Cushman &amp; Wakefield’s National Investment Sales Team has been appointed to sell a portfolio of alternative investment assets across New South Wales, Queensland and Victoria, that are expected to sell for a total of approximately $60 million when they go under the hammer on 10 December in Sydney.
The portfolio comprises 15 freestanding investments across the popular sectors of fast food, fuel and convenience retail and childcare. The fast food assets, situated in suburban and regional locations across the east coast, offer long term leases to major brands including Hungry Jacks, McDonald’s and KFC.
Seven childcare centres are up for grabs in strategic New South Wales and Queensland locations. A NAB retail bank branch in Wagga Wagga, New South Wales, and a Mitre 10 in Airlie Beach, Queensland complete the portfolio.
The auction is expected to be led by a fast food and convenience retail investment on the Gold Coast jointly leased by United Petroleum and ASX Listed Collins Foods (KFC) with a price guide upwards of $8.5 million. In addition, a Dee Why property occupied by KFC for the last 30 years is anticipated to be hotly contested and sell for in excess of $6 million.
A brand-new facility in Brisbane with a 20-year initial lease term as well as a centre in the Campbelltown region of Sydney will lead the childcare offerings.
Cushman &amp; Wakefield’s National Investment Sales team of Michael Collins, Tom Moreland, Aaron Dahl, Yosh Mendis, Geoff Sinclair, Ryan Cross and Billy Dent are managing the sales campaign with the auction of all 15 assets to be held on December 10 at Doltone House, Sydney, and live streamed via Auction Now with live bidding rooms in Brisbane and Melbourne.
The upcoming auction follows the sale of 12 assets for more than $60 million as part of Cushman &amp; Wakefield’s November portfolio auction.
Cushman &amp; Wakefield’s Head of National Investment Sales, Michael Collins, said: “We continue to see the market for private investment strengthen, given the sheer weight of capital targeting defensive assets and yield. Manning's BWS freehold heads to auction

Dual commercial assets in Cleveland have been sold in one line to a private Queensland-based family-owned development company.
The two assets, at Cleveland’s 74-80 Shore Street West, come with 3,098 square metre and 3,164 square metre site areas, offering a combined 1,528 square metre building area plus 500 square metre awning.
The properties were marketed and sold by Ray White Commercial Bayside Director Nathan Moore.
Mr Moore said it was the first time the properties had been offered to the market in over 40 years and they appealed to investors, developers and owner-occupiers.
There were more than 35 enquiries and seven offers made
Me Moore said, "it came down to two very close bidders, with the private Queensland-based family-owned development company coming out on top, and they already have plans sitting with Council."
“The interested parties were attracted to the properties primarily because of the tightly-held Cleveland retail showroom and services precinct location," he said.
The buyer paid $4,260,000 for the assets.

Dual Cleveland commercial assets sold after 40 years

A community health centre building, in the Cable Beach precinct of Broome, has come onto the market.  
Located at 67 Dakas Street, the property covers 3555 square metres of space.
It currently has a 586 square metre office/medical centre that is leased to the State Government through the Minister for Health.
Knight Frank senior director Tony Delich, who has listed the property, said the holding was currently occupied by Broome’s highly regarded Community Health and Child Health Clinic on a four year lease with options.

Broome’s community health centre building comes onto market

OpenTable, a provider of online restaurant reservation services, has become the latest tenant to secure office space at Frasers Property Australia’s 357 Collins Street
OpenTable will occupy 770 sqm on the top floor (level 22) of the 32,000 sqm building for five years.
The leasing deal was facilitated by Colliers International’s Zak Seccull, Michael Darvell and Ben Christie.
CBRE’s Alex He nderson and Tom Backay represented OpenTable throughout the negotiations to secure the space on their behalf.
Mr Seccull said office buildings once popular with traditional white collar corporate tenants were now becoming increasingly popular with Tech and IT companies.
“IT has been our largest growth sector by enquiry in 2019, equating to 16.5% of all office leasing enquiries at Colliers International."
“Melbourne’s commercial landscape has seen unprecedented evolution over the last five years, no market more so than coveted Collins Street. With the growth of tech start-ups and digitalisation of every industry, the former Collins Street corporate demographic no longer applies," Mr Seccull said.
OpenTable, which enables diners to browse, discover, book and review more than 51,000 restaurants, have relocated from its previous regional office in Preston.

Cross Street, Double Bay drycleaner retail premises hits the market

Savills are set to list The Premium Inner City Portfolio, four premium high profile assets in Sydney's Chippendale, Darlinghurst and Ultimo.
The four commercial buildings, offered in one line or separately, have the income potential of around $10 million per annum when all fully leased.
The portfolio is dominated by space near Broadway, with two buildings in Chippendale and one bordering Chippendale and Ultimo.

The Sydney City Fringe is an extremely tightly held market, with only two commercial assets trading thus far in 2019 over $15m.

Tuxworth said investors and owner-occupiers are drawn to the convenient nature of these locations and the surrounding premium amenity that it provides, resulting in excellent hotel occupancy rates and record high office rental returns coupled with sub 3.00% vacancy (Dec-18).
Recent projects, like Frasers Central Park has brought a new found retail activation and an abundance of amenity to the surrounding area.
“Despite some previous stigmas, the city fringe has established itself as one of Sydney’s fastest growing markets for high-rise developments and has seen extraordinary year on year rental and capital growth," Tuxworth said.
"For many years, the Sydney City Fringe has been a home for local investment groups, however, more recently has seen a strong following from buyers out of South East Asia and different parts of the Middle East and China.
