The NSW Government has partnered with Sydney property developer Billbergia to deliver a housing boost in the up and coming suburb of Arncliffe.

The new $253 million mixed-use masterplan, Arncliffe Central, sits on a 1.34-hectare site at 26 Eden Street, just 11 kilometres south of the Sydney CBD.

The Arncliffe Central neighbourhood will be home to 744 apartments over four residential towers set above a retail podium.

The four towers encompass one of 21 storeys, two 20 storeys and one of 17 levels that will house 180 social housing apartments in partnership with Evolve Housing.

“Merging social housing with general residential apartments will encourage engagement between all social strata and foster inclusivity,” GroupGSA strategic design lead Lisa-Maree Carrigan said. 

The interiors by architects Group GSA feature a natural colour palette inspired by the area’s abundant heritage and the local environment. Homeowners can select from two distinct colour schemes, sand and smoke. 

The apartments are planned to maximise natural light and space, blending seamlessly with the vast outdoor spaces and embracing natural light and panoramic views.

Double-glazed high thermal performance glass and vertical roll blinds throughout the home will provide quiet comfort and privacy from the outside world.

A practical space for cooking and entertaining, the kitchens are well-appointed with Bosch appliances, including a four-burner cooktop, oven, range hood, microwave, and dishwasher. 

The kitchen also features a reconstituted stone benchtop with brushed nickel tapware, tile floors, and hybrid timber flooring, creating a flawless designer kitchen and living space.

Bedrooms are fitted with a range of thoughtful details including 100 per cent wool textured loop piles and built-in robes with timber-look laminate shelving.

Beautiful, ensuite and family bathrooms are all finished to the highest standards. All bathrooms are outfitted with metal single-lever tapware and are clad in rich reconstituted stone surfaces.

Thoughtful details like the frameless glass shower panel and concealed dual flush cistern toilet suite provide a discreet seamless design.

 

Each apartment features high-tech security with a video intercom system enabling residents to safely manage visitors. The built-in My Home system also allows direct access to customer service.

Future residents of Billbergia's Arncliffe Central are poised to enjoy a host of amenities and retail options right at their doorstep.

Thoughtfully landscaped with beautiful native plantings, both rooftop gardens and private podium areas will offer various seating options for residents to relax and enjoy panoramic views of Sydney.

There will also be a sprawling 4,000 sqm park and pet-friendly facilities, allowing residents to enjoy the outdoors without having to venture far from home. 

Additionally, the development will feature a brand-new community centre and a state-of-the-art childcare facility.

The social housing will be positioned above the planned childcare facility. It will overlook a children's play area and public space.

 

For those seeking retail therapy or a bite to eat, the retail precinct at Arncliffe Central is set to boast a diverse range of shops, a full-line supermarket, and a collection of restaurants, bars, and cafes. 

“There is a huge need for not just housing and social housing in the Arncliffe area, but also retail amenity,” Carrigan added.

As the first master-planned community of its size in the suburb, Arncliffe Central has already made waves since its Stage One launch in October of 2022.

Stage One of Arncliffe Central launched the 19-level tower of 176 apartments featuring 78 one-bed apartments, 74 two-bedders, and 48 three-bedroom apartments, ranging in price from $575,000 to $1.35 million.

Arncliffe Central is likely to attract locals and young families seeking a low-maintenance lifestyle with the convenience of transport, schools, parks and community infrastructure right on their doorstep, Billbergia Sales Director, Lulu Chen said.

"With major growth in the surrounding suburbs of Wolli Creek, Mascot and Rockdale, Arncliffe is emerging as Sydney’s newest hotspot and, until now, has been previously overlooked for development opportunities."

Arncliffe Central will sit right next to the International Airport. Construction is due for completion in late 2025.
