ASX-listed developer Mirvac has revealed its West Pennant Hills masterplan, Highforest by Mirvac.

It was a year ago Urban revealed the plans for the <a href="https://www.urban.com.au/news/nsw/mirvac-lodge-concept-plans-for-coonara-by-mirvac-hills-district-masterplan">near 26-hectare, $700 million community</a>&nbsp;which will have around 418 apartments and townhouses on the site&nbsp;bordering the Cumberland State Forest. Around 10 hectares of remnant bushland will be dedicated to the stage government as public open space.

Mirvac promise a "harmonious blend of modern living and nature."

There will be 252 apartments and 166 houses, considerably less than the 1,500 homes that were envisaged for the large site. The apartments will be spread across four buildings no higher than eight levels.

The state government expedited Mirvac's planning proposal, greenlighting the site's rezoning after the local council rejected it.

Mirvac's commitment to environmental stewardship is evident in its decision to protect approximately 10 hectares of remnant forest.&nbsp;

“This forest will become publicly accessible for the first time in 100 years, transforming the site from private land with no public access into a sanctuary for all to enjoy," Mirvac said.

Highforest, spearheaded by <a href="https://www.urban.com.au/architects/mirvac-design">Mirvac Design</a>, is set to revolutionise residential living, focusing on the connection of architecture, green spaces, and landscaped walking paths.&nbsp;

The development comprises generously proportioned semi-detached and terrace homes, offering flexibility to meet the evolving needs of families.

Additionally, four apartment buildings with deep balconies and large windows provide an immersive connection with nature inspired by the concept of treehouse living.

The first apartment release, dubbed Eucalypt, will feature a range of one, two, three, and four-bedroom residences, many of which capture views of the surrounding forest.&nbsp;

The apartments offer various sizes, layouts, and configurations, with some units incorporating dedicated media and study areas.

On the housing front, the first release, Treeview, will have three, four, and five-bedroom residences, including a mix of semi-detached and attached homes.&nbsp;

Key features encompass provisions for additional media, family, and study spaces, along with private open spaces such as ground-level and upper-level balconies.

Residents of Highforest will have access to an array of amenities, including generous open spaces, parks, play areas, and a private resident-only recreational facility, which will house an indoor swimming pool, gym, and community dining area.

The <a href="/new-townhouses/west-pennant-hills-nsw-2125">West Pennant Hills projec</a>t will be just 800 metres from Cherrybrook Metro Station.

Designed by Altis Architecture, in conjunction with Mirvac’s design team, the rare one-hectare site will feature 55 premium residences, in addition to a suite of lifestyle-focussed amenities, including a 20-metre indoor lap pool, treatment and steam rooms, a mezzanine level gym and space for pilates, yoga and stretching classes. 



The ASX-listed group Mirvac together with Easts Group will fill the gap in the downsizer market, with the topping out recently of their near $164 million over–55’s development.&nbsp;

The Langlee will be lifestyle focussed and amenity-rich, with the lucrative benefit of welcoming its first residents in 2023.&nbsp;

The project marks a return to the eastern suburbs for Mirvac, following the successful completion of The Moreton in Bondi in 2017, at a time where up to one in 10 baby boomers are opting to downsize, freeing up the family home to allow the next generation of families to move in.&nbsp;

The ‘right-sizer’ movement, enhanced further by the Federal Government’s Downsizer Scheme, promotes housing efficiency in a supply-constrained market.&nbsp;

Mirvac’s Head of Residential, Stuart Penklisa said the partnership with Easts Group will deliver an amenity-rich lifestyle for the right-sizer, offering the best of both convenience and comfort.&nbsp;

An indoor/outdoor casual and contemporary café, restaurant and bar will also be situated on the ground floor, fronted by two bowling greens.&nbsp;

An added feature will be a personalised well-being concierge service delivered by Zinnia Living to benefit residents whilst moving in, making it easier to transition seamlessly into a lifestyle of relaxed luxury.&nbsp;

Penklis said that The Langlee meets the increasing needs of a growing consumer group in an area of limited supply and addresses the unmistakable trend towards living environments which include a high level of amenity that deliver health and social benefits.

Mirvac meets growing baby boomer downsizer demand in Sydney’s East 

"By prioritising the natural environment, the result is a compelling new housing typology and development that will be unprecedented in this local government area."

The ASX-listed property developer, Mirvac, has submitted plans for its Hills Shire masterplanned community.

Coonara by Mirvac, in West Pennant Hills, will see 418 dwellings created across the near 26-hectare block of land bordering the Cumberland State Forest. Around 10 hectares of remnant bushland will be dedicated to the Stage Government as public open space.

There will be four apartment buildings, and the rest of the residences townhouses.

"The concept plan for 55 Coonara Avenue adopts a country-centred approach, underpinned by the preservation and regeneration of vast areas of native forest for the benefit of all living beings," Mirvac noted in their submission to the Hills Shire Council.

"By prioritising the natural environment, the result is a compelling new housing typology and development that will be unprecedented in this local government area.

"It intends to set a new benchmark in socially and environmentally sustainable residential development."

It's been a six&nbsp;year process for the Mirvac Design team to get to this point.&nbsp;

Feedback from the&nbsp;2019 planning proposal exhibition process has seen Mirvac pivot away from the higher density living, with concerns raised of the number of apartment&nbsp;buildings when there were nine planned.

Dwelling numbers were also reduced from the 2020 rezoning, down 30 per cent from a permissable 600 to 418. Mirvac also increased the average and&nbsp;minimum lot size, from 86 sqm&nbsp;permissible to a minimum range of 150 sqm&nbsp;to 500 sqm.

The design response of the masterplanned community&nbsp;sought to capture the natural character of the remnant forest.

"Public spaces, streets and buildings are inspired by the idea of living in harmony with nature.

"The proposed design will have a distinct and contextual expression, one that is not urban nor suburban but specific to its unique context."

Houses will terrace across the topography, and will be integrated with surrounding parks and forest areas. There will be a mix of two to three-storey dwellings, with a range of floor plans catering for larger families and multigenerational living.

"The architectural expression of the apartment buildings is inspired by the idea of tree-house living, where the overall built form is broken down into a series of smaller, seemingly random, yet complimentary architectural elements echoing the organic order of nature."

Mirvac suggest the configuration mix of apartments addresses a notable gap in the current housing supply at West Pennant Hills.

Around 1,045 residents will call Coonara by Mirvac home when it is completed. The apartments are set to be the last stage.

Currently a redundant and obsolete business park, it will be the first time in around a century that the natural forest environment will be publicly accessible to the community.

"The concept plan seeks to extend the experience of the forest from the edges of the site into the heart of the development, and on to the doorstep of future residents and the local community," Mirvac added.
