BDA draws on local historical materials in design of Laani, Mermaid Beach
Local architecture firm BDA were inspired by the pocket of southern Broadbeach for DANKAV's new Mermaid Beach apartment development, LAANI.
Under construction with a completion date of Q4 2024, LAANI will rise 17 levels, 15 of which will home just 48 apartments. They will sit above two podium levels.
BDA said both the tower and it’s podium base have been considered as three dimensional forms in the urban context of the precinct.
"The simple podium base, with it’s composition of varying screening elements and cascading landscapes, creates a soft podium edge. The floor plan, with it’s curved edges, provides a softer form of the tower aligning with site boundaries and reflecting the site’s shape," BDA said.
Rhythmic facade elements, hewn from robust natural materials, define the exterior of Laani, with the elements paying homage to the architectural context of the nearby Broadbeach.
"The proposed architecture is minimal and timeless, with large cantilevered balconies, simple horizontal soft lines and cascading planters to the eastern and western façade. A simple material palette of white, painted dark façade and a landscape planted facade defines the tower."
At the heart of Laani's design philosophy lies the seamless integration of indoor and outdoor living.
Light-filled interiors flow into expansive balconies, embracing fluidity and reinforcing the bond between the community and its surroundings.
There are just 48 two and three-bedroom apartments in the building, with prices start from $1.2 million.
Residents will also have a whole floor of amenity on level 10. It will feature a heated lap pool and adjoining day beds, a gym with a sauna, a cinema room, shared office space, a private dining room, and an outdoor sunken lounge and barbecue space.
Northern NSW builders Groupline Constructions, who have also been building Ention's Chevron Island project Greenwich and Spyre Group's record-breaking Burleigh Heads development Glasshouse, recently started the build of LAANI.
LJ Hooker Broadbeach agent Dean Muldoon, who is selling LAANI, said activity on site is now one of the biggest milestones, with the need to instil confidence in buyers more paramount than ever.
"There is an exceptional amount of interest in Laani Mermaid Beach as construction has really kicked into gear onsite," Muldoon says.
"Once that builder has been engaged, buyers know they can work to a more structured timeline, and work out what the next 18 months look like for them leading up to project completion."
