted air conditioning. 

Residents will benefit from a suite of amenities within the development, including a pool, sun lounges, a gym with 24 hour access and undercover barbecue terraces. There's also a rooftop crowning the building, complete with a garden, that takes in 360 degree views.
