The top 25 off the plan apartment developments to look out for across Sydney in 2024

Sydney's inner ring suburbs are continuing to gentrify, and with that gentrification comes the want for new apartments.

Last year&nbsp;I remember speaking to Sal Quah, Deputy Managing Director at Melbourne-based developer ICD Property. He said Sydney is like Australia's New York.

"If you've done it [developed] in Sydney, then you've made it," Quah said, admitting that Sydney had always been on the radar for the prolific Melbourne CBD developer.

Indeed Sydney ranks fifth in Knight Frank's Global Prime Residential Forecast for 2024, with five per cent growth predicted ranking the harbour capital ahead of the likes of Miami and Monaco and on par with Madrid and Dubai.

While a number of city-changing projects are underway in the Sydney CBD and the surrounds, we've looked past those and to some major, and some more boutique projects which are likely to be available to purchase in 2024.

<h2>Project: City Tattersalls Club</h2>

<h3>Location: 194-204 Pitt Street, Sydney NSW 2000</h3>

<h3>Developer: ICD Property</h3>

Melbourne-based developer&nbsp;<a href="https://www.urban.com.au/developers/icd-property">ICD Property</a>&nbsp;and their joint venture partners, Singapore-listed First Sponsor, will be looking to launch their redevelopment of the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club</a> this year, having already started construction on the landmark project.

The redevelopment involves the construction of a new 50-level tower above the restored, heritage listed parts of the original building. The tower will home 241 apartments and a high-end hotel with around 110 rooms.

Located in the heart of Pitt Street near Westfield’s entertainment, dining, and shopping precinct, as well as Hyde Park, the residences are expected to offer a prime location with uninterrupted water views, connectivity, amenities, and location.

<a href="https://www.urban.com.au/builders/richard-crookes-constructions">Richard Crookes Constructions</a> has been appointed as the builder for the redevelopment project.

Project architects <a href="https://www.urban.com.au/architects/fjmt">fjmt</a> and <a href="/architects/bvn-architecture">BVN Architecture</a> will work with the builder to deliver guest rooms and residences that pay homage to the site's heritage significance.

The project is expected to support more than 1,600 jobs during the construction phase and create significant long-term economic benefits once completed. Construction completion is expected in 2026.

<h2>Project: Fig &amp; Wattle</h2>

<h2>Location: 14-26 Wattle Street, Pyrmont NSW 2009</h2>

<h2>Developer: Landream</h2>

<a href="https://www.urban.com.au/developers/landream">Landream</a>&nbsp;will be looking to advance their plans in Pyrmont for their $330 million, multi-building development, Fig &amp; Wattle.

Landream is set to capitalise on the $750 million Sydney Fish Markets redevelopment at Blackwattle Bay, adjacent from the 12,381 sqm Wattle Street site they bought from the Sydney City Council in 2021.

Sydney-based architecture firm BVN won the design competition, a competition which the City of Sydney Council makes all large-scale developments go through.

The development will comprise five buildings, with four housing a total of 237 apartments, featuring a mix of one, two, and three-bedroom units.

The fifth building will be dedicated to commercial and office space.

One residential building will include a recreation centre with two multi-purpose indoor courts and a childcare centre.

BVN's design statement emphasises sustainability initiatives, including rainwater storage, rooftop landscaping, natural light, and ventilation for apartments, as well as efficient services like extensive bicycle parking and composting facilities.

<h2>Project: Green Square</h2>

<h2>Location: 960A Bourke Street, Zetland</h2>

<h2>Developer: Mirvac</h2>

<a href="https://www.urban.com.au/developers/mirvac">Mirvac</a> will be hoping to launch their next phase of the Green Square redevelopment in <a href="/developments/zetland-nsw-2017">Zetland</a> this year, pending council approvals.

The Green Square redevelopment has been a long-standing collaboration between Mirvac and <a href="https://www.urban.com.au/developers/landcom">Landcom</a> since 2012.

Over the past decade, the focus has been on a 13.7-hectare block around the Green Square Train Station, leading to the construction of apartments, food and beverage establishments, a library, and a primary school.

The latest $315 million plans are for&nbsp;three towers, two designed by <a href="https://www.urban.com.au/architects/tzannes-architects">Tzannes Architects</a> and one by <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>, in collaboration with Mirvac's in-house design team.

