With the Parramatta CBD set to undergo a major transformation over the next five years, the area is seeing unprecedented levels of private investment in property.

“Outlying suburbs such as Parramatta and Liverpool are developing into regional cities, and with improved infrastructure in the works, there is likelihood we will see significant population growth in these areas further from the CBD”, property expert Michael Yardney said.

But why invest? The Parramatta area is ideally located in a growth area, home to a broad range of industries and only a 30-minute train ride from the CBD.

According to Smart Property Investment, the area’s gross rental yield for units sits at 3.8 per cent, almost double the rental yield for houses in the area, which sits at 1.96 per cent.

The suburb will soon service residents with a new light rail between the CBD and Western Sydney airport.

1. The Retreat, Lidcombe
