As the year draws toward a close, there's still a small window for those developers on the Gold Coast looking to catch the tail end of 2022, hoping to capture the southern holiday interest.

But the window is closing quickly, and many are now planning for 2023, with the hope construction and labour costs soften, and interest rate hikes start to slow down.

We've wrapped up the best 16 projects which will hit the market at some point next year.

Name: Kirra Point Stage Two, Coolangatta

Address: Miles Street & Marine Parade, Coolangatta

Since the double-quick sell-out of Miles Residences at Kirra Beach, part of the $380 million redevelopment of the Kirra Beach hotel by the local developer KTQ, buyers have been waiting for the project's next stage.

It won't be until toward the end of 2023, shortly after Miles Residences reaches completion, but buyers will have another chance to buy into the in demand project.

Stage Two will see 88 more apartments up for grabs, as well as a 100-room hotel.

KTQ has changed their plans a touch, adding a few more levels to the project and repositioning the resident amenity. Now the rooftop will home a swimming pool with views across the ocean.

KTQ Development Director Jeremy Holmes says the development, currently under construction by Hutchies, will be the focal point of the southern Gold Coast.

Siera is heading to the beachside for its second Gold Coast apartment project.

Following the success of Tapestry at Chevron Island, Siera is expecting to launch its high-end Enderley Avenue tower, just off Garfield Terrace and Northcliffe Beach, toward the end of Q1 2023.

They'll be developing just 54 apartments across the 25-level BDA Architecture-designed tower, a maximum of three apartments per floor.

Residents will enjoy extensive amenities in the project, which is becoming a signature of Siera's Gold Coast developments with their recent Tapestry development showcasing a rooftop amenity not yet seen before on Chevron Island.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco and dining space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

Under the direction of its Founder and Director, Brent Thompson, Siera has spent the last eight years developing high-end townhomes in Brisbane before recently pivoting its skillset to the Gold Coast apartment market.

ASF Group are set to launch their next Gold Coast project, this one on the dress circle Garfield Terrace beachfront.

Following on from The AU just up the beach, ASF will be bringing a luxury 31-level tower of just 26 full-floor apartments and one three-level penthouse, the majority full-floor, four-bed apartments on absolute beachfront.

The project is unique for Garfield Terrace. It's one of the only corner blocks on the exclusive street. On the other side of the road is the Northcliffe Surf Club, which means the views of Coolangatta to the south will never be built out.

With an existing development approval on the site, ASF and renowned Brisbane architect BlightRayner are cleverly redesigning the balconies to maximise residents' enjoyment of the location.

The deeper balconies will increase usability and comfort for residents enjoying their ocean views whilst capturing more sunlight and offering views of the city skyline.

They're also expanding the resort-style facilities, which will include an infinity pool, cabana, gym, and yoga room on the podium floor. There will also be a rooftop alfresco entertainment area.

Masthead Ocean Club might be one of the most anticipated projects the Gold Coast has ever seen, both for its luxury apartments and its high-profile developer.

The London-based Banda, headed by developer Edo Mapeli Mozzi, the husband of Princess Beatrice who is the niece of King Charles III, has teamed up with the Sydney developer Rory O'Brien to deliver Masthead Ocean Club, a luxury tower in Main Beach.

The $250 million project designed by BDA Architecture with interiors by MIM Design will be Banda's first project in Australia. They've developed luxury buildings across the world since being founded by Mozzi in 2007.

The announcement will likely garner international appeal for the development of just 28 apartments, soon to launch through Highland Property. They will be seeking more than $5 million for even the entry level apartments, albeit the entry level will have nearly 320 sqm of space and span a whole floor. There will also be one sprawling penthouse, two sub penthouses, and five sky homes with protected views of the Pacific Ocean, Broadwater, and hinterland.

The development will feature ultra-luxe amenity, which will be known as The Ocean Club.

With membership only accessible via a Masthead apartment purchase, The Ocean Club, which spans two full floors of 650m2 high in the tower, will encompass premium in-home facilities including a sophisticated wine and champagne lounge, whiskey and cigar room, private dining space, coffee bar, sky high library and business meeting areas – all with panoramic ocean, coastal and Hinterland views.

Developer: Spyre Group
Address: 1871 Gold Coast Highway, Burleigh Heads

The prominent South East Queenslander developer Spyre Group, who earlier this year broke the record for the most expensive off the plan apartment ever sold in Queensland, will be launching another project in Burleigh Heads next year.

They've lodged plans for 46 apartments at 1871 Gold Coast Highway, just one row back from Ed Harry Park and the beach, and across the road from Burleigh Heads State School.

The design was all about the headland, DKO Architecture noted in their design submission to the Gold Coast City Council.

