A new architectural landmark is set to rise above Swann Road in Indooroopilly after receiving planning approval from Brisbane City Council.

Located at 97 Swann Road, Ethereal Residences by North is a cross-studio collaboration between Rothelowman, Carr Design and Form Landscape Architects and will deliver a collection of 46 two- bedroom, two-bedroom plus multi-purpose room, and three-bedroom apartments.

The low-rise building forms are terraced down the hillside to maximise outlook, orientation and privacy, with direct street frontage to Swann Road, Burns Street and Rennie Street.

&ldquo;For Ethereal Residences, we have brought together three highly respected design houses to create a concept worthy of its premium inner west location,&rdquo; Ginnivan said.

&ldquo;The site is surrounded by low density zoning and a beautiful, quintessentially Brisbane landscape and it was important to us that final design outcome was of a scale and design that complemented the area.

&ldquo;The draped, scalloped balustrades are a key architectural feature that amplifies the sense of panorama, curating views to both the Brisbane CBD and across established, leafy suburbs towards to the Border Ranges and Mount Barney.

&ldquo;Here, large balconies provide a sense of generosity and space that feels more like a verandah on a house and enables the building to &lsquo;breathe&rsquo;.&rdquo;

Ginnivan said Brisbane&rsquo;s suburban property market has matured significantly in recent years and with this has come high expectations for design and value.

&ldquo;Good architecture is all about authenticity and creating places where people want to live,&rdquo; he said.

&ldquo;The market&rsquo;s expectations are high and there&rsquo;s a maturity and appreciation for design that wasn&rsquo;t here five years ago.

Ethereal Residences is located 2.8 kilometres from the University of Queensland, 1.4 kilometres from Indooroopilly Shopping Centre and 7.5 kilometres from the Brisbane CBD. It is also located only minutes from Ironside State School, St Peters Lutheran College, Brisbane Boys College, and Brigidine College.

Private resident amenities include a plunge pool, barbecue area and extensive landscaping.

Ethereal&nbsp; will be formally launched to the market by Colliers International in early 2022.

Indooroopilly to welcome luxury apartment development, Ethereal Residences

The leafy Brisbane suburb of Indooroopilly is set for something rather special.

Three of&nbsp;Australia&#39;s best architecture and design firms have been enlisted by the local developer, North, to create the boutique apartment development, Ethereal Residences, a collection of just 46 apartments.

Rothelowman, Carr and FORM Landscape Architect, each arguably at the top of the pile in their respected crafts, have collaborated to create what will no doubt be one of the city&#39;s most in demand apartment projects.

Ethereal - defined as extremely delicate and light in a way that seems not to be of this world -&nbsp;terraces&nbsp;down the hillside to maximise outlook, orientation and privacy, with direct street frontage to Swann Road, Burns Street and Rennie Street.

Rothelowman&#39;s approach to the architecture was simple, asking &quot;What elements of the Queensland House can we re-interpret and apply to the apartment typology?&quot;

The continuation of tower columns and wrapping of the balconies evokes the Queenslander vernacular of raised stilts and outdoor living.

&quot;When people arrive to Ethereal, they&#39;ll feel it sits beautifully in the landscape,&quot; Rothelowman Principal Duncan Betts says.

&quot;The greenness, the lushness of the established canopies, it&#39;s something that you don&#39;t get in new neighbourhoods - its something that takes 50 years to develop, and you just cant buy that context.

Betts said&nbsp;the topography presented an amazing opportunity, because all the apartments will have elevated views, with city views to the north and leafy vegetated suburban views to the south and south east.

&quot;It&#39;s got generous connection with a verandah space - most apartments have a 270 degree aspect from their living dining kitchen which is a unique offering.&quot;

Betts added that people will appreciate the quality in the bespoke customised approach, through the balustrade details, the curvilinear, and&nbsp;the almost draped concrete.

Carr&#39;s Directer of Architecture, Chris McCue, who handled the interiors, said the material palette chosen - relates to colours and palette drawn literally form nature.

&quot;In each of the schemes there&#39;s tone and texture, either through a dark scheme and a richness in materiality, or in the lighter scheme there&#39;s a sandy coloured texture and tonality that&#39;s consistent throughout the whole palette,&quot; McCue said.

He suggested that&nbsp;part of designing an apartment project in Brisbane is responding to the way light spills in to the building.

&quot;Whether it be the porcelain&nbsp;or the timber floor, right through to the travertine, we really wanted to bring a consistency and a luxurious quality to the materials.

&quot;We want to create thee beautiful serene environments and a lot of that comes to the interior design detail, scale and proportion of the spaces.&quot;

Matt Franzmann, who heads up FORM Landscaping, says the&nbsp;process of the collaboration between the three camps&nbsp;has really led to a cohesive design.

The vegetation and landscaping was one of the key factors in creating the suburban feel of the development, despite it being just seven kilometres to the CBD.

&quot;There&#39;s a lot of native eucalyps&nbsp;that provide a very elevated vegetation,&quot; Franzmann said.

&quot;We also get the seasonal colour like the Jacaranda&#39;s and the Poinciana&#39;s.&nbsp;The Lilly Pillies really provide that dense, green neighbourhood feel.&quot;

They brought in canopy trees and subtropical species like Philodendrons.

