First look: New full-floor apartments pitched for Rainbow Bay
There's not too much more opportunity to develop in Rainbow Bay.
The popular area in Coolangatta, named after the beach facing the famous surf break, has gone through a transformation in the last few years, with low-rise, 1960s buildings making way for new luxury apartment projects by several notable developers.
But Newmil Developments, run by Chris Newman and Mark Milton, has carved out 546 sqm on Eden Avenue, one row back from the beach, where they're planning a luxury owner-occupier building.
They've had Stuart Osman Building Design put the plans together for Dayana on Eden, just eight full-floor apartments across a nine-level, code-assessable building.
The six three-bedroom apartments offer around 220 sqm of internal living space, while the sole two-bedroom unit, on the ground-level, has 140 sqm and sits next to the communal resident pool.
The penthouse sprawls across two levels and has four bedrooms and a private rooftop terrace with a swimming pool.
The Town Planning Report by HPC sugested the proposal delivers a high-quality residential development, that is responsive to its context and enhances the character of Rainbow Bay.
"The development optimises the site location in proximity to a range of community and social infrastructure and introduces a high-quality urban infill development which increases housing stock in the locality.
"The design compliments the subtropical, coastal nature of the area with design and serves to contribute to the built vernacular of the Coolangatta area."
The building will place a two-level, three-unit brick walk up that had been in the same family since 1980 when it cost $125,000.
Eden Avenue is where Arium, the new development company of Sunland founders the Abedian's, is planning to turn the Greenmount Beach Hotel into a two-tower project designed by 111 Studio.
Eden Ave is just one row back from Marine Parade, where architect turned developer Joe Adsett is creating Rockpool Rainbow Bay.
