Sydney's top new apartment developments launching in 2025

Whether it's beachfront Manly or higher density in the growing activity zones of Crows Nest and St Leonards, Sydney's North Shore market is booming.

The market has been buoyed by a mix of record sales, low supply, and new transport connections thanks to the recent opening of the NSW Government's $21 billion Metro line that dissects the likes of North Sydney, Crows Nest, and Chatswood.

With only a few months left of 2024, we've looked ahead to 2025 as to what's set to come to the market in the North Shore.

<h2>Who: Cbus Property &amp; Galileo</h2>

<h2>What: East Walker Residences; 258 apartments</h2>

<h2>Where: North Sydney</h2>

<a href="https://www.urban.com.au/developers/cbus-property" target="">Cbus Property</a> and joint venture partner Galileo will take to market <a href="https://www.urban.com.au/new-apartments/east-walker-street-north-sydney-173-179-walker-street-north-sydney-nsw-2060">East Walker Residences</a>, their new <a href="https://www.urban.com.au/developments/north-sydney-nsw-2060">North Sydney</a> development in 2025.

The towers, designed by&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>, will home 258 one, two, three and four-bedroom apartments on the prime 3,950 sqm site across&nbsp;173-179 Walker Street and 11-17 Hampden Street.

The tallest building will rise 30 levels and home 161 apartments, while the smaller building will have the remaining 67.

There is a third building proposed on the large site, a small five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.

The most recent application, lodged earlier this year, represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;

Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS and Galileo for around $150 million in 2021.

<h2>Who: One Global Capital</h2>

<h2>What: Over 300 apartments&nbsp;</h2>

<h2>Where: Macquarie Park</h2>

Iwan Sunito is lining up the first launch of his newly named development company,&nbsp;<a href="https://www.urban.com.au/developers/one-global-capital">One Global Capital</a>.

Sunito, who founded Crown Group, is taking what he knows to <a href="https://www.urban.com.au/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where he'll be launching a three-tower project at some point next year.

The buildings, across 7-11 Lachlan Avenue and 157-159 Herring Road, will home just over 300 apartments, as well as an activated street level with retail and hospitality venues.&nbsp;

There will be 35 studio apartments, which take up just over 10 per cent of the building. The majority of apartments will be two-bed (149 apartments, 49 per cent), while there will be 60 one-bed and 60 three-bed dwellings (20 per cent).

There will be a handful of 'Plus' apartments, which will feature a dedicated study space, responding to the rising trend of working from home.

One of the towers will feature a range of amenities, including indoor and outdoor recreation spaces and a swimming pool, set in landscaping and rooftop gardens. There will be play areas for children and barbecue areas.

<h2>Who: Deicorp</h2>

<h2>What: 129 apartments</h2>

<h2>Where: Crows Nest</h2>

Earlier this year&nbsp;<a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>, one of Sydney's most active apartment developers, secured approval for its 16-storey mixed-use project at the Five Ways Junction in&nbsp;<a href="https://www.urban.com.au/new-apartments/crows-nest-nsw-2065">Crows Nest</a>.&nbsp;

Dubbed <a href="https://www.urban.com.au/new-apartments/falcon-alexander-8-alexander-street-crows-nest">Fiveways</a>, the 16-level building will home 129 apartments designed by <a href="https://www.urban.com.au/architects/turner-studio">Turner Studio</a>.

The first three levels of the project will be a podium with 8,000 sqm of commercial space. The seven basement levels will home 247 car spaces.

The project, at 391-423 Pacific Highway, is located just minutes from Crows Nest Metro Station.

<h2>Who: DARE Property Group</h2>

<h2>Where: Mosman</h2>

The Avidan family is back at it, this time debuting in Sydney's Lower North Shore.

<a href="https://www.urban.com.au/developers/dare-property-group">DARE</a> Property Group, led by developer Danny Avidan, is set to bring in a new era of shoptop housing to the Lower North Shore's most affluent suburb.

Earlier this year DARE secured a prime 1,286 sqm, triple site at 696, 700 and 706 Military Road, in the heart of Mosman.

