Sydney's most connected address has just been revealed, with prominent developer Third.i launching the first stage of its over station Crows Nest Metro development, Hume Place.

Hume Place will comprise three mixed-use buildings designed by the internationally acclaimed architecture firm Woods Bagot.

The first residences in Hume Place, known as Elevate, have just been released, a combination of 130 one, two, three bedroom apartments that offer unparalleled access to Sydney, as well as all of the amenity in the booming Lower North Shore metro corridor.

The apartments are split into three categories; The Urban Residences, Panoramic Residences, and Skyhomes.

The Urban Residences are made up of 76 one and two-bedroom apartments. They start on level seven and each feature a balcony or winter garden providing an extended alfresco living space. 

The Panoramic Residences offer one, two and three-bedroom apartments, higher up the building to offer extensive views stretching from the heads, across the Harbour, and to the city skyline. 

There are only 11 apartments in the Skyhomes collection, including a number of three-level penthouses that have their own rooftop terrace with a pool and outdoor kitchen. Each of the Skyhomes has three bedrooms, except for one oversized two-bed.

There is a wide variety of configurations that will suit several demographics, including investors, who have largely been absent from the market since the RBA started increasing interest rates. 

However, with an unreplicable project like Elevate, and its connection to the Metro, investors are likely to be looking at strong tenancy take-up and a higher potential for growth that, over the course of the last decade, has proven to be stronger in suburbs with a metro line than the neighbouring suburbs.

Close proximity to a metro station can help secure 15 per cent to 20 per cent premiums in rents compared to similar properties in the area.

Third.i and joint venture partner Phoenix Property Investors (PPI) acquired the Crows Nest Overstation Development at the end of 2022 after being shortlisted by the NSW Government and Sydney Metro in a rigorous and highly competitive tender process. Third.i and PPI were selected over some of Australia’s most successful developers, to deliver both sites above the station.

Designed by renowned architects Woods Bagot, Elevate draws inspiration from the area’s natural and historical elements, incorporating the heritage of the ancient blue-gum forests that once dominated the landscape. 

The development emphasises sustainability, with a Net Zero energy building design that exceeds industry standards. 

Beyond the residences, the project has been carefully crafted to integrate with the vibrant Crows Nest community. 

Third.i and PPI have worked closely with local businesses and residents to ensure the development aligns with the character of the area while enhancing the quality of life through thoughtful urban planning.

Third.i is working towards a Q3 2027 completion date.
