The Gold Coast is in critical need of supply, as vacancy rates continue to remain at near record lows and new supply dries up.

Vacancy rates have slipped below one per cent again in November, according to SQM Research, slightly higher than the 0.5 per cent record lows recorded frequently in mid-2022 and well less than 1.6 per cent mid this year.

Many of the new developments completing on the Gold Coast in 2024 launched in 2021 and 2022, and only have a limited number of apartments remaining, while those that launched more recently has had their apartments snapped up due to the lack of supply.

We wrapped up the best apartment projects expected to be completed in 2024.


Project: Pearl Main Beach
Location: Main Beach
Developer: Raptis

Veteran developer Raptis is approaching the completion of its Main Beach apartment development, Pearl Main Beach.

Off the plan apartment buyers in the 30-level building on Main Beach Parade are expected to move in toward the end of Q1 2024.

All the two-bedroom apartments in Pearl Main Beach have been spoken for, with just the three bedrooms left, starting from $1.8 million.

Positioned on Main Beach Parade, just 53 steps from Main Beach's sands, Pearl Main Beach comprises two and three-bedroom apartments, including an Executive Collection featuring sub-penthouses, sky homes, and full-floor penthouses.

Pearl Main Beach offers panoramic 360-degree views from the ocean to the Gold Coast skyline and hinterland.

Main Beach's precinct also encompasses Marina Mirage, Seaworld Resort, and picnic facilities at The Spit, providing recreational options for all. 

Raptis has created more mixed-use developments than any other Gold Coast development company over the last four decades, including the landmark Tower of Chevron Renaissance, Southport Central, and the Phoenician.


Project: UNIQ Bundall

Developer: Devlink Group

Following the sell-out of their VIII Kirra project, Devlink Group recently launched UNIQ Bundall, their contemporary townhouse development across the Nerang River from the soon-to-be redeveloped Gold Coast Turf Club.

Expected to be completed late next year by builder Apexon, this new project will feature 22 architecturally designed three-bedroom townhouses, each with private lifts, a self-contained multipurpose room, three bathrooms, and rooftop terraces.

 

Facing towards the Nerang River and the Gold Coast, the waterfront townhouses will have overlooking views of the river, the Southport Race Course and the city skyline.

The waterfront properties will also feature private plunge pools, while the broader development will have access to a communal swimming pool and barbecue facilities.

“Given the fast-growing population of the Gold Coast and the lack of land availability, buyers are choosing this type of product as it gives them the opportunity to live in a location that allows for a great lifestyle while providing them the living space they want with minimal upkeep required," Devlink Group Head of Marketing James Ball said.

Project: Yves
Location: Mermaid Beach
Developer: Hirsch & Faigen

Hirsch & Faigen $200 million Yves Mermaid Beach apartment development is set to complete construction in late 2024.

Yves comprises 145 residences. All the one-bedders have been sold in the development, with just two and three-bedroom apartments, and a handful of half-floor and full-floor sub-penthouse and penthouse, left to sell.

Construction giant Hutchinson's began the build in May last year on the prime 7-9 Mermaid Avenue site, just metres from the famed Hedges Avenue beachfront strip. 

Rothelowman designed the project as the third Gold Coast development for Hirsch & Faigen, after the sold out Hemingway Palm Beach and the all-but sold out Emerson Kirra.

 

Residential amenities will feature in the shared lobby, designed as greenhouses to create a suburban feel. 

A north-facing swimming pool will be the centrepiece of the offering, with the space complete with an additional pool and yoga deck, a gym, sauna, recreation lounge and barbecue seating.


Project: Orama
Location: Chevron Island 
Developer: Aniko Group

Prominent builder developer Aniko recently kicked off construction on their Chevron Island apartment development, Orama.

Orama will rise 21 levels at 12-16 Weemala Street, conveniently located just off Thomas Drive, the retail, food and cafe hub that dissects the island. 

Aniko Construction is expecting to complete the 102-apartment development by late 2024.

Six residences will take up a spot across each floor, with the lower levels comprising two-bed, two-bath configurations. The higher levels will feature three-bedroom skyhomes and two penthouses. 

Plus Architecture has designed the tower to feature a sprawling rooftop recreation area overlooking Surfers Paradise. 

The 21st level will house a lap pool and spa with 180-degree views across the ocean, a gym with a sauna and a yoga space, and a business lounge with private offices, booths, and a boardroom.

Project: Rhythm Kirra Hill
Location: Coolangatta 
Developer: Immerse Projects

Immerse Projects also joins the list with Rhythm Kirra Hill. 

Forty coastal apartments are being constructed across the site in the first project to be launched under the newly branded development company. 

Designed by award-winning firm BDA Architecture, Rhythm Kirra Hill will capture the essence of a modern coastal lifestyle with a selection of two-bedroom, two-bathroom apartments across the seven-level building, with five different floor plans on offer.

The apartments range from 95 to 157 sqm, with the project tipped to appeal to a broad range of buyers. 

Rhythm Kirra Hill will feature a host of tailored amenities framed by sub-tropical landscaping, with the rooftop featuring a pool, barbecue area, and sun lounge deck, in addition to the ground-level amenities, which include a sauna, gym, meeting room, and an outdoor shower.

Located in the heart of Coolangatta, residents will be just 150 meters from the shopping, dining and entertainment precinct along The Strand while also being just a short stroll from several beaches, cafes and restaurants.

One, two and three-bedroom apartments can still be purchased in the development, with construction due to wrap by early 2024. 

Project: EVA Tenth Avenue
Location: Palm Beach
Developer: Chippendale Group

Construction work on Chippendale Group's Eva Tenth Avenue is expected to be completed by Q1 2024, a year after construction commenced by Hutchinson Builders.

The Eva Tenth Avenue project comprises 48 boutique apartments across a nine-story residential complex on a 0.16-hectare site in Palm Beach.

Homebuyers can choose from a collection of one, two, and three-bedroom apartments and exclusive penthouse residences. 

One-bedroom apartments, which start at a generous 69 sqm, are priced from $650,000, while the two-bedrooms range from 95 sqm to 106 sqm and start from $850,000. The three-bedroom apartments cover an expansive 208 sqm priced at $2.25 million. 

Australia-based BDA Architecture is the development's architect and engineering design consultant. The building's design embraces the natural beauty of the surroundings. At the same time, each apartment at EVA is crafted with an intuitive flow of the spaces, creating a seamless connection to the Pacific Ocean.

A timeless material palette featuring elements such as white brick, coloured concrete, timber screening, and VJ panelling adds depth and richness to the building, contributing to a layered coastal effect.

The nine-level building will feature an amenity area on the ground floor, including a pool, communal lounge area, gymnasium, yoga lawn and a BBQ area surrounded by lush subtropical landscaping.
