A young Brisbane developer has unveiled the only downsizer project in The Gap.

Construction is already well advanced on Adpen’s new boutique estate, Nature’s Edge, offering a rightsizing opportunity in a suburb dominated by large family homes. 

Nature’s Edge comprises just nine architecturally designed homes close to bushland with the choice of three or four bedrooms and high-quality fixtures and finishes, located only eight kilometres from the Brisbane CBD and priced from $1.15 million.

As the only new downsizer development currently underway in the premium pocket, Nature’s Edge will also help to free up existing housing stock for families previously locked out of The Gap market. 

Adpen Managing Director Adam Pennisi said Nature’s Edge encouraged empty nesters to embrace downsizing in a close-knit community they knew well and did not want to leave. 

“The Gap has been long underserviced in terms of downsizer-friendly homes, meaning older residents were either forced to stay in their current houses or move away from the place they love to find a more suitable home,” Pennisi said. 

“I am a young developer but have parents reaching the downsizer stage of life and understand what they’re looking for – the chance to enjoy all the benefits of a brand-new home without the burden of high maintenance." 

With the downsizing trend accelerating, The Gap real estate expert Lee Dwyer said there was a desperate need for increased housing options to accommodate the growing population of seniors, projected to reach 6.66 million Australia-wide by 2041. 

“The Gap is a highly sought-after location for buyers and we have noticed many seniors want to stay in the community they have planted roots with their children and grandchildren," Dwyer said.

"Previously, having minimal downsizer stock, this demographic has had to move away. In order to future-proof Brisbane’s property market, developers need to meet this vital housing need, which in turn, provides an entry point for other buyers to get into the property  market.” 

Designed by architect Nigel Fitton, Nature’s Edge is an exclusive residential estate close to amenity.

The terrace-style homes provide up to around 220 sqm of indoor and outdoor spaces with two bathrooms, walk-in robes, ducted air conditioning, and 2.7m high ceilings.

With $200 million worth of projects in the pipeline, Adpen is focused on providing the best solutions for south-east Queensland’s housing crisis, along with bespoke commercial and childcare developments.