"The [Jellurgual] Burleigh headland area has been a place of special stories for the Kombumerri people for 30,000 years," DKO stated.

"The headland is a living museum and habitat for many rare plant species - dominated by a littoral rainforest, a dry form of rainforest which grows only by the sea.

"Taking inspiration from the [Jellurgual] Burleigh headland, the protective dense vegetation of the rainforest and the filtered views is reflected in the building's plan."

Earlier this year Spyre Group secured the $20 million record sale of the penthouse in their nearby Goodwin Terrace development Glasshouse.

Developer: Frank Developments
Address: 61 Garfield Terrace, Surfers Paradise

MIRA will be the debut Gold Coast project for South East Queensland developer Frank Developments.

Designed for the high-end owner-occupier on the dress circle Garfield Terrace, MIRA will rise 32 levels and will have just 14 apartments. 

The skinny 32-level tower, designed by Ferro Chow Architects will have just 14 apartments, each spanning two levels. A mega penthouse will crown the top four levels.

In their design statement submitted to the Gold Coast City Council, Ferro Chow said MIRA is a unique and exclusively boutique residential project.

Headed by Frank Licastro, Frank Developments have had huge success since bursting onto the scene with Maison, their luxury New Farm project which they developed alongside GRAYA.

It recently won the Master Builders - Brisbane Housing & Construction Awards for the best Residential Building (high-rise over three storeys) up to $20 million.

Address: 71-73 Garfield Terrace, Surfers Paradise

Sydney-based developer Iris Capital 

The project, 71 on Garfield, named after its prime location at 71-73 Garfield Terrace which Iris secured earlier this year, will have 51 apartments across the 38-level tower, as well as a two level beach house.

DBI, who handled Iris Capital's recently launched Victoria & AlbertBroadbeach, their first foray in to the Gold Coast apartment market, put together the plans for 71 on Garfield.

"Iris Capital is set to deliver a new breed of building, combining subtropical principles, fashion inspired design and a sky living experience," DBI's design statement read.

"71 on Garfield is designed exclusively for the coastal environment, moving away from smaller unit types and white upstands to embrace the increasing demand for large apartments and a new level of coastal sophistication."

Another aimed at the high end holiday maker or owner-occupier, the smallest apartments on offer will have three bedrooms and span half a floor, oriented to have ocean-facing balconies.

Developer: Marquee Developments
Apartments: 22

The Brisbane-based developer Marquee Developments are looking at taking their first Gold Coast tower to the market in 2023.

They secured development approval for their new project at 17 Federation Avenue in Broadbeach last year.

There will be just 22 apartments across the 20-level, 62 metre tower, crowned by a massive two-level penthouse.

Hayes Anderson Lynch Architects have drawn up the plans for the 62 metre building, which is targeted at the owner-occupier, with six two-bedroom apartments, six three-bedroom apartments and 10-four bedders.

The ground level will offer residents 230 sqm of communal space and amenity, including a swimming pool and spa, dining and barbecue area and a lounge /cinema room.

Prominent South East Queensland developer Mosaic Property Group will launch their sister project to their neighbouring apartment tower, Marella, early next year.

They secured the Rosewood Avenue site, around the corner from Marella on Surf Parade, following strong early interest in Marella. It's a play which Mosaic are no strangers to.

Last year they secured a sell-out of Bela by Mosaic on Mermaid Beach's Peerless Avenue, before securing the site next door for a sister project Dawn. The latter took just two weeks for 95 per cent of the apartments to be snapped up by Mosaic's database.

The Rosewood Avenue tower will have 86 apartments across 26 levels. Mosaic again had Plus Architecture create the tower to compliment Marella, In their design statement, Plus said the two towers are designed to be in partnership, boasting slight difference in tone and form whilst sharing similar characteristics.

Mosaic Property Founder and Managing Director, Brook Monahan, says securing another site nearby Marella was a no brainer.

"This pocket of Broadbeach is incredibly popular and highly desired, being quiet and right opposite Nikiforides Park and offering protected view corridors to the beach as well as up and down the coast," Monahan says.

After securing a prime site in Palm Beach earlier this year, experienced developer Samy Saad has lodged plans for the Gold Coast Highway site.

His building development company, Daascon, will be building a 12-level apartment building on the huge 1,649 sqm site at 1177 Gold Coast Highway, one of the largest sites ever amalgamated and sold in Palm Beach through GV Property Group.

BDA Architecture have designed the visually striking development just off Jefferson Lane, which was thoughtfully put together so each of the 38 apartments get ocean views.

They noted in their design statement that the layered and curved façade responds to the surrounding local context.

"The architecture of the proposal is tailored to the coastal, sub-tropical location of Palm Beach," the architecture firm stated.

