A large land holding in Dural with pricing expectations of over $30 million is being sold through Colliers International.

Wirrabara Village, the 6.3 hectare parcel of land at 3-5 Pellitt Street and 9 Wiarrabara, Dural recently received DA approval for a seniors living development, which will encompass 97 houses, villas and apartments and a 36-room residential aged care facility.

Situated within The Hills district, the site is located in an exclusive pocket of Dural adjoining the Hills Grammar school and within 400 metres to Dural Round Corner Shops.

Wirrabarra Village is  a thirty minute drive from Sydney’s CBD in an area which continues to flourish with huge amounts of government infrastructure invested recently, including the $8.3 Billion Sydney Metro North West Line and the $3 billion Northconnex tunnel connecting the M2 motorway with the M1 motorway which services the continued growth of north west Sydney.

Dural’s average age is currently 43 years with projections for population growth in the 65-84 age group to increase by 95 per cent by 2036 which further highlights the requirements for quality seniors living and aged care housing in the local district,” said Henry Burke, National Director, Development Sites at Colliers International.

“It’s incredibly rare to find a large parcel of land with DA approval close to shops but away from main roads and thoroughfares in such a serene setting. We expect interest from a range of potential buyers including residential developers, aged care and seniors living operators and developers,” said Eugene White, Director, Development Sites at Colliers International

“The DA approval provides the purchaser with multiple staging opportunities and the mix of houses, villas, apartments and aged care rooms will appeal to a wide buying audience for the end product,” said Guillaume Volz, National Director, Development Sites at Colliers International.

Colliers International agents Henry Burke, Eugene White and Guillaume Volz are handling the sale with Expressions of Interest closing Thursday September 3, 2020.
