Off the plan apartment sales jumped in Q3 2023, according to consulting firm Urbis.

Their Apartment Essentials report showed a jump in sales from 200 in Q2 2023 to 470 in Q3 2023, primarily driven by sales in the Gold Coast Central area.

There's still a healthy supply of apartments in the Central area however, with just over 1,200 for sale. It's the Gold Coast Fringe area which is starved of stock, after the best performing project in the Gold Coast sold out all of its first stage.

We've taken a look at the top five best performing projects across the Gold Coast

1. Cienna Varsity Ridge, Varsity Lakes

The top performing new and off the plan apartment project in the Gold Coast was the first stage of Homecorp's Cienna Varsity Ridge community in Varsity Lakes.

There were 85 sales in Q3 2023, which took the first stage of 257-apartments to a sell out. The second stage will bring a further two buildings.

The four-building project has been designed by BDA and will consist of four separate connected across a central podium featuring landscaping, lawns, a pool, and other communal amenities.

The project will have 446 apartments across the buildings, with one-bedroom plus media rooms and two-bedroom apartments on offer.

2. Vista, Surfers Paradise

Vista, the debut Surfers Paradise apartment development by Malaysian/Melbourne developer MRCB, saw 80 of its 280 apartments sold in the third quarter of 2023, at an average price of $1,013,138.

The 51-level development comprises 280 one, two and three-bedroom apartments priced from $890,000.

In line with prioritising residents' well-being, 26 Vista boasts lifestyle amenities such as a yoga deck and a cycle room, a gym and a pool. It in fact will have the highest resident swimming pool in Surfers Paradise in the $15 million penthouse.

The building is all-electric, with no gas, and a low carbon footprint proposition.

The development is just a short walk north to Surfers Paradise and south to Broadbeach.

There are 187 apartments still available in 26 Vista.

3. Lagoon Sunrise Tower

Lagoon, the two-tower project by Jon Drew's Drew Group, had strong success from both its towers. The Sunrise Tower edged out sales of the Sunset Tower, securing 77 sales at an average price point of $1,415,260.

The Sunrise Tower, spanning 31 levels, offers a mix of two and three-bedroom apartments, along with Drew Group's Signature Collection residences. 

Positioned in the centre of Main Beach, Lagoon Main Beach will reside just a stone’s throw from the Gold Coast’s premier lifestyle destinations and high-class dining precincts.

Currently under construction, the Sunrise Tower has less than half of its 66 units remaining.

4. Lagoon Sunset Tower

Not far behind was the neighbouring tower which sold 30 fewer apartments at 47 averaging $1,171,809 sale price.

Rising 24 levels, the Sunset Tower features 116 apartments with one, two, and three-bedroom configurations, providing unobstructed views of the Broadwater, Hinterland, and Southport Marina. Although it had fewer sales than the Sunrise Tower, Sunset Tower only has 69 units available.

This fully-funded twin-tower apartment complex comprises 259 apartments, including 12 premium sky homes and three dual-level penthouses from the Signature Collection.

Families, retirees, upsizers and downsizers, along with their pets, are welcome at Lagoon Main Beach to enjoy a luxury resort-style indulgence right at home. 

All residents of Lagoon will have access to the podium-level amenities, featuring a barbecue garden with designer cooking stations, a fully equipped function lounge, a fitness centre with a connected yoga terrace, and a 24/7 network-connected boardroom designed to meet the flexible co-working needs of today.

Lagoon is currently under construction, with an estimated completion date of December 2025. 

5. Crest Broadbeach

Morris Property Group's Crest Broadbeach secured 41 sales in its Broadbeach apartment development on Armrick Avenue.

There are over 150 apartments in the 37-level project which has prices from $899,000.

They had Canberra architecture firm Guida Moseley Brown design the tower which also features three podium levels an whole amenity level above.

That level, wrapped in terraces with seating and dining areas, features a pool, gym, lounge space, a private barbecue and dining space which can be hired, and a communal barbecue area.
