The Gold Coast is set to see an exciting wave of new apartment developments completed in 2025, adding to the region's ever-growing skyline and reinforcing its reputation as one of Australia's most sought-after destinations for both investors and residents.

As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.

Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.

In this article, we take a closer look at the what, the who, and the where of the best new developments completing on the Gold Coast in 2025.

What: Pipis

Who: SIERA

Where: 303 Golden Four Drive, Bilinga QLD 4225

The best beachfront apartment development to complete next year is SIERA's Pipis in Bilinga.

Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.

Pipis comprises just 17 apartments on the dress circle Golden Four Drive and will also feature a heated lap pool, gym, and sun lounge deck. 

Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, outside of Sydney and Melbourne.

LPS Group has officially topped out Pipis, with the internal fit out coming soon which will see residents move in in early 2025.

What: Tapestry

Who: SIERA

Where: 39 Darrambal Street, Chevron Island QLD 4217

SIERA is also working on Tapestry on Chevron Island, its debut Gold Coast apartment development.

The 22-level, BDA-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.

The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.

Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.

SIERA Founder Brent Thompson had been scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.

On submitting plans for Tapestry in 2021, Thompson said Chevron Island has a "great local community".

"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."

SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.

"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.

What: Capri

Who: Monaco Property Group

Where: 81 Salerno Street, Isle Of Capri QLD 4217

Capri will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.

More like a luxury villa community rather than the traditional townhouse, Birrarung Marr, named after its location on the Isle of Birrarung Marr, is being built by Greyburn on behalf of developer Monaco Property Group.

Construction is on track for completion in late 2025. 

The gated Birrarung Marr comprises 48 two and three-level villas designed by Plus Architecture and BDA Architecture. 

The villas have been cleverly oriented around central resort-style amenities like a resort-style pool, barbecue area, and a lounge with a kitchen and fireplace.

Birrarung Marr is just a short walk from the cafes and shops of Birrarung Marr on Via Roma.

So far the villas have been popular with empty nesters from nearby suburbs, as well as from interstate early retirees.

What: Lagoon

Who: Drew Group

Where: 11 Cronin Avenue, Main Beach QLD 4217

Jon Drew's Drew Group is progressing well in its twin-tower Main Beach development, Lagoon Main Beach.

The $390 million development is currently under construction by building giant Hutchison's, who are expecting a Q3 2025 completion.

Lagoon is the largest development in the area in three decades with 259 apartments. 

Designed by Plus Architecture, Lagoon boasts premium amenities, including a central pool oasis, fitness centre, yoga deck and a business hub.

It's attracted a wide variety of buyers, given it has offered one, two, three and four-bedroom apartments since its launch.

Lagoon Main Beach is around 85 per cent sold.

What: Lune

Who: Alroe Constructions

Where: 19-21 Rankin Parade, Main Beach QLD 4217

Another development that will also be completed in Main Beach, less than 600 metres from Lagoon, is Alroe’s boutique development, Lune.

Lune is a low-rise project comprising six half-floor apartments, each with nearly 300 sqm of living space. 

Each villa-style apartment includes three ensuite bedrooms, expansive outdoor areas, and private pools for the ground-level apartments and penthouses.

Designed to provide a spacious, laid-back coastal lifestyle, Lune has already garnered strong local and interstate interest.

Alroe's in-house construction company, Alroe Constructions, is handling the build. Construction began in May 2024, with completion anticipated in mid-2025. 

What: Yves

Who: Hirsch & Faigen

Where: 7-9 Mermaid Avenue, Mermaid Beach QLD 4218

The sold-out Yves Mermaid Beach is Melbourne developer Hirsch & Faigen's third successful development on the Gold Coast. They debuted with Hemingway Palm Beach, before then completing Emerson in Kirra earlier this year.

Yves, their largest development on the Gold Coast, has 146 apartments across a 26-level building not far from the beach.

They've had the same team throughout their Gold Coast journey, with Rothelowman handling all the designs and Hutchinson's building each development

Hutchies is forecasting a mid-2025 completion of Yves, which features a gym, sauna, barbecue areas, and a rooftop lounge with ocean views.
