Sekisui House Australia and joint venture partner Hankyu Hanshin Properties is soon to launch Dawn, the fifth stage of its multi-billion dollar Melrose Park masterplan.

The 368 contemporary apartments sit parkside, with views overlooking the soon to be renamed central park in Melrose Park. GroupGSA has designed the apartments to take in as much of the natural surroundings as possible.

There are one, two and three-bedroom apartments on offer, as well as luxury penthouses with private rooftop terraces.

Dawn’s prime location close to the future Melrose Park High School, Parramatta Light Rail Stage 2 connection and Melrose Park Town Centre as well as extensive parklands, will make it a popular choice with purchasers.

Edward Crawford, Senior Sales and Operations Manager, Apartment & Mixed-Use Developments at Sekisui House Australia, says demand for Dawn has been strong, with many prospective buyers waiting for this stage to be released.

“Our early marketing efforts are focused on encouraging early registrations, as we know buyers are eager to secure the best park-side apartments, particularly those at the most competitive price points," Crawford says.

"As an emerging hotspot and masterplanned community, Dawn and Melrose Park offer buyers the opportunity to be part of a thoughtfully designed neighbourhood with an exciting future.”

The first wave of demand has been for larger three-bedroom park-side apartments, with expectations that interest in one-bedroom apartments will intensify as the marketing campaign shifts to emphasising product and pricing. Dawn will also feature a separate ‘Penthouse Collection’ campaign launching later in 2025.

Dawn’s contemporary residences all have secure basement parking. Pricing starts at $639,000 for a one-bedroom apartment up to $1.399 million for three-bedrooms.

Apartment sizes cater to a broad range of buyers including one-bedroom apartments ranging from 51 to 62 sqm, two-bedroom apartments from 75 to 80 sqm, three-bedroom apartments from 96 to 119 sqm, and penthouse residences from 121 to 123 sqm plus private rooftop terraces between 80 to 100 sqm.

The development’s commitment to high-quality design and functionality is evident in its features including Bosch appliances, smart home technology such as smart locks, remote-controlled lighting and window coverings, ducted air conditioning, stone benchtops and Parisi tapware.

Buyers will also have customisation opportunities such as upgrading to Miele appliances, timber flooring and feature lighting over kitchen islands.

Dawn is designed to complement the broader Melrose Park urban renewal project, which integrates green spaces, transport infrastructure and community assets to create a sustainable, connected neighbourhood.

GroupGSA’s architectural vision for Dawn emphasises nature, sustainability and connection. Residents will enjoy exclusive rooftop community facilities, including private rooftop gardens, outdoor recreation areas with barbeque and dining zones, landscaped podium parks and internal courtyard gardens.

In addition, Central Park spanning nearly two hectares will feature barbeque and picnic areas, children’s play zones and walking tracks, set to open around the same time Dawn residents move in. The town centre is also expected to open doors soon after.

Dawn presents a compelling proposition for first home buyers, downsizers and investors, with strong prospects for future capital growth. The strategic location, premium finishes and comprehensive amenities make Dawn an attractive option for those seeking long-term value and lifestyle benefits.

Construction of Dawn is set to commence in 2025, with completion anticipated by mid-2027.
