There's plenty of activity in the new development space heading into 2024.
While there's a significant number of developments which are set to launch when they secure council approvals, there's also those that have weathered a number of storms in the industry in the last few years, from COVID and its lockdowns to construction costs and labour shortages, and are set to complete in 2024.
We've cast our eye across Sydney and looked at the best off the plan apartment developments set to finish construction in 2024.
Project: Aura by Aqualand
Location: North Sydney
Developer: Aqualand
Aqualand is estimating a mid-2024 completion for its luxury North Sydney apartment development, AURA by Aqualand.
Topping out last year, Aqualand's in house construction team Aqualand Construction, is progressing the internal fit out of each of the 386 apartments. The apartments will sit above a two-level podium with a number of retail and commercial spaces which will activate the Walker Street streetscape.
True to delivering projects that will last, Aqualand has engaged a third party to undertake a peer review on quality assurance once the fit-out is complete, giving buyers even more assurances of a quality build.
Designed by Woods Bagot, AURA by Aqualand features an elegantly curved and undulating facade which creates an illusion that the single structure is divided into four separate towers, with staggered peaks stepping down from level 29 to level 23. The distinctive hourglass shape cinches in at the level-nine ‘waist’ of the building, where the resident’s community centre is located.
AURA by Aqualand’s extensive retail precinct will provide residents with a curated shopping and dining destination on their doorstep, including a providore, bakery, café and wine bar, an all-day diner and a contemporary Japanese restaurant. A network of landscaped laneways will welcome people into the precinct.
Other resident amenities include a 24-hour concierge service, a Technogym-equipped gymnasium, a wellness room, a pool of Tesla cars to share, and end-of-trip facilities. A glamorous rooftop area offers a sky sun deck, private dining rooms, barbecue and kitchen space for year-round al fresco entertaining.
AURA represents the fifth residential project delivered by Aqualand since the company’s launch in 2014. It is well on the way to joining a portfolio of other notable completed projects, such as BLUE at Lavender Bay in Milsons Point and The REVY at Darling Island.
Project: Grand Reve

Developer: Kassis Homes
Luxury home builder turned developer Kassis Homes has 4.5-star iCIRT-rated builder Dasco working towards a late 2024 finish of their debut apartment development, Grand Reve in Castle Hill.
Grand Reve, a two-tower, 185-apartment development, has been popular with Hills District locals, in particular downsizers. Prospective home buyers can secure an apartment at Grand Reve with just a $10k deposit, and with 10-year structural defect insurance.
Prices start at $580,000 at the Garthowen Crescent project which has also attracted first home buyers, upsizers, and even investors have purchased apartments due to the surge in popularity of Castle Hill, the hub of the Hills District which is drawing attention because of the new North West Metro and Hills Showground Precinct redevelopment.
There are 37 different floor plans available at Grand Reve, with configurations ranging from studios to three-bedroom units and even a handful of split-level, townhouse-style dwellings.
All of the apartments at Grand Reve feature Wolf appliances, with the large two and three-bedroom options also including Sub-Zero refrigeration systems as standard inclusions.
A significant focus for Grand Reve was to offer residents extensive outdoor space within the development. Some 2,300 sqm has been reserved for landscaped communal gardens.

Project: Lumia

Developer: Sekisui House Australia
Builder Growthbuilt began construction of Sekisui House Australia’s Lumia last year after the development successfully sold over 90 per cent of the apartments, and is now approaching completion early this year.
Sekisui expects to welcome residents to Lumia in August 2024.
Lumia is the third stage at Sekisui House’s award-winning master plan development The Orchards.
The Turner Studio-designed Lumia comprises 330 apartments in one to four-bedroom configurations. Within the range are multiple designs and layouts of apartment sizes for every demographic and design preference.
Many apartments feature additional Max space, an additional living area that can be used as a study or 'work from home office', a children's play area, or a reading room.
Residents can personalise their living space by choosing from two colour schemes: a neutral palette with muted tones and a dark scheme that embraces a mix of warm and cool tones.
The apartments are complemented by three key features of the development: a landscaped communal courtyard garden, outdoor pool, and pavilion, with seating and views of the pool and linear park.
Other amenities in the development include a heated swimming pool, outdoor dining, and BBQ facilities.
Lumia is located in the heart of Norwest and just a 10-minute walk from the Sydney Metro.
Project: The Ashford

Developer: Deicorp
Deicorp will sign off on the first stage of Ashford, their Castle Hill apartment development, this year.
Over 70 per cent of the apartments in the first stage have sold.
Deicorp has teamed up architectural practice Turner Studio has teamed up to create The Ashford, located within the emerging Showground precinct and just a two-minute walk from the Hills Showground Metro Railway Station.
The larger three-bedroom apartments in The Ashford, priced at just over $1 million, have been attracting both downsizers and families, the latter also attracted to several reputable schools in Castle Hill including Excelsior Public School and Castle Hill High School, both located within one kilometre of The Ashford.
Project: Astrid Castle Hill

Developer: CBD Core
By early next year, local developer and builder CBD Core hopes to welcome residents into Astrid, its second apartment development in the Hills Showground Precinct.
Astrid will comprise 94 one, two and three-bedroom apartments with prices ranging from $605,000 to $1.96 million.
CBD Core engaged Zhinar Architects to design the modern two-building project, including dual-level penthouses with personal lifts.
Astrid will offer an array of lifestyle amenities, including Astrid Lounge, an exclusive resident-only zone, providing a space for relaxation and productivity, complete with dedicated workstations.
There'll also be a solar roof-powered outdoor workspace cabana with lush landscaping, a heated lap pool and sun deck, commercial outdoor cooking barbecue facilities, and a state-of-the-art gym.
Astrid is just behind their completed apartment development, Oriel, and only minutes from the Showground Metro station.
Buyers can still purchase a one, two or three-bedroom apartment in Astrid, with prices starting from $605,000.
Project: Heritage Wollongong

Three gold star iCIRT-rated builder developer Modco Constructions is on track to complete the construction of Heritage at North Wollongong.
Designed by PRD Architects, Heritage comprises 22 apartments and penthouses in one, two, and three-bedroom configurations across a five-level building.
Nestled within the meticulously landscaped gardens of Heritage stands an impressive heritage-listed Magnolia tree. This majestic tree seamlessly complements the sophisticated coastal ambience of the apartment interiors.

Deicorp's highly anticipated Downtown Zetland project is rapidly taking shape, with recent construction updates revealing significant milestones on Buildings A and B.
Andrew Coleman, Deicorp's Construction and Development Executive, said Building A's entire concrete superstructure will be completed this month, with works across the other buildings progressing well.
"Concrete structure works have been topped out, up to the roof level, on Building B," Coleman said.
“External face brickwork and installation of windows has advanced up to Levels 5 and 6. Finishing trades are now preparing to commence on the ground floor and lift lobby areas.”
Residential storage cages and high-level drainage systems are fitted to all basement car parking areas.
Downtown boasts four distinct buildings crafted by renowned architects MHNDU and BVN Architects, offering 546 one, two and three-bedroom apartments upon completion.

Newcastle and Lake Macquarie apartment developer, Next Level Seven, aims for a less than a year build on their rare Newcastle development at 10 Street, dubbed Watervue.
Watervue comprises 106 apartments spread across a 19-level tower that offers panoramic views of the city and the harbour.

Prominent Sydney developer Denwol is approaching the completion of its Bellevue Hill boutique apartment development, Splendour, hovering over the 15-hectare Cooper Park on Victoria Road.
Following the recent release of the final few apartments, builder Growthbuilt is expected to complete construction in the first quarter of 2024.
