Batemans Bay has retained its coastal charm as one of the hidden gems of the South Coast.

While the likes of Hyams Beach and Huskisson are generally the first towns that come to mind when talking about the South Coast given their proximity to the iconic white sand, Batemans Bay has quietly sat on the periphery. That's however set to change, with new investment slated for the area as well as its first high-end apartment development in one of the best spots.

Only five apartments remain for sale in the luxury block of just 16 well-know architect Nathan Judd from Judd Studio in Canberra.

KELA Director James Lawson said when it came to selecting a location for their next project, the team focussed on places where they themselves liked to travel.

"As a family, we've been holidaying on the South Coast for several years, and we know how special <a href="https://www.urban.com.au/developments/batemans-bay-nsw">Batemans Bay</a> is," Lawson says.

Lawson's view is that&nbsp;Batemans Bay is incredibly undervalued compared to some of the other locations dotted around the South Coast region.

"The likes of Kiama and Jervis Bay saw price growth as strong as anywhere in the country during the pandemic and that has outpriced a significant portion of the market.

"Batemans hasn't had that huge surge in price. It remains as one of the few places left on the South Coast, Eurobodalla Shire area with &nbsp;sheltered north-facing beaches and classic coastal amenities, but without the exorbitant prices many other towns now command.

"You can still get an apartment here with uninterrupted water views, only 100m from the bays edge, for less than the cost of an average inner-city apartment or in those beachside weekender pockets closer to Sydney."

KELA picked up one of the best sites in Batemans Bay when they secured two adjoining blocks at 50-52 Beach Road, giving them over 1,100 sqm across the road from the bay and the local marina.

They demolished the 1970s home on one of the sites and kicked off construction of Kalaini, which they're forecasting to complete in early 2025.

The location underpins the whole project.

"The immediate surrounds of Kailani suits any kind of buyer, from families and holidaymakers who can be on the water in moments to retirees and downsizers who have cafes, all essential amenities and a 27-hole golf course 200m away from their front door."

The golf club is one of the biggest drawcards in the whole of Batemans Bay. The championship Catalina Club Golf Course is accompanied by the Catalina Country Club, arguably one of the most popular spots in Batemans Bay and the wider Eurobodalla Shire.

Kailani residents will be a level walk to the Batemans Bay township where there are two shopping centres, Village Centre and Bridge Plaza. The marina across the road is a boaties paradise with all required amenities. It is also home to seafood restaurants Southern Catch and JJ's at The Marina

There are numerous beaches within five to 10 minutes of Kailani, from Corrigan’s Beach, Denham Beach, Surf Beach and Lilli Pilli Beach to name just a few. Batemans Bay is surrounded by a large number of attractions including the Mogo Wildlife Park, Eurobodalla Regional Botanical Garden, Bay Pavilions, Arts and Aquatic Centre, Mogo Mountain Bike Trails and the Batemans Bay Historical Museum.

Families considering Kailani will find it conveniently situated near Batemans Bay Public School, which is a six-minute drive away, and Batemans Bay High School, just a three-minute drive.

The remaining apartments at Kailani have three bedrooms, apart from the penthouse which has four. All have two secure undercover parking spaces and separate secure storage.

Each of the apartments offered feature a prime northerly aspect with spacious living areas that extend to large balconies, providing direct views of Batemans Bay, the foreshore, and the marina.

National apartment developer Sun Property Group is continuing its push into Melbourne with their second project in the city's most affluent postcode getting the green light.

Following on from their debut Melbourne apartment development in <a href="https://www.urban.com.au/new-apartments/toorak-vic">Toorak</a>,&nbsp;<a href="https://www.urban.com.au/new-apartments/the-brookville-5-brookville-road-toorak">The Brookville</a>, Sun Property Group (<a href="https://www.urban.com.au/developers/sun-property-group">SPG</a>), has secured approval for their next project, around 500 metres away on a double block at <a href="https://www.urban.com.au/new-apartments/226-228-williams-road-toorak-victoria-3142">226-228 Williams Road</a>.

They'll be building a three-level block of just 18 high-end apartments designed by Cera Stribley, a mix of&nbsp;10 two-bedroom apartments, four three-beds, and four penthouses.

The prime 1,114 sqm site is just 250 metres to Hawksburn Train Station and 400 metres from the 59 Tram. SPG will be retaining the Smooth Bark Apple Tree, which will stand in front of the building and be accompanied by new landscaping by <a href="https://www.urban.com.au/architects/jack-merlo">Jack Merlo</a>.

The apartments will sit above a two-level basement which will home 38 parking spaces for residents and visitors.

Cera Stribley said the site, near the&nbsp;intersection of Toorak, Prahran, and South Yarra, is ideally located in a vibrant and upscale neighbourhood in Melbourne.

"This intersection seamlessly blends the charm of Toorak’s leafy streets, Prahran’s urban lifestyle, and South Yarra’s cosmopolitan atmosphere," Cera Stribley said in their submissions to the local council.

They said the proposed development aims to bring together the strengths of these areas by providing a variety of residences that cater to the broad demographics that may be attracted to this location.

When speaking to CBRE's Ben Stewart nearly two years ago when the project hit 50 per cent sold, he said he was&nbsp;seeing buyer enquiry coming in from everywhere from the inner west and lower north shore, with locals from Vaucluse and Dover Heights also showing keen interest.

“It’s really evident how well the apartments match up to what downsizers are looking for, both in size and their finish," Stewart said.

There was even a sale to a soon-to-be downsizing owner-occupier from Point Piper's exclusive Wolseley Road, who were looking for something brand new.

