Developer and builder ALAND has commenced construction on their $375 million mixed-use development Archibald in the heart of Gosford, with groundworks underway at 108 Donnison Street, one of the last remaining consolidated sites in the Gosford CBD.

Named after Archibald Acheson, the second Earl of Gosford, the project will occupy a 5,656 sqm parcel and include 323 residential apartments, 130 hotel rooms, multiple food and beverage tenants, 2,061 sqm pub and a 960 sqm Skybar & Lounge.

Archibald will consist of two buildings, fronting onto Mann, Donnison and Baker streets, with a selection of one, two, three and four-bedroom units in addition to a collection of penthouses. Residents will have access to resort-style facilities, such as a podium pool with swim-up bar and Skybar & Lounge at the crown with views of the ocean and city skyline.

Apartments range in size from 58 sqm to 280 sqm total area with prices for a one-bedroom starting from $450,000.

Since launching in November 2022, Archibald by ALAND has sold more than a third of the units prior to construction commencing.

Highland Project Sales Director Georgia Scanlon said despite successive rate rises and a change in Australia’s property market conditions in the past 12 months, buyers were active in high growth sea change areas such as the Central Coast where lifestyle, affordability and proximity to the city underpinned long-term growth.

“The Central Coast offers the perfect combination of a coastal lifestyle, regional growth and affordable price points with demand stemming from Sydney-based downsizers, professional couples and families,” Scanlon said.

“Gosford has had a shortage of high-quality new projects in recent years. A luxury development such as Archibald has appealed to Sydneysiders as well as investors seeking an easily accessible getaway option just under an hour’s drive from the city.”

Located less than five minutes’ walk from Gosford’s Waterfront Park, Central Coast Station, and the University of Newcastle’s new multi-million-dollar high-tech campus to be built on Mann Street, position has been major drawcard for buyers.

ALAND Head of Development Ryan Lane said Archibald by ALAND will be a significant new destination offering at a time of growth and investment for Gosford.

He said the considered design, finishes and amenities had come together with lifestyle-oriented residents in mind.

“The combination of residences, an upscale hotel together with a significant food and beverage offering as well as gym and pool amenities raises the bar on luxury living for Gosford,” he said.

“For residents Archibald lifestyle extends beyond the four walls of their home, the plethora of amenity becomes an extension of their home – from meeting friends at the sky bar for a drink, to enjoying the pool with family.

“This aligns with ALAND’s key principles for location, design and lifestyle. We look for emerging locations with untapped growth potential where our expertise and experience can have a long-lasting impact on delivering a project the local market can take real delight in.

ALAND Chief Executive Officer George Tadrosse said he was proud to kick off such a significant milestone that meant as much for the company as it did for the Central Coast, particularly given the strong buyer and community interest in the wide range of lifestyle amenities within the project.

“Gosford has been waiting several years for this site to be transformed and we’re extremely proud to be the developer and builder with the foresight and resources to bring it to fruition,” Tadrosse said.

“This is a huge opportunity to create a legacy for the city and make the most of this outstanding location. The strong level of interest to date is testament to the demand for a premium lifestyle community. Now the project is coming out of the ground we expect that interest to increase.”

"The interest and investment in Gosford are set to enliven the CBD and ALAND has taken its role in this transformation extremely seriously,” Tadrosse said.

“This is a once-in-a-generation opportunity to build a world class and timeless building for the city of Gosford. We’ve pulled out all stops to make this a development with broad appeal to holidaymakers, local buyers, and investors wanting to enjoy and realise the true potential of this thriving community.”

The project is scheduled for completion at the end of 2024.
