The Gold Coast's top seven apartment developments ready to buy heading into 2024

The Gold Coast apartment development is set for a big 2024, with a swell of new projects likely to hit the market in the first half of next year.

A number of projects first released to the market in 2022 and early 2023 have overcome both presales hurdles and building negotiations to be under construction and looking to complete their builds next year.

These apartment developments are expected to be as affordable as off the plan apartments will likely get for the short to medium term on the Gold Coast. With the heightened cost of land, labour, and materials, developers have to pass on those costs to buyers or projects won't be feasible. That means higher asking prices for off the plan apartments.

We've taken a look at the top eight apartment developments currently on the market, the majority of which are under construction.

Project: Lagoon Main Beach

Developer: Drew Group

Drew Group's fully-funded Lagoon, a 31-level twin-tower apartment development in Main Beach, will be one of the most impressive projects in Main Beach when it's completed in late 2025.

Popular with locals and in recent months Sydneysiders, Lagoon Main Beach comprises 259 units spread across two towers, Sunrise Tower and Sunset Tower.

The project was one of the best sellers on the Gold Coast in Q3 2023 according to Urbis.

In addition to spacious apartments, Lagoon offers a range of high-end amenities, including a podium-level barbecue garden with designer cooking stations, a fully equipped function lounge, a fitness centre with a connected yoga terrace, and a 24/7 network-connected boardroom catering to flexible co-working needs.

Pezet Matheson has seen every type of buyer at Lagoon Main Beach, but the most common has been rightsizers and downsizers looking to take advantage what is a rare opportunity to buy in Main Beach without the price tag the majority of more boutique developments command.

Construction is well underway, with Hutchinson Builders handling the build. The completion of Lagoon is expected in the third quarter of 2025.

Project: Chevron One, Chevron Island

Developer: Bensons Property Group

Prospective buyers still have a chance to snap up a home in the tallest tower in Chevron Island’s sought-after Stanhill Drive dress circle, developer Bensons Property Group's Chevron One.

Upon completion in mid-2025, Chevron One's 41 levels will home 228 one, two and three-bedroom apartments and nearly 2000 sqm of resort-style amenities. 

Residents will benefit from a private outdoor lagoon pool with a floating cinema, sculptured gardens, an indoor-outdoor beach, a lap pool, a spa and a sauna.

Chevron Island has become incredibly popular with locals and interstate buyers due to the convenience of Surfers Paradise just over the bridge, but also the fact it's just outside of the hustle and bustle Surfers brings.

Just minutes from Surfers Paradise and the new arts and cultural precinct, Chevron One residents will savour a village-like atmosphere yet an urban lifestyle experience.

Thomas Drive on Chevron Island features famous local cafés, bars, al fresco dining and a diverse range of restaurants across multiple cuisines. 

The Marchese Partners-designed Chevron One is currently under construction by ICON.

Project: Tapestry, Chevron Island

Developer: Siera Property Group

The in-demand $135 million Tapestry project by Siera Property Group kicked off its construction in September after the Brent Thompson-led developer brought construction in house for the Chevron Island apartment development.

Residents are one step closer to witnessing the rise of the 22-level sculptural tower, designed by the local architecture firm BDA and situated on the prized east side of Chevron Island at 39 Darrambal Street.

Tapestry features one of the most impressive rooftop amenity levels on the Gold Coast. The 700 sqm space features separate recreation zones for residents to relax, connect and engage in the elevated landscape.

It includes a private dining space and kitchen, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.

Prospective homebuyers can still secure a home at Tapestry. The remaining two and three-bedroom apartments start at $939,900.

Due to high demand in the early stages of marketing for Tapestry, Siera Property Group received approval to add another five levels to the tower, with the extra apartments to fill the market in the area. Tapestry has a total of 113 apartments.

The rooftop amenity at Tapestry is set to rival the best on the Gold Coast, featuring a private dining space, which can be closed off to the rest of the rooftop, an infinity pool with views across Surfers Paradise, a gym, and outdoor lounge areas.

Tapestry is slated for completion in July 2025.

Tapestry is Siera Property Group's first foray into the Gold Coast apartment market, having had success for several years developing in Brisbane's inner ring. They're now developing Pipis, a luxury collection of apartments on the Bilinga beachfront, and have approval for an owner-occupier tower on Enderley Avenue, Surfers Paradise.

Project: Pipis Bilinga

Developer: Siera Property Group

The end of 2023 has been a busy year for Siera, who also kicked off construction of Pipis, the $85 million apartment development at 303 Golden Four Drive.

Under construction by LPS Group, the 11-level building will offer just 19 residences, 17 half-floor apartments and two double-storey penthouses.

A number of apartments were snapped up ahead of the recent sod turning ceremony.

