1. Why have a plan?
Good preparation and a ‘plan’  before you buy can save you thousands of dollars.  
There’s no point in making a wish list so long that you’d need to win Lotto to even come close to fulfilling your dreams. Think clearly, realistically and as unemotionally as possible about your property needs and try and set the wants to one side.
2. Why are you planning to buy?
It sounds easy, doesn’t it? But actually, your reasons for wanting to buy have a big impact on the style of property you should look for. Missing out this important first step in the planning process could make for a very expensive mistake down the line.
3. How much can you afford to spend?

Note that the key word here is afford. It’s essential to do a proper budget, listing all your regular expenses, so that you can establish the level of repayments you can make without starving the kids.
4. What are the ‘must haves’ for your purchase?
Yes, we would all love a fabulous harbour view, ensuites off every bedroom and space to garage at least three cars, but for most people, the wish list has to be a little more humble. Think about the way you live as a family and how this will affect the property you’re seeking:
5. Where do you want to buy?
A few lucky people can be very flexible about the location of their property purchase, perhaps because they work from home, or don’t have children, but for most of us, a number of factors are going to affect where we want to buy:

<li>Price. Many areas will exclude themselves on the basisof budget alone.</li>
<li>Distance. Where do you work and how long are youwilling to travel to get there?</li>
<li>Transport. Do you need decent public transport links?</li>

Have the right people on your team before you go to sell You need to assemble the right people on your team that are knowledgeable about property including a legal representative, trusted real estate advisor and a financial advisor to help and guide you through the whole process.

Always sell before you buy If  you’re planning to sell your house in order to buy another one, it’s critically important that you sell before you buy: yet another example of a situation where your head must rule your heart. Even when the real estate markets are running hot, the reality is selling first guarantees that you will not be left ‘holding the bag’ if the property doesn’t sell and you have already purchased. Never is never a guarantee that your property will sell? And remember the risk of buying first is always a risk!

Is there an optimal time of the year to sell? The answer is yes and no. Popular wisdom would have it that spring and summer are better periods in which to market your property: the weather will be kind, your outdoor areas will be looking at their best and prospective buyers will be feeling more optimistic. Although there’s truth in all of this, it’s equally easy to argue that selling your property in ‘winter’ can mean  less supply and  therefore a higher demand which in turn could produce a better sale price. In fact, most people base their decision to sell on a myriad of factors, which rarely include the time of year. Provided that you do try to avoid peak periods such as Christmas and holidays, you’re best to market your property when the time is right for you.</li>

<li>Understand that in most industries and businesses, the 80/20 rule is alive and well in real estate. 20% of the agents do all the business and 80% just make up the numbers. After all, they all wear designer suits, drive European cars and speak in the same confident way, so how on earth do you work out which agent can actually deliver on the sales pitch? The answer will come as no surprise by now: research, research, research.

<li>As a consumer you have to understand that eight out of every 10 real estate agents will be average. Scary, isn’t it? For most people, their home is their biggest asset and  therefore selling their property is the most important negotiation they will ever be involved with. The difference between a good agent, and someone just making up the numbers, will therefore have a huge impact on your bottom line. 
</li>
<li>Be very careful of the real estate agent that tells you the highest price and gives you the lowest commission! In almost all instances, the highest market opinion of value and the lowest commission rate = a recipe for disaster. Once again it’s a case of using your head, not your heart, when it comes to selecting an agent, although you shouldn’t ignore your intuition. You will have a much faster, better and less stressful selling experience if you select the right agent the first time around.</li>
