An ocean-view sub-penthouse in Broadbeach sold for $2.3 million last month through Kollosche estate agent Rob Lamb. 

The 129 Surf Parade Belle Maison sub-penthouse was listed after the owners of 16 years decided to downsize. 

It was previously sold for $1.6 million in 2004. 

The three-bedroom, two-bathroom apartment is positioned on the 31st floor with 360 degree views of the Pacific Ocean, Nerang River and the city skyline. 

The 307 sqm floor plan allows for multiple living spaces including a light-filled formal lounge, an elevated dining area, and a large north-facing terrace for entertaining.
