Melbourne developer,&nbsp;M3 Group, has sold out its&nbsp;inaugural townhouse development, 158 Purinuan Rd in Reservoir.

Each of the four townhouses were delivered in just eight months through M3's own inhouse construction team, and were snapped up pre-completion by owner-occupiers who have recently settled on their purchases.

M3 Group sell out Reservoir townhouses 158 Purinuan Rd before settlement

<a href="/developers/m3-group">M3 Group</a> has sold out all of the townhomes at their <a href="/buildings/158-purinuan-rd-by-m3-group-158-purinuan-road-reservoir">158 Purinuan Road</a> development.

The development, which features four two-bedroom townhomes, is nearing completion, with new owners set to move in over the next few weeks.

Each townhome includes two bedrooms, private ensuites, a courtyard, and a single garage.

158 Purinuan Rd blends traditional design elements with contemporary touches, such as feature brickwork and a curated material palette, reflecting the character of Reservoir.

The homes are also designed with sustainability in mind, featuring a minimum 6-star energy rating, rainwater collection tanks, and EV-ready garages.

The development is just steps from Cheddar Road and minutes from the heart of Reservoir, with a short walk to the train station.

158 Purinuan Rd is part of a trio of developments by M3 Group in Reservoir, including projects at <a href="/buildings/48-dundee-st-by-m3-group-48-dundee-street-reservoir">48 Dundee Street</a> and <a href="/buildings/69-hickford-st-by-m3-group-69-hickford-street-reservoir">69 Hickford Street</a>. Family developer&nbsp;<a href="/developers/m3-group">M3</a>&nbsp;Group is close to completing each of its three townhouse developments in Melbourne's&nbsp;<a href="/developments/reservoir-vic-3073">Reservoir</a>.

M3 Consult, who are the developers, builders and designers of each of their developments, have 13 townhouses across three sites, all located within a couple of hundred metres of each other.

The trio of projects, named after their street names,&nbsp;48 Dundee Street, 69 Hickford Street and 158 Purinuan Road, have proven popular with first home buyers, who have been eligible for the $10,000 First Home Owner Grant (FHOG), and local families and downsizers.

Upon completion, 158 Purinuan Rd will be home to only four two-bedroom townhomes, located just steps from Cheddar Road and minutes from the heart of Reservoir.

48 Dundee Street offers only five two and three-bedroom townhomes, while 69 Hickford Street offers a choice of four three and four-bedroom townhomes, each with a single or double garage.

158 Purinuan Road offers the most affordable product, with four two-bedroom townhouses starting from $779,000.
