A two-storey commercial building in the CBD area of NSW’s Dubbo has been listed through Burgess Rawson.

The 10-14 Cobra Street property is fully leased, and tenants include Pizza Hut, Australian Hearing Services and Raine & Horne. Among its neighbours are a Red Rooster and McDonald’s.

All the four tenants are on five-year leases with the option of another five.

The investment property generates an annual net income of $242,304 plus GST.

The building has a floor area of 842 sqm with 30 on-site car spaces. Its landholding is 1,926 sum with frontages to Macquarie Street and Mitchell Highway.

Dubbo is a major regional city servicing a geographical area one-third the size of NSW. The city’s population is in excess of 41,000 with a catchment population of more than 120,000, according to the state government website.
