South east Queensland developer Siera Property Group is staking its claim on the Gold Coast with its second sod turn in as many months as it breaks ground on its luxury beachfront development, Pipis, located in Bilinga.

LPS Group has been appointed to deliver the $85 million absolute beachfront development at 303 Golden Four Drive.

The 11-storey mid-rise will deliver 19 residences, comprising 17 half floor apartments and two double storey penthouses, with prices starting at $3.6 million.

With absolute beachfront access and great connectivity to the Gold Coast, Pipis is primely positioned to benefit those looking for a holiday home and downsizers looking to live a relaxed beachside lifestyle.

As the first sod is turned with piling works already underway, SIERA Founder and Managing Director, Brent Thompson, said the project is anticipated to be completed by March 2025.

Ellivo architects have designed three-bedroom floorplans, each with ensuites, and a guest powder room, with most footprints at 279sqm and the largest at 314sqm. The two exclusive double storey penthouses will have an expanded footprint of 446sqm and offer four-bedroom floorplans.

Thompson said early purchasers were eager to jump at the pre-release opportunity to secure a boutique apartment prior to the opening of the sales gallery.

“Sales enquiries are increasing with the mobilisation of the construction team on site, and we have already had strong interest from purchasers looking for a second holiday home at Pipis because of its proximity to Gold Coast Airport and absolute beachfront position,” he said.

“These apartments are also suited to affluent downsizers looking for high-end convenience and a low- maintenance sea-change as this kind of beach access becomes increasingly rare.”

Located in the Southern Gold Coasts exclusive pocket of Bilinga, Thompson said the Golden Four Drive strip was becoming a popular spot with multiple projects underway and further regentrification in the neighbouring suburbs of Tugun and Kirra
