The Brisbane property developer Kenlynn is heading back to Kangaroo Point for its next apartment project.

Following its successful development of Thornclyffe Residences, the redevelopment of the 1880s heritage-listed Thornclyffe House, Kenlynn, has lodged plans for a 15-level project dubbed 130Lambert, just up the road 112-130 Lambert Street.

They secured both of the sites late last year for a combined $5.3 million, with the amalgamated sites totaling over 1,200 sqm.

Local architecture firm Ellivo Architects has drawn up the plans for the two and three-bedroom project which will feature contemporary sub-tropical design, incorporating a sequence of landscape components such as streetscape and entries, terrace gardens, and communal rooftop garden.

"The overall design aims for an environmental and socially sustainable landscape and an integrated landscape experience with the building architecture and function, activating the site and creating a vibrant precinct and place to live," Kenlynn note on their website.

130Lambert is set to launch to the market in the second half of 2024.

Kenlynn's development manager, Andrew Travers, said the design is informed by impacts of COVID on how people live and work and attracting residents back to inner city living in apartments which offer generous space, good natural light/ventilation, plus work from home spaces.

"The development includes significant communal recreation and fitness spaces, edible garden, plus meeting/multi-purpose spaces," Travers added.

"We have also incorporated dedicated EOT facility for more secure and purpose designed bike storage (noting future KP green bridge) for the increased use of active transport options in the city. We are also looking to incorporate dedicated parcel lockers (including some refrigerated) for online deliveries.

"Further into detailed design we will be looking to incorporate Solar Array for communal power, plus provision for EV charging."

Kenlynn has previously developed townhouse projects in New Farm and Hendra. Late last year they sold the Hendra Bowls Club for $3,575,000.

Kenlynn developed an eight-level, 20-apartment block around Thornclyffe House, a Victorian-style Queenslander well over a century old.