The amalgamated 3,688 sqm block will flank the Green Square central plaza.

Tzannes designed a 19-level and a 14-level building which will have 124 and 183 apartments respectively, mostly two-bedroom apartments, and a few two and three-bedroom townhouses. They will feature 14 retail spaces at their base.

Meanwhile, the 21-level building designed by Bates Smart will have a further 77 apartments with a mix shifted towards larger owner-occupied dwellings.

Over 1,000 residents have already moved into the precinct, with another three projects, Portman on the Park, The Frederick, and Portman House, <a href="https://www.urban.com.au/news/nsw/mirvac-tops-out-three-green-square-apartment-projects">recently topping out</a>.

<h2>Project: One Sydney Park</h2>

<h3>Location: 205-225 Euston Road, Alexandria NSW 2015</h3>

<h3>Developer: HPG Australia</h3>

2024 is likely to be the year&nbsp;<a href="https://www.urban.com.au/developers/hpg-australia">HPG Australia</a> relaunch their transformative <a href="https://www.urban.com.au/new-apartments/one-sydney-park-215-euston-road-alexandria">One Sydney Park</a> development in <a href="/developments/alexandria-nsw-2015">Alexandria</a>.

The development, which faced launch challenges given it was launched right before the pandemic shut the country down, is set to repurpose a historically significant yet previously underutilised 2.1-hectare former warehousing site within Sydney Park.

One Sydney Park comprises eight low-rise buildings designed to house one, two, and three-bedroom apartments, luxurious penthouses, and terraces.

The project is designed by a string of award-winning architects including&nbsp;<a href="https://www.urban.com.au/builders/mhn-design-union">MHN Design Union</a>&nbsp;and Silvester Fuller, in collaboration with renowned international interior firm <a href="https://www.urban.com.au/architects/make-architecture">Make Architecture</a>&nbsp;and landscape designers from <a href="https://www.urban.com.au/architects/sue-barnsley-design">Sue Barnsley Design</a>.

Most units offer park views and come with private courtyards, with some terraces opening directly onto Sydney Park. There's a series of rooftop terraces with community gardens.

<h2>Developer: Rebel and Braxton</h2>

<a href="https://www.urban.com.au/developers/rebel-property-group">Rebel Property Group</a> and <a href="https://www.urban.com.au/developers/braxton-capital">Braxton</a> will be launching their recently approved Marrickville project, the first residential development in the newly rezoned Timber Yards Precinct in <a href="/developments/marrickville-nsw-2204">Marrickville</a>.&nbsp;

The PBD-designed project is designed with a focus on owner-occupiers, catering to the needs of the changing and vibrant Marrickville community.

More than 50 per cent of the residences will be large three-bedroom apartments, targeting young families and older couples looking for modern living options in Marrickville.

The joint venture partners has also acquired the neighbouring 37 Farr Street where they are planning a community pocket park with amenities such as a children's playground, BBQ, seating, and lush landscaping.

Rebel Property Group and Braxton have secured approval for the first residential project in new rezoning of Marrickville's Timber Yards Precinct.

The approved project at 41-47 Farr Street is aimed squarely at owner occupiers, with more than 50 per cent of the residences being large three-bedrooms apartments.

Braxton owner Andrew Donnelly said they are&nbsp;delivering a product that meets the needs of this changing and vibrant community.

"They are mainly young families or older couples who want to live in Marrickville but only have older houses to choose from.

"With this project we are delivering premium, modern, beautifully designed, oversized, luxury apartments with plenty of secure parking and amenity in a quiet cul de sac, right in the heart of Marrickville."

The 2,000 sqm site was put together after 18 months of negotiations with the individual owners.

The project will comprise one, two and three-bedroom apartments. Construction on the project is expected to commence early 2024.

The joint venture partners also bought the neighbouring 37 Farr Street during the development application process and are looking at adding a community pocket park&nbsp;with infrastructure such as a children's playground, BBQ and seating, richly landscaped with luscious gardens.

"The park has strong support from the local community and will connect the school to the new Victoria Road Precinct and all its bustling amenity," Donnelley added.

"We are committed to ensuring a great outcome for the community and are therefore undertaking to pay for the park and its upkeep in perpetuity, so the local community and Council are essentially being given a free park."