The site will soon be home to a fresh new building designed by <a href="https://www.urban.com.au/news/dko-architecture-on-the-changing-face-of-hotel-design" target="">DKO Architecture</a>&nbsp;who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.

The plan is for 27 apartments above a revived street-level retail. There will be one, two and three-bedroom largescale apartments on offer.

The apartments wrap around a central courtyard which DKO says is a key feature for the project and a point of difference for the development's community.

<h2>Who: Time &amp; Place</h2>

<h2>What: 24 apartments</h2>

<h2>Where: Manly</h2>

Sydney and Melbourne property developer, <a href="https://www.urban.com.au/developers/time-place">Time &amp; Place</a>, will be looking to launch its luxury Manly development to the market next year, having been given the green light earlier this year.

They have approval for a five-level,&nbsp;$100 million development with 24 apartments at 35-43 Belgrave Street, near&nbsp;<a href="https://www.urban.com.au/developments/manly-nsw-2095">Manly</a>&nbsp;Beach.

Designed by <a href="https://www.urban.com.au/architects/sjb-architects">SJB Architects</a> to target local downsizers and rightsizers, the development primarily aims to appeal to residents who have lived in Manly for many years and want to stay in the suburb.

The two and three-bedroom apartments will sit above ground-floor retail. Time &amp; Place is currently in active conversations with a local favourite retailer to occupy the ground floor retail space.

<h2>Who: PB &amp; Co</h2>

<h2>What: 10 apartments</h2>

<h2>Where: Kurraba Point</h2>

Luxury Melbourne developer,&nbsp;<a href="https://www.urban.com.au/developers/pb-co">PB &amp; Co</a>, will also make its Sydney debut next year, on arguably one of the best development sites in the North Shore.

In 2021 they secured a prime waterfront site at 184b-190 Kurraba Road,&nbsp;<a href="https://www.urban.com.au/developments/kurraba-point-nsw-2089">Kurraba Point</a>,&nbsp;before engaging&nbsp;renowned architect Koichi Takada put plans together for just 10 residences across the 4,200 sqm block which slopes down to the water.

There will be just six luxury apartments, four three-bed and two four-bed apartments, on the street side of the block. They've been tiered to overlook Shell Cove. Then closer to the water will be four dual occupancy residences.&nbsp;

A conscious effort has gone in for the project to be highly sustainable. Not only has the project been designed carbon neutral, but it will operate carbon-neutral too.&nbsp;

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050," Michael Pesochinsky, co-founder of PB &amp; Co., told Urban.

<h2>Who: Coronation Property</h2>

<h2>What: 130 apartments</h2>

<h2>Where: Chatswood</h2>

Prominent Australian builder-developer,&nbsp;<a href="https://www.urban.com.au/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>, is expected to launch its new $200 million&nbsp;mixed-use development in Chatswood next year.

Located at 57-61 Archer Street, the site sits in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.

<a href="https://www.urban.com.au/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>&nbsp;will utilise the connected site to deliver a mixed-use precinct with around 2,000 sqm of retail space and 130 apartments.

On the site acquisition back in 2022,&nbsp;Coronation's&nbsp;Head of Urban Transformations,&nbsp;Aras Labutis, said the purchase represented an important milestone for the company as they continue to focus on mixed-use sites around Sydney.

“The Chatswood site presented a unique opportunity for Corontion Property to contribute to what we see as one of Sydney’s fastest-growing precincts,"&nbsp;Labutis said.

"With the State and&nbsp;<a href="https://www.urban.com.au/developments/willoughby-nsw-2068">Willoughby</a>&nbsp;Councils committed to further developing Chatswood as a major employment and residential hub, we are excited to respond to the demand for more housing in the area and build upon an already highly sought-after community.”

The top seven new North Shore apartments expected to launch in 2025

Demand for new apartments on the Lower North Shore increased to their highest levels in over two years in the second quarter of 2024.

