Gold Coast units have experienced robust growth throughout 2024.

According to the latest data from property analytics firm CoreLogic, unit values in the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> increased by 0.6 percent in September, marking a 1.5 percent rise for the quarter.

The median unit price, which surpassed $800,000 last month, has now reached over $807,000—an increase of 12.3 percent since the beginning of the year.

In fact, this growth has outpaced that of houses, which have shown a slight decline of 0.1 percent in September, despite being up 12.1 percent for the year.

September was particularly active in the off the plan apartment market, with notable activity coming from <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a> and <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach</a>.

<h2>What happened in Gold Coast’s off the plan apartment market in September</h2>

There was a mix of new apartment supply in Main Beach in September, as well as supply to come.

Builder developer Alroe Construction launched <a href="https://www.urban.com.au/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune Main Beach</a>, a boutique block of six villa-style apartments across the road from Broadwater.

Located on the corner of Rankin Parade and Peak Avenue, Lune offers just half-floor apartments, each spanning nearly 300 sqm of indoor and outdoor living space.&nbsp;

Alroe has already started construction at Lune, which will welcome its buyers in mid-2025.

There's some more density planned for Main Beach, with boutique developer Arena Property Group proposing a 28-level tower with 70 apartments.

<a href="https://www.urban.com.au/architects/plus-architecture" target="">Plus Architecture</a>&nbsp;has designed the tower, named Belle Vie—French for "beautiful life"—to feature two distinct sections, separated by an amenities level on the 18th floor. This facilities level includes a residents' lounge with a games area, a library, and various lounge spaces.

Adjacent to the lounge, is a wine cellar, a private dining room, and an outdoor sunset dining area. This level also offers a dedicated work-from-home space with a boardroom, as well as a 91 sqm gym that includes a Pilates studio, a sunrise yoga deck, and a functional training room.

There were two big proposals in Palm Beach in September.

Mantaray Marina and Residences developers Gordon Corp and the hospitality Mathieson family are teaming up again, proposing a nine-level building on Jefferson Lane.

The building, a block from the beach designed by Cottee Parker, will have 47 two and three-bedroom apartments.

Sherpa Property Group is also continuing to double down on the Palm Beach apartment market. They've revealed their newest brand, Flourish, a collection of apartments that will target a diverse buyer mix, not just high-end downsizers.

The new development, Flourish on Sixth, will have 94 one, two and three-bedroom apartments, which are expected to be popular among first home buyers.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="https://www.urban.com.au/developers/andrews-projects">Andrews Projects</a> revealed it was the buyer of the well-known <a href="https://www.urban.com.au/new-apartments/3006-3016-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

Gordon Corp has again teamed up with the Mathieson family as they unveil plans for their latest luxury Gold Coast apartment development.

They've joined the hot <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach off the plan apartment market</a>, lodging plans for a nine-level building at&nbsp;62-64 Jefferson Lane, just one row back from the beach.

The building, designed by Cottee Parker, comprises 47 two and three-bedroom apartments.

The large 2,185 sqm site neighbours the&nbsp;Pavilions Palm Beach retail precinct.

Gordon Corp Sales and Marketing Director Lara Dimond said the&nbsp;vision for the project is to deliver a boutique development with a strong focus on wellness and liveability.

"We have been very deliberate in not pushing scale, or density,” Dimond said.

“The building includes 450 sqm of landscaped green space, equating to 20.6 per cent of the site. This focus on landscape extends to the very heart of the building itself, where a stunning atrium delivers cross ventilation and light throughout the building."

Dimond says the development is a complete lifestyle offering, with the beachfront&nbsp;less than 60m away and the retail and dining precincts&nbsp;on its doorstep.

The apartments start from 115 sqm and range in size to 275 sqm. Private resident amenities have been incorporated on the ground floor. There will be a 15m lap pool with day beds and cabanas, a wellness centre with cold plunge and a hot spa, as well as a sauna and steam room. The wellness centre will also feature a&nbsp;state-of-the-art gym.

