Developer Legacy Property has teamed up with the Illawarra Coke Company to create The Works, a new community in Corrimal north of <a href="/new-apartments/wollongong-nsw-2500">Wollongong</a>, following the rezoning of just over 18-hectares of land formerly occupied by the Corel Coke Works on Railway Street.

Sales will launch this year for the new community, which will comprise of multiple&nbsp;low to mid-rise apartment buildings and townhouses, with a mix of one to four-bedroom dwellings on offer and some with&nbsp;scenic views of the escarpment.

The unique location will be transformed into a residential community comprising around 550 dwellings, new parks, and a heritage precinct celebrating the site's history. The <a href="https://www.urban.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal">first stage</a> will see 181 apartments released.

With a commitment to affordable housing, <a href="https://www.urban.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal">The Works</a> includes 35 affordable dwellings in the overall master plan approval.

Legacy Property engaged with the local Corrimal community through a Community Consultation session last November, allowing residents to pose questions and gain insights into the demolition process and the planned reuse of heritage items.

<a href="https://www.urban.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal">The Works</a> is expected to be <a href="/new-apartments/wollongong-nsw-2500">Wollongong's</a> first&nbsp;5-Star Green Star-rated community, with sustainability a key focus in the design, construction and operation of the project.

<a href="https://www.urban.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal">The Works Corrimal</a> emphasises the reuse of original materials and responsibly sourced new materials, aiming to reduce construction and demolition waste to landfills by at least 80 per cent.&nbsp;

The creek riparian zone will be restored with 150,000 native plantings, promoting biodiversity and creating a landscape buffer for visiting flying foxes.&nbsp;Water-sensitive urban design will also ensure that every drop of water is left in a better state.

The Southern Park and riparian corridor, spanning over seven hectares, will feature a nature play area for children, a half basketball court, a multipurpose fenced area, and community gardens.&nbsp;<a href="https://www.urban.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal">The Works</a> will also offer active transport links, a dog park, a heritage plaza, neighbourhood shops, and a proposed childcare centre.

Conveniently located near Corrimal Town Centre and within walking distance of the coastline, the precinct encompasses Corrimal Station, ensuring excellent connectivity to the Sydney CBD via rail.
