Property developer Heworth are soon to launch Rozelle Village, their redevelopment of the former Balmain Leagues Club in Sydney's inner west.

The vibrant, mixed-use precinct, which will be centred around a new village square with a retail precinct and apartments above, is to be marketed through CBRE.

Heworth recently lodge amendments to the approved development application, seeking to reduce the number of apartments 167 to 147 and change the apartment mix, increasing the number of two bedroom and three bedroom apartments.

Heworth Head of Property, Chris Walsh, said the team amended the product mix to create larger units.

“Through our amendments, we are seeking to change the apartment mix increasing the number of two and three-bedroom apartments as we feel the larger size floor plates and premium interior architecture, fixtures and fittings, will appeal to discerning local owner-occupiers, particularly downsizers," Walsh said.

“A key focus of our development is a new village square and major retail and hospitality podium connected by a series of laneways.

"It’s going to significantly enhance Rozelle, provide new much-needed amenity and become a major community meeting place and destination.”

Given the rarity of the project in a location not often affiliated with new developments, apartments will feature never-before-seen panoramic views over Iron Cove in Sydney Harbour, the Sydney CBD to the north, and Blue Mountains to the west.

Construction is planned to commence in mid-2023, with completion due by early 2026.

Scott Carver Architects handled the architecture of Rozelle Village, working in collaboration with prominent interior architecture studio Richards Stanisich.

Scott Carver Principal Thomas Hansen says the Balmain Leagues Club redevelopment presents a unique opportunity to transform a historically significant site into a cultural and community focused place for residents and locals to live, work, and play.

"The project is a true mixed-use precinct comprising high-end residential apartments, a new Wests Ashfield Leagues Club, supermarket, commercial and community spaces, and a food and beverage precinct spilling onto a central public plaza that is connected to the sites three frontages of Victoria Road, Darling and Waterloo Streets via a network of laneways," Hansen says.

"The innovative public domain and retail offerings integrate a variety of uses that connect back to the Rozelle neighbourhood, giving residents the opportunity to live above active public spaces whilst also enjoying panoramic views over the Balmain Peninsula and Sydney Harbour.”