Data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, <a href="https://www.urban.com.au/" target="">Urban.com.au's</a>&nbsp;new data product, showed enquiry jumped 20 per cent between Q1 2024 to Q2 2024 across Lower North Shore suburbs, with the likes of <a href="https://www.urban.com.au/new-apartments/north-sydney-nsw">North Sydney</a>, <a href="https://www.urban.com.au/new-apartments/crows-nest-nsw-2065">Crows Nest</a>, <a href="https://www.urban.com.au/new-apartments/mosman-nsw-2088">Mosman</a> and <a href="https://www.urban.com.au/new-apartments/roseville-nsw-2069">Roseville</a> seeing the largest increases.

Enquiry hasn't been at this level since 2022.

Increased levels of enquiry were the most prevalent at the upper end of the market. While the most popular price point enquired on across the Lower North Shore in Q2 2024 was between $1.5 million to $2 million, the biggest increase in enquiry came in the $3.5 million to $4.5 million range.

Smaller, boutique apartment developments in some of the Lower North Shore's most affluent suburbs saw a lot of interest, while the ever-popular <a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a>, recently completed by Aqualand's inhouse construction arm on North Sydney's dress circle Walker Street, saw an increase in its luxury three-bedroom apartments toward the top of the Woods Bagot designed tower.

The suburb search on Urban.com.au didn't throw up too many curveballs for the Lower North Shore compared to recent quarters.&nbsp; The most searched suburb for every quarter over the&nbsp;last 12 months has been <a href="https://www.urban.com.au/developments/chatswood-nsw-2067">Chatswood</a>,&nbsp;one of the northernmost suburbs in the Lower North Shore.

There are only a handful of new apartment developments in the market in Chatswood. Central Element's <a href="https://www.urban.com.au/new-apartments/ethos-15-ellis-street-753-pacific-highway-chatswood">Ethos Chatswood</a> launched in late 2022 and is on track to complete its construction by late 2025. Over 70 per cent of the 49 apartments have sold to date. Goldfields Group is developing <a href="https://www.urban.com.au/new-apartments/the-bryson-of-chatswood-871-877-pacific-highway-chatswood">The Bryson of Chatswood</a> nearby, 70 apartments across a 23-level tower.

The newest entry to the Chatswood new apartments market has been <a href="https://www.urban.com.au/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a>&nbsp;by Tian An, one of Australia’s oldest listed property developers. The FJC Studio designed tower offers 64 apartments across 27 levels on Gordon Avenue, next to the Chatswood Bowling Club.

The apartments will sit above&nbsp;1,476 sqm of retail and commercial space, aiming to offer a diverse hybrid work environment and communal spaces to foster connection with the local and broader community.

Chatswood buyers are expected to have more choice next year given the number of development applications filed last year following the amendment to the&nbsp;Chatswood CBD Planning and&nbsp;Urban Design Strategy&nbsp;2026. The amendment saw the CBD boundary expanded to the north which opened up the height limit to another area of the city.

Last year Bridgestone <a href="https://www.urban.com.au/news/nsw/bridgestone-file-for-two-tower-chatswood-apartment-project">filed for two towers with 95 apartments</a>, while VIMG <a href="https://www.urban.com.au/news/nsw/first-look-vimg-plot-two-tower-chatswood-apartment-development-nelson-place">wants to develop two towers</a> with over 190 apartments.

Busy developer <a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> also proposed two new towers, their first development in the area. They're planning <a href="https://www.urban.com.au/news/nsw/billbergia-focus-on-hybrid-remote-working-at-new-chatswood-apartment-development">two slim 27-level towers with 251 apartments</a> atop a podium with retail, commercial showrooms and&nbsp;flexible SOHO style live/work offerings.

<a href="https://www.urban.com.au/developers/coronation-property">Coronation Property</a> is expecting to launch its Chatswood tower in 2025. That will have around <a href="https://www.urban.com.au/news/nsw/coronation-property-acquires-200-million-chatswood-development-site-expect-130-apartment-tower">114 apartments at 57-61 Archer Street</a>, in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.

There's been noteworthy development applications filed in Q2 2024, pointing to further improved supply in the medium term.

