There's an inviting attic day bed at the latest Tasmanian trophy property offering - a boat shed among the 36 boat sheds on the edge of Cornelian Bay, Hobart.

Boat shed 6, which is on the market with a guide of $225,000-plus, has a kitchenette, dining and sitting area and a wood fire.

The owners are selling because they no longer live in Tasmania.

Boat shed 6 is on the market through Charlotte Peterswald for Property.

Power and water is connected but there is no plumbing.

The boat shed has a shower – owners must use biodegradable soap products – and toilet amenities need to be of the portable kind.

The furniture and whitegoods are included in the sale of boat shed 6.

The sale is for the freehold ownership of the 70-square-metre boat shed building. There is a Crown lease over the water, typically 25 years, and owners must pay an annual fee of about $2000, which goes towards maintenance of boat shed access and the footpath.

The local paper says among the Cornelian Bay boat shed owners are artists and writers, who use them as creative retreats.

The boat sheds were built on the Derwent River from the 1890s to the 1930s.

Two doors along, boat shed 8 is also on the market. Sam Towns, of Petrusma Property Sandy Bay, has the listing and the guide is $245,000 to $275,000.

They are now on the state’s heritage register.

Heritage Tasmania maintains development guidelines for the boat sheds, according to the Friends of Cornelian Bay Boat Sheds page on Facebook.
