Brisbane's ever-consistent unit market continues to live up to its reputation.

Unit values grew by 0.5 per cent in April, according to the Home Value Index by Cotality (formerly CoreLogic), making it the best-performing capital city unit market behind only Perth (0.6 per cent).

The April gains follow 0.7 per cent growth in both February and March.

The median unit value now sits at $698,000 and is likely to break the $700,000 mark in May for the first time in history.

Increased demand from interstate migration and a lack of new supply have combined to drive up unit values in Brisbane in recent years. And with the 2032 Brisbane Olympics still seven years away, there’s still plenty of growth potential in the Queensland capital.

The majority of activity in Brisbane's off the plan apartment market in April came from three of the state's most prominent developers.

<a href="https://www.urban.com.au/developers/sekisui-house-australia" target="">Sekisui House Australia</a> released the final building in West Village, their $1.2 billion, multi-award winning West End masterplan they have been developing since 2016.

The final building, Callista on Park, will home 96 apartments across a 14-level building designed by Rothelowman.

The apartments will feature natural materials and engineered timber flooring. Expansive living areas, framed by full-height glass and generous balconies, bring in an abundance of natural light and parkland or city views.&nbsp;

A standout feature is the rooftop retreat, complete with a pool, spa, BBQs, chef’s kitchen, and residents’ lounge, all set within lush landscaped gardens.

<a href="https://www.urban.com.au/developers/gardner-vaughan-group" target="">Gardner Vaughan Group</a>, one of the biggest contributors to housing supply across South East Queensland, broke ground at its new Nundah development,&nbsp;<a href="https://www.urban.com.au/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah">Danby Lane</a>.

The mixed-use development will deliver 84 apartments above a vibrant retail and commercial ground floor. GVG, who has been based in Nundah for the past decade, will relocate their HQ to one of the commercial spaces in the development.

The 12-level building will feature resort-style amenities like a pool, rooftop terrace, gym, and function room with sweeping city views.

April also saw&nbsp;<a href="https://www.urban.com.au/developers/shayher-group">Shayher Group</a>, the developer behind the multi-stage redevelopment of the Bulimba Barracks site, file news plans in&nbsp;<a href="https://www.urban.com.au/developments/indooroopilly-qld-4068" target="">Indooroopilly</a>.

They've sought to develop two low-rise buildings, Parkview and Riverview, at 34 Jacaranda Place, next door to their completed Long Pocket townhouse development.

The two buildings will home a combined 76 two and three-bedroom apartments. Each building will have rooftop amenities, with Riverview offering an infinity pool, and Parkview featuring a yoga lawn and lounge area.

The site has already received general support from Brisbane City Council, with only minor design refinements suggested to reduce building bulk.

It’s been 15 long years since the former Balmain Leagues Club was open to the public.

The large 7,330 sqm Victoria Road site has grown progressively more derelict since the doors to the former club shut back in 2010.

It’s been seven years since the first redevelopment was mooted, and following a recent change in ownership, the former club is now set to become the hub of Rozelle once again.

Sydney developer PERIFA has taken the development reins, securing the site from former landowner Heworth.

PERIFA is part of the Versatile Group of companies, which counts construction firm Versatile Construction among its businesses. They’re set to bring something completely different to what has come before on the Balmain Peninsula.

<a href="https://www.urban.com.au/new-apartments/rozelle-village-rozelle-152-victoria-road-rozelle-nsw-2039">Rozelle Village</a> is being delivered in partnership with Mitsubishi Estate Asia and will become the go-to destination in the area for both residents and locals. The mixed-use precinct will not only be home to around 150 one-, two-, and three-bedroom apartments, but also feature a fully activated ground plane with extensive hospitality venues and retail spaces.

A new club will replace the old Balmain Leagues Club. The public plaza will include a range of new food and hospitality venues, a community art studio, and a retail precinct anchored by a full-line supermarket — a first for the peninsula.

The apartments will be spread across three interconnected buildings designed by Studio SC, with interiors by SJB.

The tide has well and truly turned in the Melbourne property market—and this time, it’s all about units.

After an extended period of underperformance, where most other capital cities experienced strong property price growth, Melbourne lagged behind. While the declines were modest—house values fell by -2.1 per cent in 2024 and unit values dropped by -3.2 per cent — the city’s flat performance puzzled many of those in the industry.

But the momentum is shifting.

