Top Spring Australia broke price records in April at their St Leonards South masterplan, The Newlands.

They amassed over $50 million in sales following the launch of their second stage of the parkside project which has been a hit with owner-occupiers due to its positioning as offering a 'wellness utopia.'

A one-bedroom apartment was sold in the latest release for $1.25 million, while a two-bedder exchanged for $1.93 million and a three-bedroom with city skyline views for $4.09 million. 

As part of a legacy of sustainability and wellbeing, the Bates Smart-designed masterplan includes onsite electric vehicles and e-bikes available to residents, with curated green spaces and parks prioritising a connection to nature. 

Residents will also share a wellness utopia including a resort-style pool, multiple parks and gyms, saunas, playgrounds, yoga area and rooftop entertainment areas with stunning views towards Sydney Harbour. 

Other extras include refrigerated parcel lockers for grocery deliveries and a digital concierge service to connect services such as cleaners, personal trainers, and dog walkers.

The 1.26ha, masterplanned community is under construction with 4.5-star iCIRT-rated builder DASCO, with the first apartments scheduled for completion in late 2025. 

With Stage 1 already 80 per cent sold, the second apartment release at The Newlands has been fast-tracked by more than six months to meet demand and will deliver 112 one, two and three-bedroom residences across the seven-storey Saige and ten-storey Gaia buildings. 

Development Director John Chagaris said The Newlands was a very different offering to the apartment towers on the northern fringe of St Leonards, instead embracing its expansive parkland frontage and  5,700 sqm green spine. 

“Buyers have been won over by the value and lifestyle, with protected city and harbour views across the lush canopy of parklands on three sides,” Chagaris said. 

“The pre-release of our second stage achieved an extraordinary $50 million in sales in April alone.” 

Director of Residential at Colliers, Daniel McMahon, said the latest sales numbers reflect the lack of housing supply not meeting the demand for new apartments on the North Shore. 

“We’re seeing a significant number of enquiries seeking quality apartments close to transport and  infrastructure.” 

Prices at The Newlands start from $890,000 for a one-bedroom apartment, $1,495,000 for a two-bedroom,  and $2.45 million for a three-bedroom apartment.

Apartments boast spacious layouts ranging from 50 sqm to 267 sqm and feature high ceilings and large outdoor balconies and terraces.

Natural stone finishes, sleek wall-hung vanities, and V-Zug Swiss-made appliances embody a luxurious yet understated aesthetic.