"The apartments on offer&nbsp;a great size, anywhere from&nbsp;200 sqm to 250 sqm internal, while also still incorporating a few special features, such as some feature a swimming pool, or big gardens."

Piper and Fontaine are slated for completion later this year.

A Hong Kong-linked developer has been given the green light for a mixed-use development in one of&nbsp;Melbourne's Major Activity Centre-nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects&nbsp;<a href="https://www.urban.com.au/architects/fender-katsalidis-architects" target="">Fender Katsalidis</a>&nbsp;to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>&nbsp;eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid-rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher-density development.

There will be 368 apartments constructed within the towers, with 114 one-bedrooms, 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

Commercial and retail spaces will occupy the ground floor with seperate entrance lobbies for the residential and office components of the project.

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including&nbsp;<a href="https://www.urban.com.au/news/suburban-rail-loop-in-focus-box-hill" target="">Box Hill Train</a>&nbsp;Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. There's also several bus routes located along Whitehorse Road and Elgar Road, while tram services operate along the Whitehorse Road corridor directly in front of the site.&nbsp;

Box Hill Gardens is located within 500 metres of the site, while Kingsley Gardens is within 250 metres. Box Hill Public Hospital, Epworth Eastern Private Hospital and Elgar Medical Suites are also within close proximity, as is Box Hill Lawn Bowls, Box Hill TAFE, and the suburb's Town Hall and library.&nbsp;

Luxury eastern suburbs apartment developer Clutch Capital has secured approval for its latest residential development.&nbsp;

Clutch, who has a string of projects across&nbsp;<a href="https://www.urban.com.au/developments/bellevue-hill-nsw" target="">Bellevue Hill</a>,&nbsp;<a href="https://www.urban.com.au/developments/bondi-junction-nsw" target="">Bondi Junction</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/new-apartments/rose-bay-nsw" target="">Rose Bay</a>, will develop just seven apartments on a large 1,470 sqm block at 440 Edgecliff Road.

<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;has handled the architecture, aiming to blend the new&nbsp;six-storey building seamlessly with the surrounding context.

Four three-bedroom apartments and three penthouse-size apartments will be on offer, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.

A modulated facade will front Edgecliff Road,&nbsp;with a central void space at the lower ground floor and ground floor levels. Levels four to six will reduce the perceived external bulk and scale, with setbacks applied to the front, sides and rear of the building.

Tying in with the Edgecliff locale, an existing sandstone wall will be preserved on the site, with masonry cladding blade walls used as a unifying element to the upper and lower levels of the building.

Cross-flow ventilation has been maximised where possible, while overhang depths and recessed balconies will provide shade in the summer months and promote thermal heat gain during the winter months.&nbsp;

A close collaboration with renowned landscape architect Myles Baldwin has resulted in a synthesis of building design and its natural surroundings, with the landscape design drawing upon the unique ecological character of Edgecliff. 
 
A communal open space will also be featured in the project, complete with a pool, lounge and outdoor seating, in addition to landscaped areas that have been created to promote social interaction and create a sense of community within the building.&nbsp;

The site is also located within close proximity to several convenient facilities including public transport, supermarkets, educational and leisure facilities as well as schools and healthcare.&nbsp;

The penthouse atop the Greenland Centre, Sydney's tallest residential tower, has hit the market following its 2021 completion.

The King Penthouse is expected to fetch up to $30 million through Gavin Rubinstein.

The penthouse has 674 sqm of internal space across the top two floors of the tower at 115 Bathurst Street.

$30 million penthouse listed atop Greenland Centre on Hyde Park 

Top Spring Australia broke price records in April at their St Leonards South masterplan, The Newlands.

They amassed over $50 million in sales following the launch of their second stage of the <a href="https://www.urban.com.au/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">parkside project</a> which has been a hit with owner-occupiers due to its positioning as offering a 'wellness utopia.'

A one-bedroom apartment was sold in the latest release for $1.25 million, while a two-bedder exchanged for $1.93 million and a three-bedroom with city skyline views for $4.09 million.&nbsp;

As part of a legacy of sustainability and wellbeing, the <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>-designed masterplan includes onsite electric vehicles and e-bikes available to residents, with curated green spaces and parks prioritising a connection to nature.&nbsp;

With Stage 1 already 80 per cent sold, the second apartment release at The Newlands has been fast-tracked by more than six months to meet demand and will deliver 112 one, two and three-bedroom residences across the seven-storey Saige and ten-storey Gaia buildings.&nbsp;

Development Director John Chagaris said <a href="https://www.urban.com.au/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> was a very different offering to the apartment towers on the northern fringe of <a href="https://www.urban.com.au/developments/st-leonards-nsw">St Leonards</a>, instead embracing its expansive parkland frontage and &nbsp;5,700 sqm green spine.&nbsp;

“Buyers have been won over by the value and lifestyle, with protected city and harbour views across the lush canopy of parklands on three sides,” Chagaris said.&nbsp;

“The pre-release of our second stage achieved an extraordinary $50 million in sales in April alone.”&nbsp;

Director of Residential at Colliers, Daniel McMahon, said the latest sales numbers reflect the lack of housing supply not meeting the demand for new apartments on the North Shore.&nbsp;

“We’re seeing a significant number of enquiries seeking quality apartments close to transport and &nbsp;infrastructure.”&nbsp;

Prices at The Newlands start from $890,000 for a one-bedroom apartment, $1,495,000 for a two-bedroom, &nbsp;and $2.45 million for a three-bedroom apartment.

Apartments boast spacious layouts ranging from 50 sqm to 267 sqm and feature high ceilings and large outdoor balconies and terraces.

Natural stone finishes, sleek wall-hung vanities, and V-Zug Swiss-made appliances embody a luxurious yet understated aesthetic.
