Burgeoning Sydney developer Top Spring Australia has revealed the next stage of its parkside St Leonards masterplan, The Newlands.

Soon to be released to the market, the second stage will comprise 112 across two new buildings, Saige, Gaia, which will form the heart of the sought-after 1.26-hectare masterplan across the road from Newlands Park.

The Newlands has been one of the most sought-after developments in the St Leonards South precinct since it was officially launched to the market in late 2022. Quietly set off Canberra Avenue, The Newlands residents will be just minutes from the St Leonards activity centre and the train station but with the peace and privacy that living opposite a park brings.

A report by Colliers showed the project has been popular with owner-occupiers who were attracted to the precinct’s amenity and harbour-side lifestyle within a green landscape of bushland and parks.

Colliers Project Director, Daniel McMahon, said St Leonards is continuing to record strong growth with significant residential and infrastructure projects in the pipeline.

“Just minutes from St Leonards, The Newlands is a breath of fresh air for purchasers looking for lower density, leafy spaces, and a more suburban neighbourhood," McMahon said.

“On Canberra Avenue, this amenity-rich lifestyle development is a 10-minute walk to the harbour, but still close enough to St Leonards, Crows Nest and North Sydney to benefit from the area’s major projects, transport, employment opportunities, and urban convenience.’’

Top Spring Australia Managing Director, Sydney Ma, said a diverse mix of purchasers and household types have preferred to secure a home at The Newlands, only five kilometres from the CBD.

“The Newlands is a rare opportunity for urban renewal and housing diversity, with the Bates Smart- designed community of 319 spacious homes across five low and mid-rise buildings appealing to families, professional couples, downsizers, first home buyers and investors,’’ Ma said.

“Ninety per cent of apartments and terrace homes at The Newlands will have green landscape views and some offer absolute park frontage to the soon to be expanded Newlands Park, and all the buildings are connected by a 5,700 sqm communal green spine with boardwalks.

“Bordered by parkland on three sides, the community provides unrivalled resident facilities including rooftop dining and entertaining spaces, pool, gym, communal electric vehicles and e-bikes for hire, refrigerated parcel lockers for grocery deliveries, and a digital concierge to connect services such as cleaners, personal trainers, and dog walkers.’’

The Newlands is being marketed by Colliers, with prices starting at $878,000 for a one-bedroom apartment, $1.48 million for two-bedroom apartments, and $2.45 million for three-bedroom apartments.

The Newlands is under construction with 4.5-star iCIRT-rated builder Dasco, and the first stage is due for completion in late 2025.

Top Spring Australia is also delivering the luxury developments Munro House in Elizabeth Bay and Ode in Double Bay, both of which are under construction.
