First look: Positive Investment Enterprise reveal Bellevue Hill apartment plans
Ali Mohammed's Positive Investment Enterprise is continuing to bolsters its apartment development pipeline in Sydney's most affuleunt harbourside suburbs.
Positive Invest, who is behind the luxury Rose Bay apartment development Kew Hillcrest, has filed plans for its rare three-lot amalgamation at 80-84 Drumalbyn Road, Bellevue Hill.
They're planning 26 two, three and four-bedroom apartments across a six-level building. The building however presents as two levels street from street, tiering down the sloping block.
The building, which will cost nearly $34 million to construct, has been designed by MHNDUnion who says the apartment mix is consistent with market demand and would suit the demographic mix of couples, small families, retirees and downsizers living within the surrounding area.
The Urban Design Report submitted by Atlas Urban suggested Bellevue Hill lacks the right type of housing in the right location "age in place."
They said it's an area of a well-established wealthy and increasingly elderly community, adding that much of the housing stock is mid-20th century walk-up buildings.
"[There's a] limited provision of new housing in residential streets surrounding the centre [of Bellevue Hill]," the report noted
"The subject site is part of a precinct of R3 medium residential apartments. Its neighbours are all multi-residential, while on the far side of the gully is R2 low-density housing.
"Many of the houses in the area are large and include private tennis courts and swimming pools. The apartments help to bring density and activation to the area and provide housing diversity."
There will be a communal resident area in the new development with a lounge, adjoining gym, and a tiered terrace that runs down to a swimming pool. On the same level is a three-bed plus MPR apartment that has its own pool.
There are four apartments proposed on levels one, two and three, six apartments on level four, four on level five, and then two penthouses on level six.
The three-bed apartments range in size from 118 sqm to 189 sqm, the larger ones with a fourth bedroom or an MPR.
Renowned landscape architecture firm Dangar Barin Smith said the landscape design for 80-84 Drumalbyn Road incorporates a carefully selected planting palette designed to effectively deal with the differing micro-climate sensitivities of the site.
"The front landscape exists in very limited natural light due to the oversized Fig Trees on the council verge. This area requires plantings that are conducive to low light conditions and forest floor/rainforest plant communities. A range of exotics are suggested where appropriate in conjunction with natives to ensure a long-term evergreen appearance and the prevention of weed growth."
Currently on the site is three residential flat buildings with brick facades and hipped tile roofs.
"The existing buildings are effectively enclosed brick boxes without access to outdoor spaces," Atlas Urban said.
