As Sydney's urban sprawl continues, development has been buoyant in St Leonards, the next business district following the train line from Sydney and through North Sydney.

It's an incredibly well well-connected area, with the North Sydney just a 20-minute commute and Wynyard 25-minutes on the train.

There are two distinct areas, St Leonards North and St Leonards South. St Leonards North is more popular for first home buyers and investors in higher-density buildings with extensive facilities, while St Leonards South is more geared toward low-rise, parkfront buildings that are favoured by the owner-occupier due to a higher price point and larger apartments.

We've had a look at the best off the plan apartment developments currently on the market in St Leonards.

Projects: The Newlands

Location: 21-41 Canberra Avenue, St Leonards NSW 2065

Developer: Top Spring Australia

Top Spring Australia's $500 million residential community, The Newlands, received the first development approval in Lane Cove's rezoned St Leonards South Precinct. Designed by Bates Smart and landscaped by Arcadia Landscape Architecture, The development emphasises a pedestrian-oriented precinct with a focus on the natural landscape of Newlands Park.

The project consists of five buildings, ranging from eight to 12 levels. The first released building, Verdant, offers 99 one, two, and three-bedroom apartments, with amenities including garden terraces, communal lawns, and a pedestrian link to Newlands Park. 

The high demand, with the strongest enquiry coming from professionals seeking an inner-city, tree-change lifestyle, has fast-tracked the formal launch of the next collection, Glade, a boutique nine-level building of one, two and three-bedroom apartments alongside the 5,700 sqm green spine of The Newlands.

Colliers Director Daniel McMahon noted that 80 per cent of buyers are professional couples attracted to the Lower North Shore location, while 15 per cent were downsizers from the same areas.

“The Newlands is a development for every generation evidenced by the mix of buyers, from young families who value the large apartments, green space and parkland proximity, to empty nesters who appreciate the premium finishes and walkable lifestyle,” McMahon said.

“Regardless of their stage in life, every purchaser has commented on the tree-top outlook and resident amenities. They see it as a place to create a home and it appeals to their personal values in terms of community, sustainability, and connection to nature.”

Top Spring Australia broke ground late last year, making way for 4.5-star iCIRT-rated builder DASCO to commence construction on stage one of The Newlands, due for completion in late 2025. Top Spring are soon to release the second stage of The Newlands to the market.

Projects: The Landmark Quarter

Location: 8 Marshall Avenue, St Leonards NSW 2065

Developer: New Hope Group

Developer New Hope Group, who has a history in St Leonards having developed The Landmark just a few years ago, is now selling their second apartment development in the suburb, The Landmark Quarter.

Renowned architecture firm Rothelowman has designed the trio of towers in The Landmark Quarter, which offers a mixture of one, two and three-bedroom apartments, as well as a handful of four-bedroom penthouses. There's also a small number of three-bedroom townhomes, sculpted to sync with the harbour's edge.

Many of the apartments benefit from city and harbour views, which can be taken in from either the balcony or living area, given all apartments have floor-to-ceiling glass doors to the balcony.

Like The Landmark, Landmark Quarter is focused on resort-style resident experiences and first-class amenities. 

Resort-inspired landscapes by Arcadia run between, within and atop the building, with the masterplan offering its private parkland, as well as an oasis pool, sauna and hot spa, cinema room, private dining and games room, outdoor dining and barbecue areas. 

There'll also be a range of recreational areas, along with a kids' playground, a nature walk and a dog wash station. 

New Hope Evergreen has appointed experienced Sydney-based ICIRT Gold Star-rated builder Binah to construct the development, which has secured over $100 million in sales since its launch.

Location: 13-19 Canberra Avenue, St Leonards NSW 2065

Developer: Hyecorp Property Group

Prominent Lower North Shore developers Hyecorp are well advanced at their St Leonards project, Audrey.

Audrey presents the perfect investment opportunity for professionals, particularly those working in the medical industry, given its location among some of Sydney's best medical facilities.

The tower, almost boutique for St Leonards, will home 80 apartments across 12 levels, with SJB on board to handle the architecture. 

Another project inspired by the lush, green landscape of Newlands Park, Audrey apartments have been designed with each including high-end finishes and large outdoor areas, inspired by the timeless classicism of New York.

The inclusion of multi-purpose rooms in every apartment was a conscious effort from Hyecorp to offer more than what is on offer elsewhere in the area. Potentially even acting as a second bedroom, the MPR is primarily targeted at those who are still frequently working from home and want a separate office room away from their everyday living space. 

Taking inspiration from five-star resorts, Audrey will also be home to a suite of residential amenities, including an onsite daycare and cafe. 

Crowning the tower will be a resident’s rooftop, complete with barbecue facilities, a dining room, a personal training studio, a music room, a cinema, a pool and a spa.