A cash rate cut in February has helped restore confidence, and Melbourne’s relative affordability has become a key attraction. Having slipped to sixth place in capital city affordability rankings—now trailing Brisbane, Perth, and Adelaide—buyers and investors alike are beginning to view Melbourne as excellent value.

Melbourne’s median unit value now sits at $610,000.

With further interest rate cuts on the horizon, many analysts believe Melbourne’s property market is poised for steady growth in the medium to long term as it begins to catch up with other capital cities.

The renewed interest in Melbourne's unit market has spurred on developers in the off the plan apartment space.

Design-focused developer <a href="https://www.urban.com.au/developers/milieu-property">Milieu</a> appointed <a href="https://www.urban.com.au/builders/brady-constructions" target="">Brady Constructions</a> to deliver the first stage of its <a href="https://www.urban.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> neighbourhood — a rare garden-integrated apartment community on the former ABC Studios site on Gordon Street.

Brady will begin excavation on the large 11,740 sqm site, which neighbours the heritage-listed Rippon Lea Estate and its historic gardens, in the coming months.

April saw the rare launch of a new apartment development—something that has been few and far between in Melbourne over the past 12 months. Even more notable, the project is located in the heart of Balwyn Village.

Sydney’s residential property market continues to tell a story of two very different sectors.

As the market rebounds, house values are pulling further ahead of unit prices—April was no exception.

According to the Home Value Index from Cotality (formerly CoreLogic), house values rose by 0.4 per cent in April, while unit values declined by -0.4 per cent. Over the rolling quarter, houses are up 1.4 per cent, but units have fallen by -0.4 per cent.

Sydney’s median house value now sits at $1,474,000, compared to $854,000 for units—a $620,000 difference.

This widening gap underscores the ongoing affordability advantage of units for buyers priced out of the house market, particularly in a city where overall property values remain among the highest in the country.

<h2>What happened in Sydney’s off the plan apartment market in April?</h2>

The increasing cost of housing in Sydney is giving developers every opportunity to bring projects to market and secure prices that will allow them to move to the construction phase of the project.

Developers are certainly having to look for new ways to bring something more to their projects above the ordinary, ensuring they're delivering a considerably better place to live than buying into an established building.

No doubt renowned builder-developer DASCO has done so at its recently launched&nbsp;<a href="https://www.urban.com.au/new-apartments/danks-st-district-waterloo-903-921-bourke-street-waterloo-nsw-2017">Danks St District</a> in <a href="https://www.urban.com.au/developments/waterloo-nsw-2017">Waterloo</a>. They have a fairly unrepeatable 1.7-hectare block in the middle of the inner-city suburb where they are to create a large mixed-use development with 373 new apartments above a retail and dining precincts.

Surry Hills Village, or SHV, on the border of Surry Hills and Redfern just off Crown and Cleveland Streets, has received much fanfare since it completed late last year, namely due to its hospitality precinct, Wunderlich Lane, one of the hottest spots in Sydney.

The final homes for sale in the sought-after development are the Marriott Street Terraces. Prices range from $810,000 to $4.5 million, with each apartment designed for light, space, and uninterrupted views of the river, CBD, and Blue Mountains.

The project, designed by <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>, will deliver over 150 apartments, along with 2,500 sqm of retail and commercial space, wellness amenities, and a restored heritage building.

Recognised as a State Significant Development, the project will generate up to 400 jobs and be a key contributor to Chatswood’s transformation into a vibrant residential and retail hub.

In April, another builder-developer, <a href="https://www.urban.com.au/developers/scion">Scion</a>, started welcoming buyers to Sterling, their 50-apartment development in <a href="https://www.urban.com.au/developments/lane-cove-north-nsw-2066">Lane Cove North</a>.

Originally started by a different developer, Scion stepped in mid-build, assured by the project’s Latent Defects Insurance and robust independent inspections.

Gold Coast developer <a href="https://www.urban.com.au/developers/alroe-constructions">Alroe</a> is approaching a full sellout at The Finn, its premium boutique development in Mermaid Beach.

Six of the eight apartments in the Albatross Avenue development have sold, predominantly to local downsizers. The final two villas are now for sale.

The remaining villas – priced from $3 million – include a ground-floor residence, Villa 1, which will be marketed through a standard expressions of interest campaign, and an upper-level residence, Villa 6, which will be open for inspection from April 19 ahead of a scheduled auction event on May 8.