The Abedian family are officially back in the property development game.

Soheil Abedian, founder of the prominent Queensland developer Sunland Group, which has been shedding its property assets in recent years with a view to wind-down operations, recently secured approval for an owner-occupier focused apartment tower in Mermaid Beach.

The amalgamated site at 35-41 Peerless Avenue is located less than 400 metres from Sunland's nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Abedian has had Spatium Architects draw up plans for the development, another focused on the owner-occupier, with the majority of the 124 metre high tower dominated by three-bedroom apartments.

There will be 103 apartments in total, 44 two-beds which start at a generous 117 sqm internal living space and a further 11 sqm balcony.

 

Spatium Architects said in their design statement submitted to the Gold Coast City Council that the amalgamation of four properties in Peerless Avenue presents an opportunity for a significant tall residential building, defining the southern boundary of the high density residential zone in Broadbeach.

The landscaped recreational facilities deck is located on the elevated podium. That will feature a 25 metre lap pool with lagoon and an inpool spa and surrounded by poolside garden pods. There's a garden barbecue terrace with lounge seating areas, a gym with both a yoga room and a yoga lawn, two saunas and a stream room.

MRCB International will launch their first ever project on the Gold Coast in early 2023.

The $300 million development approved project will soar 51 levels into the sky just off Northcliffe Beach. It will home 280 apartments and six three-storey townhouses that front the Northcliffe Light Rail Station.

Designed by local architecture firm DBI Design, the slender tower covers just 30 per cent of the 3,100 sqm site and is orientated to the east to take advantage of its proximity to the ocean and access to sunlight and ocean breezes, while maximising views towards the river and hinterland.

The main resident recreation level is on level four, where there will be a cinema, resident's lounge with bar, private dining and kitchen, a meeting room, an a full wellness suite with gym, massage room, steam room, sauna, ice shower, and yoga space.

Outside is a 20 metre lap pool with infinity edge, a spa, and surrounding day beds.

There will be further amenity on the level 51 roof top, with another resident's lounge and a private dining room with kitchen and bar, which is wrapped in outdoor terraces with extensive seating and further dining space.

The luxury home builder turned residential apartment developer GRAYA are expected to launch their first Gold Coast project in 2023.

GRAYA, led by brothers Rob and Andrew Gray, are set for a boutique nine-level project of just 19 apartments dubbed Ripple, on a prime site at 2 Palm Beach Avenue.

Rob Gray said the site is one of the best sites in Palm Beach, if not on the Gold Coast.

In their design statement submitted to the local council, Plus said they have taken inspiration from the rhythmic dance of the ocean below

"The architecture mimics the flow and curves of the waves," Plus, led locally by Danny Juric, noted

Prominent national developer GurnerTM, led by Tim Gurner, is set to have a busy 2023, having recently launched their huge 800-plus apartment project La Pelago in Surfers Paradise.

If not sold out to the database, Gurner will launch his other Gold Coast project, at Burleigh Heads, to the market next year.

Gurner has had their go-to Melbourne-based architecture firm Warren & Mahoney create a 22-level tower at 1929 Gold Coast Highway, which will home 80 apartments.

 

It's more affordable owner-occupier stock than some in the area, with the building dominated by large two-bedroom apartments.

There's just eight three-bedroom apartments, including the sprawling full floor penthouse. There's 64 two-beds, each with a multi-purpose room. There's a single two-bed, two-bath apartment, and one one-bed unit.

The resident amenity, oriented to have views of Burleigh Beach and the hinterlands, is located on the roof and features a pool and a barbecue space.

The Gold Coast apartment developer Aniko Group will be the next to take on the busy Chevron Island precinct.

Aniko, who have predominantly been developing on Hope Island for the last few years, have recently been given the green light to develop a 21-level tower at 12-16 Weemala Street, a site they bought last year through GV Property Group.

There will be over 100 apartments across the 18 residential levels. The first two levels will be podium for elevated parking, set above an activated ground plane with a large lobby. There will be a further two levels of basement parking.

Plus Architecture has designed the tower, noting in their submission that they always design with the intent to produce buildings that are not only beautiful, but considered, functional and lasting.

Veteran Gold Coast apartment developer David Devine is making his Esplanade, Miami apartment development larger.

He's scrapped plans for the sold-out $105 million Alba Residences, on the border of Miami and Burleigh, after buying the site next door. Now he's planning for a $400 million apartment tower designed by the renowned architecture firm Koichi Takada.

There will be 100 apartments planned for the 24-level tower, now on a 2024 sqm site across 264 and 266 Esplanade.

The project will now be known as Burly, and will also feature improved amenities for residents on the lower levels.