Allen Linz from Rebel said they have shown their strong commitment to the local area.

"We worked collaboratively with Inner West Council and the wider community who have supported us in our vision for this site," Linz said.

"Our multi-level industrial project called MADE at nearby Faversham Street in joint venture with Toga demonstrates our commitment to Marrickville, which is transforming in a really interesting and dynamic way."

Award-winning architecture firm PBD handled the design of the project.

PBD Director Paul Buljevic said the building promises to enhance the vibrancy of the local area whilst respecting its heritage through the use of raw materials and a strong commitment to sustainable initiatives including solar integration, EV charging, green roof &amp; deep soil planting

Similar new build projects within close proximity to the development are achieving sales rates of over $17,500 per sqm which shows the strong growth and potential of Marrickville.

Marrickville, one of Australia’s most tightly held suburbs with generational wealth, is located five kilometres from the CBD in Sydney’s inner west, and is known for its timeless, tree-lined suburban streets and village-style shopping areas. The site is in proximity to Newtown's popular King Street.

Timeout magazine recently voted Marrickville one of the top 10 coolest suburbs in the World.

Braxton and Rebel Property Group are privately owned and have collaborated on four projects to date. The expected end value of their joint venture projects currently under way is $200 million across Sydney.

Allen Linz's Rebel Property Group and developer Braxton Capital, led by Andrew Donnelly, are teaming up again to deliver a striking block of apartments in Sydney's Inner West.

The duo have lodged plans for a 51-apartment building at 37-47 Farr Street, ideally located at the quiet end of Farr Street, while still being in touching distance of Marrickville's bustling foodie and brewery scene.

Donnelly says architecture firm PBD created a design that&nbsp;complemented the rich heritage of the area.

“We were fortunate to be given the opportunity to develop one of the first residential sites in the brand new Victoria Road Precinct,” Donnelly told Urban.

“Collaborating with award winning PBD Architects led to creating a design that mingled with a suite of contemporary, yet sympathetic design features. The result is a character-filled mix of one, two and three-bedroom residences in one of the most coveted residential locales in Sydney’s Inner West.”

Linz and Donnelly picked up the Farr Street site midway through last year, but managed to expand the project by securing the adjoining site just before Christmas.

Having already filed their development application for the apartments, they put together a plan for a pocket park for the community, with plans by Arcadia Landscaping featuring integrated seating, barbecues, an outdoor gym, yoga area, and a playground.

"We're at the quiet end of Farr Street, so a small park to benefit both future residents of our project, as well as the local community, felt apt for the site," Donnelly says, adding that the aim is to deliver the same type of pocket parks that you'd see in Notting Hill or Kensington in London.

The Farr Street site is located within the Timber Yards Sub-Precinct of the Victoria Road Precinct&nbsp;which was recently rezoned by the Inner West Council. The park at 37 Farr Street will act as a true site link to Victoria Road which is envisaged to be a street full of a new food and beverage scene, as well as supermarkets and services.

Linz and Donnelly are doubling down on Marrickville, which Donnelly says they feel is an underutilized market for a very different type of product.

Across Victoria Road on Faversham Street, Rebel and Braxton, in partnership with prominent Sydney developer TOGA, are creating 34 industrial workspaces, 24 drive-up storage units, and retail space, located opposite TOGA's under construction Wicks Place residential project which will bring 272 apartments to the area when completed.

"We're introducing a high amenity workspace for locals to enjoy," Donnelly says, adding that while they are deemed "industrial units", really they are more commercial spaces for small businesses.

"It's very much about the decentralization of the office. A lot of people don't want to head into the city anymore, but nor do they want to work from their kitchen bench or even home office anymore. We're developing a bridge between the two, working closer to home but not from your home."

There's been uptake already from tradies, e-commerce companies, and architects in particular.

Donnelly says Marrickville, as well as the likes of Alexandria and Five Dock, allow the opportunity to develop similar industrial/commercial developments within residential communities, and they'll continue to look to these markets for further development.

Braxton and Rebel recently further bolstered their 2023 pipeline, securing a site in Lane Cove where they are planning a townhouses project.

While developing everywhere from residential to industrial and commercial, Donnelly says Braxton's ethos to development is simple: deliver beautiful places for people to work or live.
