Wellers, Kangaroo Ground property sold with leaseback

The restaurant, bar and entertainment venue Wellers of Kangaroo Ground, at the gateway to Victoria's Yarra Valley, has been sold.

Fitzroys, in conjunction with local agency Morrison Kleeman, secured $1.675 million.

The 8,760 square metre property was sold with a new 10-year lease to Wellers, which dates back to 1872.

The property returns $145,000 per annum net, with the price paid reflecting a yield of 8.6%.

Fitzroy selling agent Dean Alexander, a local resident, said interest from the property came from overseas buyers. However, the purchaser was a consortium of local investors.
