Sydney-based property developer Avance is making significant progress with their latest project Merrinda, located in the sought-after Kurraba Point on Sydney's Harbour.

With a strong focus on design and a track record of successful projects, Avance is poised to deliver a limited collection of prestigious residences that offer both luxury and functionality.

Sydney-based construction firm MLP Co is currently building the PBD Architects-designed building on Kurraba Road.

Merrinda comprises 14 exclusive residences, ranging in size from 130 sqm to 425 sqm.

Each residence showcases the meticulous attention to detail that PBD Architects are known for, with top-level apartments boasting harbour views, and garden residences featuring their own private tropical oasis. The emphasis on open, light, and efficient layouts ensures that living spaces are maximised for both purpose and comfort.

Great care in selecting the material palette for Merrinda has been taken to ensure that the proposed development seamlessly integrates with the surrounding context.

The primary elevation facing Kurraba Road exhibits varied expressions, thoughtfully designed to complement the adjacent contributory heritage item and the three listed heritage dwellings opposite. The use of neutral brick colour, textured charcoal paint walls, and low sandstone retaining walls along the front boundaries pay homage to the surrounding neighbourhood.

The interiors are adorned with natural stone, coupled with Miele and Gaggenau appliances, Astra Walker tapware and Villeroy and Boch ceramics.

Residents will also benefit from a cellar lounge, providing not only a social space within the development, but the capacity for 8,000 bottles of wine for even the most enthusiastic wine collector.

Location-wise, Merrinda offers the best of both worlds. Situated just 200 metres from Kurraba Point Wharf, residents can easily access public transportation, making commuting a breeze, while the vibrant Neutral Bay village, with its array of cafes and amenities, is only moments away.

The proximity to the CBD, a mere nine-minute drive, further enhances the appeal of the development.

The remaining three-bedroom apartments, with two bathrooms and one car space, are priced from $3,875,000.
