First look exclusive: Stargate seek new Oxford St, Bondi Junction apartment development

No single developer has contributed to the apartment market in Bondi Junction more than local developer Stargate Property Group.

Having completed five towers in the Eastern Suburbs shopping hub and currently developing their sixth, Stargate, led by Igal and Elia Leis, has filed for its seventh.

They're staying on Oxford Street, where they're currently developing The Centennial Collection and have completed several other buildings. They've submitted $80 million plans for two towers at 362-384 Oxford Street, an amalgamated site on the corner of Oxford and Newland Street.

Stargate secured three of the shops for $8.75 million in 2016 and was set to submit a development application for a smaller project before the opportunity arose to secure the three adjoining shops in 2021. They paid $15 million to expand their holding to 1,553 sqm which suited a larger tower.

They are having to keep three of the shopfronts, as they have heritage significance. Architecture firm SJB, who has also designed The Centennial Collection, has incorporated the shopfronts into the designs for the street level. The other three shops have been demolished and will be replaced with a striking curved entry to the building, as well as more retail spaces.

The development application is State Significant, so it goes through the NSW Planning Panel.

The new 15-level project will have 111 apartments, a mix of 48 one-bed, 52 two-bed, and 11 three-bedroom apartments. The building will be split into two sections, connected by an internal bridge. There will be a communal rooftop with resident amenity, as well as commercial spaces on the first two levels.

The builder-developer has already cleared the site, aside from the heritage shops, and has started excavating for the six levels of basement that will have parking for 119 vehicles. They're approaching bottoming out the basement just 400 metres away at The Centennial Collection which is on track for completion late next year.
