The State Government’s program outlines six key focus areas, with STH BNK By Beulah covering all six areas and more, to create a thriving mini-metropolis in the heart of Melbourne.

The first hallmark is being safe, accessible and well connected for pedestrians and cyclists to optimise active transport. STH BNK By Beulah achieves this via safe cycling networks, walkability and the STH BNK Auto Club: a fleet of 50 cars for residents to book via a car-share subscription. STH BNK By Beulah also provides services and destinations that support local living via childcare and play spaces, co-working spaces and art and culture offerings via a global partnership with Centre Pompidou.

Open spaces are addressed via local playgrounds, rooftop gardens, pocket parks and sport and recreational facilities, including exercise equipment and meditation zones, while urban farms, an outdoor cinema, cooking and dining facilities allow for improved wellbeing as a result of increased connection time.

Other hallmarks the project meets include delivering housing at density, including housing diversity across multiple sizes and price points, as well as facilitating access to quality public transport, with an abundance of trams, trains and buses within reach.

The thriving economy hallmark takes shape in the form of a world-class retail precinct, fresh food market, world-class entertainment and a global hotel.

According to the government’s pilot program, if 50 per cent of short private vehicle trips were instead made walking, it would save the Victorian economy approximately $165 million a year in congestion, health, infrastructure and environmental costs. This projection indicates the benefits yet to come with STH BNK’s further reduced travel time.

In addition, by participating in 15-minutes of walking a day, five days a week, the disease burden from physical inactivity would reduce by about 13 per cent, while walkable streets and community spaces can provide critical opportunities for social interaction and social cohesion.

UNStudio Founder Ben van Berkel said it was important to create a building that does much more than just incorporate planting and green areas, to instead be highly biophilic.

“Mixed-use projects are extremely complex. They need to consolidate many different functions for a wide variety of user groups. With STH BNK By Beulah, this also involves a vast public component, so we had to programme the project in the right way to be able to have something for everybody on the site; to create a village in the city for a healthy and inclusive community,” he said.

STH BNK By Beulah to become Australia’s first ‘five-minute vertical city’

The highly anticipated $2 billion dual tower skyscraper, <a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">Southbank by Beulah</a>, has been awarded the seal of approval from Planning Minister Hon. Richard Wynne to commence construction next year.

It's a pivotal moment for the property industry and skyscraper enthusiasts across the country, who have waited almost a year to hear the verdict as to whether the landmark development would be gracing the Melbourne skyline anytime soon. In a time of social and economic disruption due to the current pandemic, the positive news couldn't have come at a more apt time.

Southbank by Beulah is likely to take five years to complete construction and will offer jobs to approximately 4,700 construction workers, via the provision of a $1 billion additional investment stimulus to the Melbourne construction industry. Once complete, the development also has scope to provide the Victorian workforce with around 3,250 jobs in the commercial, retail, entertainment, hospitality and child care sectors. These new job opportunities will, in turn, grow the Southbank working population by around 8%.

With plans to reach a staggering 365 metres tall, Southbank by Beulah is likely to claim the title of Australia's tallest building, overtaking Australia 108 which is due to top out early this year.

The collaborative design by Dutch firm <a href="/architects/unstudio">UNStudio</a> and local firm <a href="/architects/cox-architecture">Cox Architecture</a> will see the transformation of the existing BMW site, into a future-focused vertical village, spanning a total of 270,000 square metres of sought-after real estate. 

Each of the two towers feature a unique helix shape, which ensures each floor utilises the exceptional city views on offer. Colloquially referenced as the 'Green Spine', Southbank by Beulah dons striking vertical greenery, as well as a vibrant rooftop garden, encased in a canopy of alternating vertical and horizontal beams, which will protect the plants from the elements. The decision to include vertical greenery is not only visually striking and an environmentally conscious choice, but it also pays homage to Melbourne's title of The Garden City.

Located at the ‘Paris End’ of Collins Street in Melbourne’s CBD, the precinct comprises of the South Tower with office space across 43,000sqm, a construction of a 250 room boutique Next hotel and the refurbishment of the existing North Tower, a 47 level A-grade office building, all connected by a world-class 5000sqm retail podium that adds a vibrant streetscape to Collins and Little Collins Streets.

Global architect, <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a> have undertaken the design of the building base in collaboration with Dutch firm, <a href="https://www.urban.com.au/architects/unstudio">UNStudio</a> on the South Tower and hotel facades. 
The new South Tower features a stunning faceted glass exterior cantilevering towards Collins Street, and the interior will feature flexible floor plates with the ability to create inter-floor links to allow occupants to engineer their space for collaboration and enhanced connectivity.

“80 Collins is also one of the most complex builds we are currently delivering in Melbourne, with the new South Tower constructed to cantilever 12 metres over existing buildings on Collins Street – the first time the engineering feat has been achieved to this scale.” said Graham Cottam, Regional Managing Director at Multiplex.

Image supplied.</figcaption></figure>The retail precinct will connect the hotel and both the North and South towers through a series of laneways linking the street main streets on the block, becoming a new prestigious shopping destination for Collins Street. 
At 216 metres tall, 80 Collins Street boasts panoramic views across the <a href="https://www.urban.com.au/developments/melbourne-vic">Melbourne CBD</a>, our beloved Yarra River and Greater Melbourne views.