For the rooftop,&nbsp;Franzmann said they wanted to create a space where there are different opportunities to socialise, whether&nbsp;residents wanted to go up to the roof have a glass of wine, or meet up with a group of friends.

They surrounded the series of smaller courtyards on the ground level with vegetation to keep them private.

<a href="https://www.urban.com.au/developers/raise-projects">Raise Projects</a> have this week lodged a redesigned development application for an 11 storey residential tower at 37 Wyandra Street in <a href="https://www.urban.com.au/developments/teneriffe-qld">Teneriffe</a>.

The gorgeous new design from <a href="https://www.urban.com.au/architects/cottee-parker-architects">Cottee Parker Architects</a> features cascading gardens, spacious open plan living and even indoor/outdoor soaking baths in some apartments.

The proposal also includes a commercial tenancy on the ground floor and provision for a retail tenancy in the building's lobby.

<h2>Cloudland Micro-Brewery Venue</h2>

<a href="https://www.urban.com.au/developers/katarzyna-group">Katarzyna Group</a> have lodged plans for an 800+ sqm rooftop extension to their Cloudland <a href="https://www.urban.com.au/developments/Fortitude-Valley-qld">Fortitude Valley</a> venue for a micro-brewery, bar and venue space. 
The proposed extension would be set back from the <a href="https://www.urban.com.au/developments/Fortitude-Valley-qld">Ann Street</a> frontage so as to not interrupt the adjoining heritage building, an would provide Cloudland with a fantastic new events space. <h2>Panettiere Developments Lodge plans for ORO Newstead</h2>

<a href="https://www.urban.com.au/developers/panettiere-developments">Panettiere Developments</a> have lodged a HUGE development application in <a href="https://www.urban.com.au/developments/Newstead-qld">Newstead</a> today, dubbed ‘<a href="https://www.urban.com.au/new-apartments/oro-newstead-75-longland-street-newstead">ORO Newstead</a>’. The gorgeous 22 storey residential tower located at 75 Longland Street has been designed by <a href="https://www.urban.com.au/architects/urban-solutions-architects">Urban Solutions Architects</a>, with <a href="https://www.urban.com.au/architects/form-landscape-architects">Form Landscape Architects</a> in charge of the proposal’s landscape design. 
At ~74 metres tall, containing 239 apartments and over 6,000sqm of retail and commercial space, <a href="https://www.urban.com.au/new-apartments/oro-newstead-75-longland-street-newstead">ORO</a> would be a major addition to Newstead’s burgeoning area surrounding the Gasworks precinct. The site also benefits from its triple-frontage to Stratton, Londland and Kyabra Streets, with a total site area of over 3,200sqm. <a href="https://www.urban.com.au/new-apartments/oro-newstead-75-longland-street-newstead">ORO’s</a> DA comes with two full floors of shared space across the nineteenth and twentieth floors, comprising a function facility, business centre/co-working space, cinema, gym, bar, sauna and a massive 50+ metre long pool on the rooftop.

<a href="https://www.urban.com.au/developers/stockwell" target="_blank">Stockwell</a> have recently lodged plans for a twin-tower residential development along Fish Lane, at 30 Merivale Street in <a href="https://www.urban.com.au/developments/south-brisbane-qld" target="_blank">South Brisbane</a>.

From architects <a href="https://www.urban.com.au/architects/mode-design" target="_blank">MODE Design</a>, the development application features two thin residential towers, standing at 23 and 27 storeys tall. Incorporating 124 apartments and ample ground floor retail space, the project would further activate the already thriving Fish Lane precinct.

<h2>Cedar Woods Unveiled Greville</h2>

With <a href="https://www.urban.com.au/architects/form-landscape-architects" target="_blank">Form Landscape Architects</a> also at the helm, the community will feature leafy, tree-lined internal roads and pathways, landscaped to create a lush family-oriented community within Wooloowin.

The name Greville pays homage to prominent architect Francis Drummond Greville Stanley who designed the Holy Cross Laundry situated on the site, which opened in 1889. Stanley’s other noteworthy designs include Brisbane's General Post Office and the Queensland Club.

<h2>Ascot Aurora Construction Progress</h2>

Earthworks and early construction are well underway at Ascot’s massive new development, <a href="https://www.urban.com.au/new-townhouses/ascot-aurora-104-lamington-avenue-ascot" target="_blank">Ascot Aurora</a> by <a href="https://www.urban.com.au/developers/poly-global" target="_blank">Poly Global</a>.

<a href="https://www.urban.com.au/architects/bda-architecture" target="_blank">BDA Architects</a> and Latitude 27 have designed a diverse range of 234 townhomes, free-standing residences, and apartments with wellness principles in mind to facilitate air flow, light and consideration for Brisbane’s subtropical climate.

The intertwined green spine, pocket parks, pedestrian walkways as well as bike paths are incorporated to promote ease of movement, walking and biking within the community. <a href="https://www.urban.com.au/new-townhouses/ascot-aurora-104-lamington-avenue-ascot" target="_blank">Ascot Aurora</a> will also provide residents with an exclusive pool, function space, gym and media room.

All of the community facilities, green spaces and the highly anticipated 6,000m2 park are currently on track for completion in Q1 2021, with the on-site display suite due to open early next year as well.