With its direct beachfront access and excellent connectivity to the Gold Coast, Pipis has primarily attracted downsizing owner-occupiers from local areas, Brisbane and Sydney.

SIERA Founder and Managing Director Brent Thompson said early purchasers were eager to jump at the pre-release opportunity to secure a boutique apartment before the opening of the sales gallery.

“Sales enquiries are increasing with the mobilisation of the construction team on site, and we have already had strong interest from purchasers looking for a second holiday home at Pipis because of its proximity to Gold Coast Airport and absolute beachfront position,” he said.

Positioned in the exclusive pocket of Bilinga on the Southern Gold Coast, Pipis benefits from its proximity to the evolving Golden Four Drive strip and the developing Kirra Point to the south.

Thompson emphasised that these apartments are ideal for affluent downsizers seeking high-end convenience and a low-maintenance sea-change, considering the rarity of such beach access.

 

Project: Vista Surfers Paradise

Developer: MRCB

Vista, the debut Surfers Paradise apartment development by Malaysian/Melbourne developer MRCB, comprises 280 one, two and three-bedroom apartments priced from $890,000.

The 51-level development saw 80 of its 280 apartments sold in the third quarter of 2023 at an average price of $1,013,138.

26 Vista’s sales agent, Urban Activation Director Matt George, said the project's success is primarily due to the limited supply and sustained demand for premium properties like 26 Vista on the Gold Coast.

George says buyers also see value in the beachside location, which is centrally positioned to the Gold Coast, sitting directly above the Northcliffe tram station, allowing residents to easily commute across the Gold Coast.

MRCB International CEO Ravi Krishnan says the strong sales achieved to date are synonymous with creating a product that meets the market needs; there is more emphasis on sustainability, wellbeing and space.

The building is all-electric, with no gas and a low carbon footprint.

Residents can access many amenities, including an internal wellbeing precinct featuring a spa, gym, outdoor yoga space, pool, sauna, steam room, and residents' lounge.

There are 187 apartments still available in 26 Vista. The project is due to be completed in 2026.

Project: Perspective Nexus

Developer: Sherpa Property Group

Sherpa's recently launched development in their sought-after Perspective series, Perspective Nexus, has already sold half of its units ahead of the construction commencing in February 2024.

Located in the equally sought-after Palm Beach, Perspective Nexus, just 32 apartments designed by Hayes Anderson Lynch comprise a sole two-bedroom apartment, 21 three-bedroom apartments with a multi-purpose room, and five four-bedroom apartments. There are also two penthouses and three two-level skyhomes with private rooftops.

Prospective homebuyers have at least 13 more apartments remaining, considering three units are now under offer.

A recent purchaser said the location of the development, its internal amenities, and the developer's reputation were the driving factors in her purchase.

Perspective Nexus will be home to an array of luxurious communal amenities, including a dedicated wellness space featuring a magnesium spa, outdoor kitchen, sauna, hot and cold pools, a steam room, and a wellness garden for residents to enjoy the beachside ambience. 

Additional amenities and features will include an electric car charging station, individual apartment storage, a car wash bay, a dog wash, and parcel delivery storage, including a cold store. 

Construction is expected to be completed in the third quarter of 2025.

Project: Victoria & Albert

Developer: Iris Capital

Iris Capital's prestigious development in Broadbeach, Victoria & Albert been met with a remarkable surge in buyer demand throughout 2023.

The project, referred to as V&A, has attracted diverse buyers, as Colliers sales agent Paul Putsay highlighted.

"Interestingly, V&A has enticed a delightful mix of fly-in and fly-out clientele in the Albert Tower, while the Victoria building has seen a significant uptake from hybrid investors and occupiers," Putsay noted.

"The building is also proving to be extremely popular with buyers from Melbourne and Sydney, partly because of the $200 million commercial retail and fresh food precinct underneath."

With at least 50 per cent of the development already sold, a range of one, two, and three-bedroom apartments is still available. 

Designed by DBI, V&A comprises two residential towers: Victoria Residences and Albert Residences.

Victoria Residences offers carefully crafted one and two-bedroom apartments, while Albert Residences offers luxurious, home-sized residences starting at $1.99 million with panoramic views of the Gold Coast's natural landscape.

V&A will feature a 25-metre lap pool with an outdoor dining and barbecue area, a spa and steam room, a Zen garden, a yoga deck, a boutique resident's lounge, and a kid's club area with a playground, all surrounded by sub-tropical gardens.

Approaching the completion of early construction works by CF Group, the Sam Arnaout-led developer will be building the next stage of construction of its much anticipated two-tower development, Victoria & Albert itself. They've announced Iris Built is already fully licensed with the QBCC.
