TWT Property Group has secured over $30 million worth of sales at the first release of its new Crows Nest masterplanned community, The Collective.

Locals drove demand for the first release of just 25 apartments, with 60 per cent of them snapped up on the opening weekend.

Belle Property International's Murray Wood said younger couples and downsizer owner-occupiers were among the first buyers.

"The enthusiasm we’ve seen on day one confirms that there’s a real appetite for boutique-style residences in this area," Wood said.

"Buyers are very keen to secure a foothold in Crows Nest, especially given the new Metro station's convenience. The market is showing resilience, and these sales reflect strong confidence in premium, well-connected developments like The Collective."

Prices for the one-bedroom apartments start from $935,000, with two-beds from $1.48 million and three-bedrooms from $2.3 million. The exclusive four-bedroom apartment start at $3.05 million.

"The lifestyle-oriented location, combined with a two-year completion horizon, is giving families time to plan their moves."

The newly operational Crows Nest Metro station has been a clear drawcard for buyers, with several purchasers highlighting the Metro as a ‘game-changer’ for their next property move.

Gavin Zhang, General Manager of TWT Property Group, said after 10 years of planning and development, it was "fantastic to see such strong interest in The Collective."

"We’ve been confident that this project would be a great addition to the neighbourhood, and the results speak for themselves," Zhang says.

"The broader vision for this development is not just about creating high-quality residences, but also fostering a community-focused, arts-inspired precinct that will be a landmark for years to come."

The first stage of the masterplan will feature 3,000 sqm of commercial space, part of the 10,000 sqm of commercial space that will be on offer across the total 1.3-hectare development. 

Wood suggested the outlook for The Collective and the surrounding area remains optimistic.

“With escalating land values in Crows Nest and limited new supply, we would expect The Collective to perform well in the long term,” he said.

"We’ve provided detailed, local sales evidence that clearly shows The Collective is well-placed in terms of value. I even told one buyer, ‘If you find another property in this location, with this level of quality and pricing, I’ll buy it myself!’ That’s how confident we are."

While The Collective is technically within St Leonards, its location on the northern side of the Pacific Highway places it closer to the established, thriving hubs of Crows Nest and Naremburn.

With the first stage well underway, Westbourne Constructions anticipates completion of the first stage in Q3 2026.

Team2 and DBI are the architectural and interior design team behind the project, while artist Mel O’Callaghan, globally known for her large-scale vibrant artworks, has created a 22-metre piece titled 'Vertical Flow’ that will sit within the façade of the building.