Gordon Corp Managing Director, Tim Gordon, said the project was a welcome addition to the group’s growing residential portfolio, which includes the ultra-luxe The Mantaray Marina &amp; Residences – its first project with the Mathieson family - currently under construction on The Spit.

Gordon Corp launches Mantaray Residences on The Spit with two $12 million sales

Having won the tender to develop The Village Centre at South Spit, on the Gold Coast's tightly held Seaworld Drive&nbsp;earlier in the year, local property&nbsp;developer Gordon Corp has submitted its application&nbsp;for the high-end mixed-use apartment development.

The Village Centre, at 503&nbsp;Seaworld Drive, will home just 30 apartments, known as the Mantaray Residences, as well as a food and drink outlet, retail spaces, and a 64-berth marina

Rothelowman has designed the two buildings in the form of a U-shape, which will home a mix of&nbsp;eight two-bedroom apartments, 10 three-bedroom apartments and 12 four-bedroom apartments.

They are centred around the resort-style amenity on the ground level, two lap pool befitting of their location near the Sheraton Mirage hotel.

But 10 of the apartments also have their own private pools, located on the roof level of the four-storey building. Six will have longer, wet edge pools with a spa, looking out to the marina, as well as full outdoor kitchens, living and dining areas.

They want&nbsp;to grow a green peninsula, by establishing a sustainable and resilient landscape that draws cues from the endemic vegetation of the region.

They will promote tourism and recreation by creating a vibrant village centre with rich variety of communal spaces, as well as making a cultural connection and integrating people and places for gathering and celebration.

The Gold Coast is set to see one of its biggest ever residential resort-style developments.

The Shanghai-headquartered international property developer SPG Land, in a joint-venture with Australian developer Gordon Corp, has lodged plans for nearly 800 apartments to be built across three towers in the heart of Surfers Paradise.

They will be anchored by a new ground-level retail and dining plaza at the street level Ferny Avenue. The 1.15 hectare site will be bounded by Ferny Ave, one of Surfers main streets, as well as&nbsp;Surfers Paradise Boulevard, Pandanus Avenue and Ocean Avenue near the Surfers Paradise North light rail station.

The 38, 40 and 42 level towers will home 792 apartments and two swimming pools, one a suspended glass-bottom lap pool set on the 26th level, a Gold Coast first.

There will also be an infinity lagoon pool on the podium level.

Each tower will have its own podium level interconnected by walkways to create a unique elevated &lsquo;seaside village&rsquo; for residents, with each tower podium offering separate resort amenities.

The towers, designed by Rothelowman,&nbsp;will also have&nbsp;their own dedicated sky lounges occupying the entire 26th level, each with customised amenities. Penthouse owners will have the added exclusivity of access to their own private rooftop gardens and recreation areas.

SPG Land chairman David Wang described the proposed Surfers Paradise development as a flagship project for the company that will create a sought-after destination in the city&rsquo;s traditional tourism heart.

Tower 1:&nbsp;The heart of the proposed project, Tower 1 has been designed with a dynamic, social and youthful theme offering all residents access to the tower&rsquo;s main pool and a separate lounge pool complete with a pool bar and all-day dining facilities, VIP dining area, a day-care centre, a barbecue area and a resident&rsquo;s gym and yoga garden with the sky lounge featuring co- working spaces, bar, indoor and outdoor seating lounge, and an interactive sky gym.

Tower 2: Tower 2&nbsp;will offer a more peaceful environment suited to families and will have its own indoor and outdoor kids&rsquo; zone, while the sky lounge will boast a sky gym, plus yoga and spa facilities.

Tower 3: The third tower&nbsp;will deliver a level of luxury and sophistication sought by the mature lifestyle buyer with the podium encompassing its own caf&eacute;, breakfast and dining terraces, a library and meeting rooms while the sky lounge will feature the city&rsquo;s first suspended lap pool, a cigar lounge and wine bar.
