The Bond mansion, the Perth home built by the late businessman Alan Bond, is back for sale after a heavy price reduction.

Noted as one of the best homes in Perth, the sprawling Watkins Road home on the Swan River initially sought $50 million when first listed over Christmas 2017.

Ray White Dalkeith agent Jody Fewster is now marketing the property with a guide of $35 million plus. Fewster, whose father was Alan Bond, grew up in the home.

"I know the house and the location like the back of my hand and it truly is so special and one-of-a-kind,” Fewster said.

It's likely the vast home will go back in price, having been bought for $39 million in 2011 by Sue Gibson.

Gibson is the former partner of mining entrepreneur Steve Wyatt. She's listed the home having spent $5.55 on Crossways Farm in the NSW Southern Highlands. She is riding and breeding horses from the 49 hectare Robertson estate.

The six bedroom resort-style property on 6,405 sqm was originally designed by architect Geoffrey Summerhaves. In was updated by Andrew Boughton.

It features a gym, billiards room, sauna, 10,000 bottle wine cellar and tasting room.

In the landscaped grounds is a swimming pool with swim-up bar, spa, pool house and barbecue house.

“To have grounds of this scale so close to the city and situated right on the Swan River is unheard of in Perth," Fewster added.

"Growing up we’d go prawning and collect mussels and the next family to live here will be able to go paddle boarding, boating and jet skiing right out the front of the house.

“There are very few properties in Perth that have a boat shed nowadays so it’s very special.”
