New research has revealed the Gold Coast’s Runaway Bay catchment, capturing Runaway Bay, Arundel, Biggera Waters, Coombabah, Helensvale, Hollywell, Hope Island, Labrador and  Paradise Point, continues to be one of the most undersupplied markets on the Gold Coast.  

A new report prepared by Urbis shows new apartment sales in the catchment totalled 40 in 2023, a record low compared to the 524 sales recorded in 2021. 

The data comes as one of the northern Gold Coast’s most prolific developers, Lewis Land, advances plans to release the first home collections within its Harbour Shores masterplanned community in the coming months, supercharging the housing supply. 

Lewis Land Chief Executive Office Brett Draffen said Harbour Shores would deliver more than 2,000  dwellings to the Runaway Bay catchment over the next decade, drawing on a 65-year history of creating exceptional communities.  

“The first residential releases at Harbour Shores will be launched on 15 April and includes a collection of waterfront villa residences, two mid-rise residential apartment buildings, and early delivery of the large community park,” Draffen said. 

“We’re collaborating with the best in the industry to create a sustainable, design-driven master plan that  will meet the needs of the community now and in the years to come.” 

Civil works are expected to kick off in May.

Urbis Senior Consultant, Lynda Campbell, said the lack of sales in Runaway Bay Catchment is not due to a lack of demand, but a lack of supply. 

“New apartment sales on the Gold Coast are back to pre-pandemic levels, however the lack of supply in the Runaway Bay Catchment remains at a record low,” Campbell said. 

“It comes as increasing construction costs, interest rate uncertainty, and inflation continue to put pressure on developers who play a critical role in new dwelling supply. 

“The arrival of Harbour Shores will significantly supercharge supply back to levels we haven’t seen since 2015.” 

Draffen said Harbour Shores would deliver new housing supply for the next 10 years within the city’s most sustainable masterplanned community. 

Harbour Shores is the only project to achieve a 6 Star Green Star Community V1.1 rating on the Gold Coast,” he said.

“For future residents, this means access to a standard of amenity, liveability and  wellness never experienced in this city before.” 

Lewis Land pioneered the creation of the Sovereign Islands, Ephraim Island, Paradise Point Keys, Huntington Harbour and Harbour Town, redefining luxury, lifestyle and destination retail on the northern  Gold Coast. 

Upon completion, Harbour Shores will deliver more than 2,000 dwellings, communal open spaces and parklands, a waterfront boardwalk, private marina berths, retail and commercial spaces, and a range of resident amenities including resort-style pools, sauna, clubhouse and tennis court.
