Eddie McGuire spends $12.5 million on blue-chip Toorak retail/office complex

Eddie McGuire, the Collingwood Football Club president, MMM breakfast radio broadcaster and founder of media company, McGuire Media, has spent around $12,575,000, beating off Chinese investors to secure a Toorak Road, Toorak retail/office complex.

The three-level professional corporate office, located between Williams Road and Grange Road, was sold through CB Richard Ellis on April 11 by See Bay Pty Ltd.

Property Observer concludes it could be occupied by McGuire as an owner-occupier.

The retail space has recently been advertised by CBRE as an excellent opportunity for food operator "as the building has secured a new media company with 100 employees commencing early next year".

Sub-divided into six titles, the sale yield reflected 1.68%, and when fully leased would reflect a yield of 4.8%.

The 414 Toorak Road building, with basement parking and gym, has Allechante nail bar and Lavish dermatology clinic are among the current occupants of the leasing space. Kondo has been holding an end of lease clearance sale.

Browne & Co Solicitors lodged paperwork pursuant to the purchase on behalf of Jax Capital Pty Ltd, which Fairfax Media says is directed by McGuire and his wife Carla.

The property traded at $3.39 million in 2003.