<a href="https://www.urban.com.au/developers/cbus-property">Cbus</a> and Galileo <a href="/news/nsw/first-look-exclusive-cbus-and-galileo-revise-plans-for-new-north-sydney-apartment-development-east-walker-street">revised plans for their North Sydney apartment development</a> on Walker Street, just up the road from AURA by Aqualand.

Urban revealed in mid-2022&nbsp;<a href="https://www.urban.com.au/news/nsw/first-look-cbus-lodge-plans-for-striking-walker-street-apartment-tower-in-north-sydney">Cbus' original plans</a>&nbsp;for the new on a prime 3,950 sqm site across 173-179 Walker Street and 11-17 Hampden Street.

They've gone back to the drawing board and brought in&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>&nbsp;to rejig the plans, add more levels, and reconfigure the apartment mix to have 258 apartments, over five per cent of which are reserved for affordable housing which now triggers increased height levels for new apartment developments.

Developer <a href="https://www.urban.com.au/developers/twt-property-group">TWT</a> is pushing forward with its multi-stage, 9,500 sqm masterplan <a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>, on the fringe of Crows Nest. Soon to launch the first building of apartments, TWT <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-twt-expand-1-billion-st-leonards-precinct">filed for a future stage</a>, two mixed-use buildings with 137 apartments above what will become a thriving commercial, retail and hospitality precinct.

Earlier this year&nbsp;<a href="https://www.urban.com.au/news/nsw/twt-appoint-westbourne-construction-to-build-first-stage-of-1-billion-st-leonards-masterplan-the-collective">TWT apppointed Westbourne Constructions</a>&nbsp;as the builder of the masterplan.

The inaugural phase of The Collective will introduce 93 residences with one to four-bedroom configurations. The low-density design has been created by Team2 Architects and will have interiors by DBI.

What are new apartment buyers in Sydney's Lower North Shore looking for? MatterFact Insight

Sydney apartment developers are feeling confident in 2024.

That's been the headline from conversations in the first six weeks of the year from developers across Sydney. Just as importantly, that's been the feedback from the project marketers too.

Joe Nahas, Managing Director at <a href="https://www.urban.com.au/developers/coronation-property">Coronation Property</a>, is expecting a strong market this year, however buyers have changed in recent years.

"Buyers are more discerning when it comes to the developer they choose and are not willing to accept anything short of exceptional built quality," Nahas says.

"Buyers today are very different from those five years ago. Buyers are demanding more and wanting to invest in a lifestyle, not just an apartment. They want more space within their homes, seeking residences that are functional and offer an evolving space to grow. They are wanting the resort-style amenities, outdoor spaces and access to shops and dining on their doorstep."

It's placemaking which Coronation are doubling down on currently and in their future pipeline. Having already delivered the successful Paper Mill Precinct in Liverpool, their focus now is on Mason &amp; Main, which will bring Merrylands its largest ever mixed-use precinct, and Ashbury Terraces, a rare proposition in a suburb where apartments and terraces are at a premium.

Coronation has three new projects which are likely to launch this year, the first being <a href="https://www.urban.com.au/new-apartments/erskineville-nsw-2043">Erskineville Village</a>.. They also have a <a href="https://www.urban.com.au/new-apartments/57-61-archer-street-chatswood">Woods Bagot-designed tower in Chatswood</a> and another project in Ashbury.

"Across all our off the plan projects, we are finding buyers are desiring the best of modern design, quality build, and convenient connectivity," Nahas added.

<a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>, one of Sydney's busiest developers year on year, echoed the sentiment. Deicorp's Executive Manager Robert Furolo said&nbsp;the signs are positive that 2024 will be a strong year both for buyer inquiries and conversion to sales in the apartment market.

"Young families, professional couples, and downsizers are all still looking for the lifestyle benefits of convenient and affordable apartment living," Furolo said.

"Together with the ongoing undersupply of new properties in the market, and the return of investors, we are confident of finding buyers for every new home we build and deliver."

