Sekisui House Australia's The Orchards is set to be one of the most significant residential masterplanned developments in Sydney's Hills District.

The 8.1-hectare, $1.4 billion community in Norwest will home 1,300 apartments when each of the five stages are complete.

The next stage to finish construction in the project is the third stage, Lumia. Designed by Turner Studio, Lumia comprises 330 apartments in one to four-bedroom configurations. Within the range are multiple designs and layouts of apartment sizes for every demographic and design preference.

Many apartments feature additional flex space, optimising natural light and solar access to open-plan living areas and external spaces.

Each apartment layout has been designed considering flow, how people live, how light moves throughout the day and the subtle movements of air and breeze through the seasons.

Residents can personalise their living space by choosing from two colour schemes. The light scheme incorporates a neutral palette with muted tones and complementary textures with stone, glass, metal and wood accents, while the dark scheme embraces a mix of warm and cool tones for a bold, contemporary aesthetic.

Recognising the importance of creating thriving, healthy and happy communities, the amenities at Lumia have been designed with enjoyment and enrichment in mind.

With a publicly accessible park transitioning through a landscaped podium to private open spaces, residents are constantly surrounded by lush planting and detailed landscaping.

A safe pedestrian and cycleway connects different precinct elements, providing active and passive spaces for residents to engage in various activities, from daily exercise to quiet relaxation.

The linear park, extending from the masterplan development to The Orchards and beyond, offers a convenient and shaded walk for families, picnickers, and hikers.

The apartments are complemented by a landscaped communal courtyard garden, providing seating and views of the linear park. Other amenities in the development include a heated swimming pool, outdoor dining, and BBQ facilities.

The Orchards is strategically situated in the heart of Norwest and just a 10-minute walk from the Sydney Metro.

Over 90 per cent of the apartments in Lumia have sold. Growthbuilt are expected to complete the building early next year.
