How Alroe has ticked off three must-haves for luxury apartment buyers at Lune Main Beach

In the 21st century, there are several key priorities on the wishlist of a luxury off the plan apartment buyer.

The three most important factors tend to be apartment size, viewlines, and amenity. For those willing to spend over $5 million, price becomes less of a concern, with these three elements taking precedence.

Local builder-developer Alroe has prioritized all three at its latest Gold Coast apartment development, Lune Main Beach.

Currently under construction and set for occupancy in mid-2025, Lune will feature just six half-floor apartments, making it the most boutique development to come to Main Beach in years.

Apartment Size

Pitched as more like villas due to their expansive size, the apartments at Lune start from just shy of 320 sqm, setting a new benchmark for the Main Beach market at just over $15,000 per sqm. For comparison, Bondi Beach regularly sees price-per-square-metre rates comfortably above $60,000, with some properties recently fetching over $100,000 per sqm.

The largest apartments available at Lune offer a generous 340 sqm of living space, designed for those who seek luxury, comfort, and privacy.

Each apartment includes three bedrooms, each with private dressing zones and accompanying en suites. There was a conscious effort to maximise outdoor space at Lune. Two of the ground floor apartments each have expansive landscaped courtyards, offering the largest footprints within the building, while the other four apartments have a Broadwater-facing balcony off the living area and a rooftop terrace accessible by a lift.

Amenity

While amenity spaces are often overlooked in smaller boutique developments given there are fewer apartments to service, Alroe has found a unique way to integrate them without following the traditional model.

Instead of a shared communal space, each apartment features its own private swimming pool, ensuring exclusivity and convenience.

Each apartment also boasts its own outdoor kitchen, complete with a barbecue, and an adjoining alfresco area—perfect for entertaining or simply enjoying the view in privacy.

Views

In the high-end market, viewlines are incredibly important. For many buyers, the risk of a view being blocked by future development can be a significant deterrent. Alroe took great care in selecting the perfect location for Lune.

Main Beach’s development is primarily oriented toward the east, near the beach and Main Beach Parade.

However, Alroe strategically selected a site on the corner of Rankin Parade and Peak Avenue, positioned toward the quieter, western side of Main Beach. The corner site has no neighboring buildings to the west, providing residents with never-to-be-built-out views toward Broadwater and Pelican Beach, both just a few minutes walk away.

In addition to the uninterrupted views, Lune offers a wealth of other benefits, including a short walk to Tedder Avenue, the beating heart of Main Beach with a variety cafes, restaurants, and shops.

Prices at Lune start from just under $5 million, and the apartments have already proven popular with both downsizing locals and buyers from Sydney.
