A building at 10 Elgin Place in Melbourne's Hawthorn is up for sale or for private lease through Gray Johnson.

Previously occupied as a recording studio, this office-warehouse conversion has been pitched as suitable for creative agencies or consultancies, according to the agents.

The building, with an area of 336 square metres and a site of 229 square metres, is close to the junction of Power Street and Burwood Road.

Offers for sale are expected around $1.7 million or for an annual lease at $100,000 plus outgoings.

It will have fixed annual rental increases of 4%.

The building's features are polished concrete floors, exposed steel beams, lofty ceilings with industrial-style light fittings and Shugg-style windows which afford good cross ventilation.

It has a laneway location and a separate entry off Burwood Road. 

“The immediate area has a mix of commercial occupancies including medical, specialty retailers with a good mix of upmarket cafes and restaurants nearby," said Gray Johnson director Matt Hoath.