The new South Tower has a 6-star Green Star design rating and is targeting a 5 star NABERS Energy rating. The building is also WELL ready to allow customers to to pursue further fitout certification. 80 Collins Street has used innovative construction methods such as the introduction of a double-deck lifting system with a destination control system. 
This allows the development to achieve a Premium building rating and minimises the size of the core to maximise the net lettable area.

ESD features include a chilled beam mechanical system to allow for passive temperature control as well as the inclusion of intuitive lighting control. 
The <a href="/developments/melbourne-vic-3000">80 Collins precinct</a> is owned by Dexus and Dexus Wholesale Property Fund following QIC’s successful divestment of the asset in May 2019. The development project is being delivered by QIC GRE until completion to which is on track for 2020.

Multiplex Tops Out QIC’S Collins Street Tower

Award winning Melbourne developer <a href="/developers/beulah">Beulah International</a> has officially submitted the planning application for Southbank by Beulah to the Victorian Government last Friday. 
With the proposed City Road and Southbank Boulevard location, the application details plans to transform the current BMW Showroom site into a world class, multi-use development that sets a new benchmark in liveable city design.

The ‘vertical village’ concept will introduce Melbourne to a welcoming and functional mixed use precinct underpinned by creativity and cultural innovation that will support The City of Melbourne’s ‘Future Melbourne 2026’ plan. 
The stunning structure composed of two twisting terraced forms with a design led by acclaimed Dutch firm <a href="https://www.urban.com.au/architects/unstudio">UNStudio</a> and local firm <a href="https://www.urban.com.au/architects/cox-architecture">Cox Architecture</a>, is a refinement of the winning ‘Green Spine’ concept from the 2018 Southbank by Beulah global architecture competition. Selected by the competition jury, chaired by Victorian government architect Jill Garner, the 10 months of dedication to refining and enhancing the original design showcase Beulah’s passion towards the project.

The updated <a href="https://www.urban.com.au/news/southbank-by-beulah-the-winning-design-for-australias-tallest-tower-revealed">Southbank by Beulah</a> has a strong emphasis on placemaking, with the 270,000sqm mixed use lifestyle precinct to host:

<li>Four distinct collections of private residences</li>
	<li>35,000sqm of commercial offices</li>
	<li>A 220-key five star urban resort</li>
	<li>6,600sqm of conference and entertainment centre</li>
	<li>A children’s play centre</li>
	<li>A health and wellness precinct</li>
	<li>30,000sqm of world class experiential retail including the BMW Experience Centre</li>
	<li>7,250sqm of public green spaces including the Future Sky Garden</li>
	<li>13,500sqm of arts and culture programs</li>
</ul>
 
The projects world class consultant, Beulah International Managing Director Jiaheng Chan said the project team are thrilled with the finished concept and are excited to collaborate with all stakeholders on the next phases of Southbank by Beulah.

We believe this project will significantly support the wider transformation of the area by creating a green, active, connected urban environment that invites and encourages an enjoyable experience for both residents and visitors.

Southbank by Beulah begins its journey with a proposed 4,000sqm fresh food marketplace at street level. Through a series of stairs and stepped terraces, the unfolding pathway leads to the first of seven podiums to which offer an exciting experiential retail space where collaborations and experiences will offer a changing and seasonal expression of the intersection between art, technology, culture, fashion and design.

On the first level, a progressive and versatile conference and entertainment venue will amplify and expand to the cultural offering of the already dynamic Southbank Arts Precinct.

“We see this project as an extension of the famous Arts Precinct and we are already in discussions with prospective prominent local and international art collaborators to create an experience to complement the current arts offering,” said Jiaheng.

An elevated civic square is at the heart of the project with a childcare, cultural podium and wellness precinct connected together within a public realm to give Melbournians and visitors a space of creative play, reflection and recreation. A network of external and internal artwork commissions will deliver new engaged and activated spaces for residents, visitors and workers, enhancing the quality of Southbank.

Southbank by Beulah is dedicated to the city’s wellness with the square home to a central garden; a true urban oasis set to become Australia’s first sequence of green terraces trailing to the top of the building. It is at this point that the two twisting forms emerge with the shorter of the towers to encompass a new type of workplace, with flexible commercial offices comprising of both indoor and outdoor green terraces. 
The new generation five star urban resort with generous gardens will give guests the luxury of experience and integrate people with nature within the city environment. The tower then culminates with a world-class rooftop culinary experiences, with sweeping views above the Yarra River of the <a href="https://www.urban.com.au/developments/melbourne-vic">Melbourne</a> skyline. 
 

Australia’s love of the backyard lifestyle is not lost with double height pocket parks throughout the towers and a myriad of connected communal spaces to inspire social integration and environmental consciousness. The main tower is crowned by a publicly accessible ‘Future Sky Garden’ showcasing innovative landscape technologies and offering spaces of opportunities for creativity. 
With Beulah’s focus and dedication to the community, the submission outlines the use of greenery and plants which will be uniquely prominent on the Melbourne skyline, as a way to enhance the quality of life of its residents, using vegetation to mitigate winds, filter noise, dust and carbon dioxide.

As Melbourne continues to grow at an unprecedented rate, Beulah embarked on an extensive global study tour in late 2018 and early 2019 to explore some of the world’s most inspiring architecture and design to further understand how leading global cities have approached the regeneration of urban areas.

“Our project is a vote of confidence in Melbourne's economy, and it will transform Southbank. It's our vision to improve the urban environment on City Road and create an internationally significant landmark that will be a vibrant mini metropolis for people to live, work, shop, learn, play and stay,” said Jiaheng.