Deicorp has just launched their first new project of 2024, <a href="https://www.urban.com.au/new-apartments/cosmopolitan-by-deicorp-parramatta-34-hassall-street-parramatta-nsw-2150">Cosmopolitan by Deicorp</a> in <a href="https://www.urban.com.au/new-apartments/parramatta-nsw">Parramatta</a>. The two 46-level, side by side towers designed by Turner Studio will home over 600 apartments above retail in the heart of Parramatta on Hassall Street.

Deicorp will also look to launch <a href="https://www.urban.com.au/new-apartments/marquet-mary-rhodes-1-9-marquet-street-rhodes-nsw-2138">Marquet &amp; Mary</a>, their $310 million,&nbsp;<a href="https://www.urban.com.au/architects/fk-australia" target="">Fender Katsalidis</a>-designed mixed-use tower in&nbsp;<a href="https://www.urban.com.au/new-apartments/rhodes-nsw-2138">Rhodes</a>, some 214 apartments across 32 levels, while later this year their Melrose Park masterplan is expected to kick off.

Deicorp is working with PAYCE to create a&nbsp;<a href="https://www.urban.com.au/news/nsw/deicorp-and-payces-melrose-town-centre-plans-revealed">new $700 million Melrose Town Centre</a>, which will turn a 55-hectare patch of dirt just&nbsp;outside of Parramatta into a fully mixed-use community.

Turner Architects has drawn up the plans which will see just under 500 apartments delivered across&nbsp;six buildings, as well as commercial, retail, a child care centre, and medical premises in the podiums.

Not to forget Deicorp's current pipeline. Lower North Shore developer <a href="https://www.urban.com.au/developers/hyecorp-property-group">Hyecorp</a> saw success over the break at their under construction <a href="https://www.urban.com.au/new-apartments/st-leonards-nsw-2065">St Leonards</a> project, <a href="https://www.urban.com.au/new-apartments/audrey-st-leonards-13-19-canberra-avenue-st-leonards">Audrey</a>.

Hyecorp Sales Director George Benlian secured the sale of an apartment with the highest price per square metre rate within the building.

“As January unfolded, the off the plan apartment market embarked on its annual dance of unpredictability," Benlian said.

"The month, typically characterised by a lull in activity due to holiday festivities, didn't deter the stream of inquiries. Although many potential buyers were still immersed in their vacation mindset, the real action was set to unfold upon their return to the daily grind."

Benlian said while the majority of purchasers hailed from the local area, some buyers have made the decision to downsize from the Hills District and relocate closer to the city.

"The strategic location of Audrey St.Leonards emerged as a key selling point, positioned opposite the scenic Newlands Park and a mere 400 meters away from a conveniently accessible train station.

"These factors contributed to Audrey's appeal, attracting a diverse range of buyers seeking not only a property but also a lifestyle upgrade."

Benlian believes the economic data which has emerged this year will spur buyers on later in 2024.

"The anticipation of this positive shift in the economic landscape will be encouraging more individuals to make their move in the property market, setting the stage for an optimistic outlook in the coming months."

Prominent Australian developer and builders, Coronation Property has announced its continued expansion into Sydney&rsquo;s inner-city ring with the acquisition of a $200 million mixed-use development site in Chatswood.

Located at 57-61 Archer Street, the site sits in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase. It&#39;s also just&nbsp;a 10-minute walk to Chatswood Station.

Head of Urban Transformations at Coronation Property, Aras Labutis said the acquisition represents an important milestone for the company as they continue to focus on mixed-use sites around Sydney.

Coronation Property&rsquo;s project will tie into the overarching vision to enhance Chatswood&rsquo;s evolving growth strategy, with the group intending to work closely with both the State and Willoughby Council throughout the citywide rezoning process.

The Chatswood project further solidifies the group&rsquo;s already robust development pipeline, which currently has over $5.2 billion in major mixed-use projects, including the underway 8 Phillip Street in Paramatta development, Charlie Parker in Harris Park, Mason &amp; Main in Merrylands, Ashbury Terraces in Ashbury and Moore Point in Liverpool.

Construction for the Chatswood site is set to commence in 12 to 18 months, pending development approval.
