Palm Beach's dress circle Jefferson Lane is set to receive an injection of more luxury apartments.

The beachfront strip in the south of the Gold Coast has been busy in the last few years, with the likes of Graya, Lacey Group, and Daascon all developing on the exclusive strip.

The latest plans are by the Brisbane-based Green Leaves childcare boss Michael Hovey, who spent $6.35 million on the home on 597 sqm in December. Hovey also owns next door, which was bought for $3.5 million in 2017, making the amalgamated lot 1,194 sqm.

He's proposing just 10 apartments across a 12-level building, which would see it climb 42.9 metres, well above the building height allowance of 29 metres.

Town planner UPS argue however that, because the project is&nbsp;located in an ‘Urban neighbourhood’, the City Plan sets out provisions for an increase in height if development can demonstrate achievement of a number of architectural and contextual principles set out within the strategic framework.

Local architecture firm Plus were engaged to design the project, which they write in their documents filed to the Gold Coast City Council, "offers luxurious and thoughtfully designed living with breathtaking panoramic ocean views."

"The architecture of the building is designed to mimic the sculptural forms of sand shaped by water, with car ved elements providing relief and protection to the apartments, while also grounding the building into to the earth. The apartments are oriented towards the north-eastern aspect, with the sculptural forms peeling away to provide uninterrupted coastal views.

"The building is visually divided into three horizontal sections, the lower levels reflecting the solidity of rocky shores and solid earth, while the typical apartment levels reflect the fluidity and delicacy of sand."

Each apartment spans a whole floor, apart from the split-level penthouse which spreads across levels 11 and 12.

The ground floor apartment has 304 sqm of internal area and a 47 sqm balcony, while the floorplate for apartments across levels one to nine is 347 sqm of internal living space and a 41 sqm balcony.

Each will have four bedrooms, one a master suite with walk in wardrobe and ensuite. There's a multi-purpose room, wine storage, and a butler's pantry in the kitchen.

The sprawling penthouse has four bedrooms on the first level, a gym and a library. A spiral staircase leads to the second level where there's the main kitchen living and dining area, a fifth bedroom, a study, a mutli-purpose room, and a wine room. Both levels have balconies.

The upper ground floor will home the resident amenity which will include a&nbsp;swimming pool with spa and wet deck, a gym, steam room and sauna, dining pods, outdoor shower, surf rack storage, and a fire pit area.

"Overall, the twelve storey residence at Palm Beach along Jefferson Lane is a stunning example of luxury architecture and design, offering residents a sense of exclusivity and privacy, as well as stunning coastal views and easy beach access," Plus wrote.

There's been plenty happening on Jefferson Lane in recent years.&nbsp;Homebuilder turned luxury apartment developer Graya <a href="https://www.urban.com.au/news/qld/graya-unveil-second-gold-coast-apartment-project">are set to launch Kloud</a>&nbsp;which they are expecting to be approved imminently.

The Lacey Group are currently building The Monroe, after its sell-out by Pezet Matheson. The Lacey Group has previously developed The Jefferson on the strip before.

Aurelia is currently on the market by Samy Saad's Daascon. Prices start from $6.35 million for their whole-floor apartments.

Seven Group media heir Ryan Stokes secured approval for a <a href="https://www.urban.com.au/news/qld/seven-boss-ryan-stokes-lodges-plans-for-palm-beach-apartment-development-akuna">boutique project Akuna</a> at 39-41 Jefferson Lane, but no sign of a project launch there.
