First look: New apartments plans lodged for Brisbane's north
Developer builder, Jadecorp, has lodged pans for a site in Brisbane's north in Lutwyche, near to Kedron Brook and Lamington Markets.
The Brisbane-based group, led by director John Dracakis, are set to construct a mid-rise residential building at 21-23 Norman Avenue, which will take advantage of the site's proximity to high frequency public transport nodes and extensive access to public parkland.
Located just 6.5 kilometres from the CBD, Norman Avenue and the immediate surrounding area is currently in a state of transition on account of the adoption of the Lutwyche Corridor Neighbourhood Plan around a decade ago, which encouraged a higher density living environment in order to capitalise on the locality's proximity to the Northern Busway Corridor.

The 1,620 sqm site presents a single street frontage to Norman Avenue, with two pre-1947 dwellings currently occupying the site.
They'll be demolished to make way for 42 new apartments, with 10 one-bed, 20 two-bed and 12 three-bedroom residences proposed.
Jadecorp engaged Hayes Anderson Lynch Architects (HAL) to design the building, which will feature a mix of brick cladding and brick face screening to the facade, complemented with powder coated aluminium timber-look batten screening, and balustrade glass.
HAL said they wanted to create a vibrant and contemporary residential building which still retains a human scale and promotes casual surveillance by adopting balconies, opening and windows overlooking Norman Ave.
"Each apartment within the development is inclusive of generously dimensioned private balconies that activate each façade and reduce visual bulk. Fine level elevation detailing and screening techniques maintain privacy for future residents and neighbours, contribute to improved façade articulation and create desirable three dimensional shading effects," HAL said in their Town Planning Assessment.

The three-bedders on the top level are the most expansive of the offering, with over 135 sqm of internal living space. Each benefit from their own generously-sized terrace balcony, with over 70 sqm of space on offer.
Crowning the development will be a rooftop garden, with outdoor dining and barbecue facilities, as well as deep planting and a lawn area.
The site is just a four-minute walk from Lutwyche Bus Station, as well as Kedron Brook Bus Station, which will ferry future residents directly to the CBD and other regional centres and activity hubs on the north-side of Brisbane seamlessly.
Residents will also be well placed to utilise the extensive Kedron Brook parkland and bicycle network, which is located just under 200 metres from the site.
